Positive experience: The location is great but the elevators are so bad it can ruin your trip. We was on the 19th floor elevators dropped 3 floors ,my kids are terrified of elevators now. Only 1 would work then maybe 2. And if you say anything to them they are working on it. We will never book this again and the elevators and uncaring staff are why.

Positive experience: We stayed in unit 709 (Tower 2). Upon arrival, there was an overwhelming smell of cigarette smoke inside the unit. I contacted the front desk but did not get a response. The floors upon entry into the unit were sticky from the chemicals the house keepers used. My wife and I mopped the night we arrived and the mop pads we used turned BLACK after mopping only 2 rooms. The outlets in the master bathroom did not work, but there is a vanity just right outside the bathroom my wife used to get ready. The unit was perfect for our sleeping accommodations and had everything we needed but the cigarette smoke was awful. Of course after a day or two, we got use to it, but the smell lingered on our clothes and luggage after we left. The views were amazing - but all views in beachfront condos are! The pools were great and the overall customer service from the staff was welcoming. They allowed us to drop off our luggage a few hours before we checked in so that we could accommodate the family we picked up from the airport that morning. The only other complaint I would have is the parking...it's not as convenient as other condos we've stayed in. Over-all we would stay here again, but would book a different unit due to the smoke smell!
Hi Matt, We did get your text to us as well and here is the response we sent you; Good morning, I apologize we missed your text regarding the smell of smoke. Our system has been glitchy as it is an internet-based texting software not an actual phone line. The unit is non-smoking, however, following your stay the housekeeper reported the issue as well. After seeing your review and email we have alerted resort maintenance to find the source of the smell. They believe it's coming from the vent from another unit and are working to resolve the issue. I appreciate you bringing this to our attention so we are able to get answers! I have also notified our housekeeping staff of your issues regarding the floors. Negative experience: I do not like this place! I will admit the views from the balcony are absolutely beautiful and it isn’t the worst but I just don’t like it. When we got here, my cousin found a finger nail in the sheets One of the rooms is way to small especially when having to share with another person, we have had barely any room to move around! The couch (pulls out into a bed) is broken, the kitchen sink faucet, every time you turn it on water goes EVERYWHERE, the sheet in one room was kindve old and had little fuzz balls, and the shower pressure sucked. I’m sure there are way worse condos but this is just our experience with this one! The owner could take way better care of it

Negative experience: Know where your fire exit stairs are! Not giving our room or anyone who works here 1 star. The parking person was lovely and very helpful. I'm giving the TERRIBLE elevator system and parking 1 star. I waited a full hour total at 2 different elevators to get our luggage cart across the street. Truly, don’t stay here.

Fantastic experience: This is BY FAR the best place to stay. The Ocean views are simply AMAZING, the breakfast options in the small Cafe on the ground level are made to order and even though there is a limited selection it is so dang good!!!! The rooms are perfect with all the extra towels and so much space to just unwind!!! There are so many things to do INSDIE this resort like tennis, movie theater, gym, swimming pool, hot tub, they have events every single day to keep you entertained and give the kiddos something to do. You simply can't go wrong staying at this location.

Fantastic experience: We have stayed at the Majestic Beach Resort 3 times and will always consider it for return trips. I love that there are both indoor and outdoor pools, as well as a smaller pool for the kids. All the rooms we've stayed in have been well equipped with great views. It is walking distance to a few restaurants and a short drive to grocery stores. I like that there is a walkway so that we don't have to cross the street every time we go to our cars.

Negative experience: Place is so dirty we will have to go buy supplies and mop the heck out of it tomorrow. Turned my 2 year old daughters feet black. Can't put socks on her bc she'd crack her head slipping on this tile. Took an hour to get ahold of security to get a digital parking pass. Never provided through email and security said we weren't even in the system. Called the number the owner gave me 5 times and text 3 times to try to get it that way first. Still havnt heard from shoreline pcb. Elevators are so loud because walls are paper thin. Going to be rough getting sleep. Elevators being worked on ofcourse so that's just 1 less everyone can share. Would never stay here again. Would take a refund and dipout tomorrow if it were an option. Do yourself a favor and don't stay at this dump. Update: hair all in the bed along with sand. Who cleans this dump? Also if you need a gym be sure to read the fine print and disregard any amenities that state gym. It's exclusively for owners and says so on large signs of the gym windows. They should be made to take that off of their amenities on their websites. This also goes for parking. States free parking and pass will be found with wristbands but they failed to take out free parking off their amenities on most booking sites but there is a fine print stating you will need to pay 40$ per vehicle. Only thing this place has going for it is the 60 bucks they charge you for damage insurance. Covers up to 1000$ if something accidentally gets broke like those cheap tvs. The only toddler friendly thing about this place in my opinion. Update: just took pictures of the nasty bathroom. Hairs all over the tub and toilet urine on the toilet raised broken tile in the bathroom. Be sure to wear a Chem suit and deep clean it yourself if you do plan to stay here.

Fantastic experience: stayed here for my first florida vacation and it was top tier. i stayed through an airbnb , but the service was amazing, staff are constantly cleaning making sure it stays nice due to all the sand especially lol. rooms were gorgeous, great views! pretty soundproof walls from my experience. the pools were my favorite !!

Negative experience: 9/10/24 The parts of the hotel that are ran and managed by HOA (including restaurant) are flawless and super clean but once you get into your room that’s ran by the “official” on site rental is a different story, be prepared to bring your own cleaning supplies to clean your unit like many others have had to. And if spending your first day cleaning upsets you, don’t bother bringing it up to Teresa because instead of taking any accountability for the dozens of units they manage she rather tell you she doesn’t believe you. Hopefully Majestic chooses an official onsite rental company that actually cares about their guests and not just about their money. 9/7/24 Finally heard from Teresa the owner 3 days later and instead of apologizing or showing any empathy she tried to argue my 2 year old LOOKS OLDER than 2. While the rental agreement says children under 3 do not count towards the occupancy limit. Proceeds to tell me that the half drank alcohol bottles aren’t acceptable BUT that unit is NOT KID FRIENDLY. I checked my rental agreement and it said nothing about the units not being “kid friendly”. Proceeds to tell me she also doesn’t believe the pictures of our un-changed bed sheets were taken at check in. All while we called immediately upon check in but weren’t able to reach anyone until they came in the next morning. 9/4/24 Really hope I hear back from Schulstadt rentals soon for some kind of resolution because what was supposed to be a nice get away for us has been nothing short of a motel 6 experience and it certainly does not reflect Majestic Beach Resort standards. Up until you walk into the foyer all was good, once inside the foyer you’re greeted with massive dirt piles in the corners and a welcome mat that hadn’t been touched since placed there. We arrived after 7pm so we couldn’t reach anyone for new linen as it DEFINITELY was the same comforter and sheets from the previous guests as we found hair under the first couple set of sheets and a black ash like smudge that wiped right off with a baby wipe…. On top of not even being able to sleep in our own bed knowing it was the same sheets just used by someone else we are greeted to half drank bottles in our cabinets and some kind of nail/staple sticking about 1-2” out of the bottom of the couch. (See pics). Something that could easily hurt a little child and ruin a vacation. For the price these rooms cost, take this review into consideration when booking.

Negative experience: Would have 4 stars if the security wasn’t so strict and the elevators worked. I have a torn ACL at the moment and had to use the stairs a couple of times due to the hour long elevator waits. On my last day I happened to forget to wear my wristband in the pool area and was told I have to go up and get it. I tried to reason with the security guard and tell her about my injury and she wouldn’t listen and kept saying I need my wristband. She has seen my family and I here all week but that didn’t matter. Also, she told my daughter there were no floaties allowed in the pool but it did not state that in the pool rules. I tried to let tell the security guard that but she kept saying I need a wristband so yeah I don’t recommend this type of environment while trying to relax on vacation.

Negative experience: I have stayed here for over a decade and I am done. We stopped coming for awhile because they have beach nazis. They set out beach rental chairs and take most of the beach near the water leaving everyone else fighting over space. Pay this kind of money and you have pay more for premium beach seats. Next year I may pay more but I will not have to fight with the organization for beach seating. Farewell Majestic. Well I have to say the answer back makes me even more upset... "it's a rental company and we have no control over" Who makes the profit from those rentals. who allows them on the property? Using the "not my fault" says a lot... negative

Fantastic experience: Great location. Beach was well maintained. Resort has many pools, we never had a problem getting a pool lounger and the pool was never too crowded. The indoor pools looked nice as well. Resort was clean and we had zero issues with security or wearing our armbands. Only odd issue we found was that you cannot order the specialty drinks listed on the H20 bars menus unless you bought the resort’s overpriced reusable cup. Kind of strange, since we were staying at the resort. There are several places to eat, drink, and shop within walking distance (less than a mile). Rooms were very quiet, did not hear doors opening and slamming all day and night. Elevators could be slow at times but you could always use the stairs if you don’t have the patience. No problem getting a good spot at the beach and the chair rentals were worth not having to carry out a load of stuff to the beach. The market store had a great selection of drinks and snacks as well as things you might have forgotten. Everything seemed fairly priced for a resort. Would stay here again for sure.

Not all units are part of the official on-site rental program and standards are not the same. Should you decide to give Majestic another chance, book directly at 850-563-1000 for quality assurance and on-site support for issues.
Fantastic experience: This is our 4th year staying here. We always book directly through Majestic Beach Resort by Schulstad and I have never had an issue. For the last 3 years we have rented the same condo and it is ALWAYS clean and well kept. I consider the condo we rent our home away from home. As long as we come to PCB Majestic will always be our go to!

Positive experience: The room was terrible. We had a 3 bedroom, but in one of the rooms there was a washer & dryer sitting in the middle of the room, so there was no CLOSET or room to store clothes. There was a bunk bed, but with you couldn't see the TV due to the room being cramped with the washer & dryer and TV mounted on wall. The only way to watch tv was if everyone gets in the top bunk TOGETHER. Parking is terrible. We had accommodations for 8, but they only gave us 2 spaces in the garage (where they STILL charge you) so everyone else had to find parking elsewhere not in the garage. Please note, EVERYONE DON'T RIDE TOGETHER The room was Tower 1 - 1003 Hopefully, the next time someone rents this unit, the owner has made updates, specify there's a washer/dryer in the middle of the floor w/o anywhere to store your clothes or not call it a 3 BEDROOM. On our last night there, while at the pool, my friend was RACIALLY PROFILED. The security guard walked by EVERYONE to ask my friend "Where's your wristband?" Clearly everyone else the security passed DID NOT have a wristband on, but luckily my friends wristband was in her lap because she was brushing off the sand from where we had just left the beach. On a positive note! The view was nice and they had plenty of staff to assist.

Negative experience: In our 20 years of coming to Panama City Beach this is by far the worst place we have ever stayed. I have never been harassed so much by security in my life and we have stayed at about every resort condo down there. From the second day, we got there they started hassling us about where we parked, about 20 minutes after we parked there we were told to remove our vehicle or it would be towed . After that, I noticed people were parking in the same spot as us and remained there for the rest of the week. Their vehicles remained in those spots, so I’m guessing they were never told that they would be towed like we would. For $4000 I could’ve stayed anywhere, but I chose this place to spend my money because I thought we would have a good time. Instead, we were harassed the entire time by security. The water heater went out on the unit that we were staying in and security would not even let us use a cart to bring it up . We did not want to replace it but being Fourth of July weekend but no one would come out. Security was the worst I have ever experienced in my life. They would not even allow me to park for 20 minutes in the unloading zone while trying to help the owner fix their unit, again we paid $4000 to stay there for a week. Do yourself a favor and stay somewhere else. We are not party animals we do not drink. It was me and my wife and our two daughters. If you wanna be hassled this is the place for you. I will show pictures of the vehicles that were allowed to remain parked illegal all week. Even after saying something to security these vehicles remained in the same spot and they were not owners. They were guest, just like us. Again if you wanna be harassed beyond imagination this is the place to stay. As other people have stated, it was almost like the people working there were miserable, and they went out of their way to make sure that your vacation was too!!!

Negative experience: Been coming to PCB for 14 yrs. First time at this condo. Will never return may have ruined PCB for me forever. Staff very rude elevators take forever and beach has little access for you unless you rent chairs. Your right on top of people. Staying in 2204 holes in wall, fridge very loud cabinets falling apart,balcony filthy,bed broke,mold in bathroom,toilet runs continuously, parking horrible was told had to remove rack on car that carries my disabled wife's scooter, trash in halls,had to wait several times because employees were more important than guess when it came to elevators, have to use bed balcony access living room access was extremely hard to open and the overalls experience at majestic was very unsettling. Like I said will NEVER RETURN HERE

Negative experience: I have a lot of things to say about this place, and hardly any of them are positive! First and foremost, the security is absolutely horrible and lacking any sort of kindness or compassion! When we arrived the lady was so rude, we were exhausted and tired we just drove 18 hours and paid thousands of dollars to be here, she couldn't have been any worse just down right acted like we were stupid or something!! My mother is handicap and it was almost like they were making our stay harder because she was handicap and had to have a wheel chair, which we had to load and unload at the front, it was such a problem and they embarrassed us on purpose it seemed! Literally, their vibes are so bad! Second, clearly, you can tell they have no customer service skills what so ever! They made our vacation stressful because of their unnecessary hostility! Third, I WILL NEVER COME BACK! 4th, the condo was outdated, but the view was absolutely beautiful, so it made up for it!

Negative experience: I recently had the misfortune of staying at the Majestic Resort, and I must say, it was an utterly disappointing experience. The primary issue was the appalling behavior of the security guards. They were not just unhelpful; they were downright rude and condescending. From the moment we arrived, the security staff seemed to have no interest in providing even a basic level of customer service. They treated us with an unnecessary level of hostility and disrespect. It was as if they had forgotten they were supposed to be in the hospitality industry. Any questions or requests we had were met with curt, dismissive responses. Their attitude was a far cry from the friendly, welcoming environment one expects at a resort. It was clear they had no training in customer service and absolutely no desire to assist guests. I have stayed at numerous resorts, and never have I encountered such consistently rude and unprofessional behavior from security personnel. It's a shame because the rest of the staff at the Majestic Resort was pleasant and helpful. However, the rude security guards overshadowed the positive aspects of our stay. If you're considering staying at the Majestic Resort, be prepared to deal with some of the rudest security guards imaginable. Their complete lack of customer service and common courtesy is enough to ruin what should be a relaxing and enjoyable experience.

Negative experience: The security here is crazy intense! My mother is handicapped and they made it impossible just to drop her off at the door they forced us to take her from the parking garage on the 3rd floor to the lobby on the ground floor across the walkway. At least 500 yards of walking and again she's handicapped all because they didn't allow us to drop her off at the door! Two days later they pressed the hell out of me for trying to pick her up from the ground floor cause she couldn't walk the 500 yards! We literally got in a argument in the front of the lobby cause there was NO pickups at the door. WHY HAVE A FRONT DOOR!?!? It would have taken 30 seconds to drop her off and pick her up! These security guards literally act like they own this place and they are incredibly intense literally you'd be shocked! There's tons of other places to stay beware of this one!! Negative experience: Security here is so lazy that they keep the pools closed for hours at a time.
We are sorry the pools were closed for extended periods of time, however, in inclement weather, Florida law dictates the conditions that require closure. While disappointing, the safety of our guests is most important.
Negative experience: I've been here for half a day so far as of writing this review, and my first opinions are not strong. The biggest complaint that I have is becoming trapped in one of their elevators that refused to let us exit. It would climb three floors before plummeting down to the second floor nearly killing us. The emergency button didn't work, and there was no emergency stop button either. I briefly called 911 before it finally let us out, and we talked to the front desk and security about our issue. The staff was entirely useless, telling us that they had multiple complaints that day about the elevator, but had done absolutely nothing to disable it or block it off. The staff here is next to useless, they are entirely non-existent or seem to not have a care in the world. There were stains on my bed sheets, and sand all over the floor when I checked into my room. I've seen multiple other residents as well all terrified of using the elevators here as they damn well should be, this entire hotel seems like a deathtrap.

Positive experience: The staff were rude, and their rooms were very unkept as in it wasn’t really stocked. There were things that were broken. There was the curtains that had holes in it, and the pools would open and close even when there was no storms it would be cloudy they would close it and they wouldn’t open it unless someone had to ask them and once they were asked, they gave attitude, especially when we didn’t know this place. We were brand new and we wanted to come back, but once we got greeted with an attitude by one of the staff we decided that we weren’t coming here again because we asked a simple question if they had ice or not, we didn’t want to go out and go to Walmart and they told us that there is a difference between a motel/hotel, then a condo which we are staying at and asked for directions the staff wouldn’t give a clear response. They would just point their fingers around the corner and they weren’t really talkative. The security guard had a lot of attitude once asked why the pools were closed , when it was nearly sunny with a couple of clouds besides the negativity, the good perks were the balcony. It was a good size. It had a great view when I stayed on the 12th floor the activities that were presented in front of our condo were very expensive for parasailing last year. We were told that it was $75 per person for parasailing this year 2024. It is currently at $100 per person. I don’t know about you but I would not pay for that just to go up for about 8 to 10 minutes at the end of our trip from what we gathered from this place was that the staff were rude. They didn’t care and they never took their job seriously once we needed them they weren’t there and they were not at their desk. They were somewhere else, and the rooms were OK. They could’ve been better and they could’ve been worse, but the curtains had holes in them and we didn’t have any rugs so there were sand collecting up on the floors.

Negative experience: Lobby is nice, after that, it's all downhill, Staff is mostly rude and not helpful. Friends i traveled with were robbed and the staff would help until the rain stopped. Some of the most laziest staff i have ever seen. Pool has tiles missing, food mediocre at best and limited after hours entertainment or places to go. For a place that makes their money on tourism, the staff look resentful and miserable. Would not go back if you paid me. If this is 5 star, the standards down there must be very low.

Fantastic experience: Stayed at this property on 3 occasions, but in different condos. Always had great experiences. My only concern this time was getting the tv's to work consistently, not sure if its the service, or what the problem is exactly. But for me and my family, it was a challenge. We stayed in Tower 2-1806. Besides that, everything was perfect, We will definitely come back!!! We also had a minor problem with the garbage disposal,I called maintenence and the problem was resolved quickly.

Fantastic experience: The Majestic Beach Resort has been great. This was our first time staying here and we loved it. We found our room on Vrbo and check in was a breeze. The unloading and loading area was perfect. The luggage carts are very nice also. Security was very present and helpful through our stay and my family always felt comfortable. Location was perfect for all we wanted and the beach access was great. Not sure about all the room because they are all individually owned but I highly recommend the Majestic for a family vacation spot.

Negative experience: Firstly, as most say, the elevators are a huge issue. If you are questioning, it's not going to change. Be prepared to wait and to possibly be in a fully packed elevator. No AC. The room, 1808, was underwhelming. We went and bought a full length mirror because the only one was a small and high up mirror in the bathroom. We are gym goers and were unable to access the gym because the man, William, whom we purchased from, failed to provide us a pass. The main outdoor pool was questionable. Very very foggy and didn't didn't look taken care of at all. As far as contacting the desk or security, impossible. We couldn't get answers for basic questions like pool closure or, most importantly, a security issue. Very late, around 11pm last night, i began to hear loud banging at the condo beside ours. Both condos are behind a secured door, a main door and a second front door to your condo. you need 2 pass codes, you'd think we'd feel safe, instead we felt trapped. I thought the banging was the doors at first, but after the 3rd bang and several more, I ran to our door and heard a lady yelling while banging. We were scared and couldn't contact the front, security, or the owner. We've reached out to the owner about this and about our last day at the resort, he never reached back out to us. So today we went about our business. We went on the beach and enjoyed the chairs we reserved for the entire day.. went to enjoy the pool because the waves are very rough today.. a security personnel asks about our wrist bands. We explain, and they leave to check.. maybe 2 minutes later a second one, head of security I believe, approaches to also talk bands. Not once, but twice. We had to rinse off, gather our things, ride an elevator, walk across the bridge, and change out of our wet bathingsuits before getting in the car.. this same security guard came to ask my husband what we were doing while i was in the bathroom changing. Overkill. Yall kick people off that spend good money and then don't even allow them to change before leaving? Security wasnt available when we were hearing actual violence but they are more than happy to harass you off the grounds. Excellent work. My husband and I are regulars at the beach, staying in several different places, even in the winter. We have always left our room and enjoyed our stay the entire day at whatever resort or hotel we're at. Here, they tell you to check out at 10AM and leave your wrist bands in the room - meaning you can no longer use any of the resorts amenities. I'm furious. I had to work all day Saturday, taking up a job to help out because my bosses daughter got into a car accident, meaning we didn't arrive until 7:30pm Saturday. I was OK with this, because we both took off today and expected to be able to enjoy all the amenities besides the room for the rest of our day before our trip home. If we had known about this tactic to get more money, we would've just taken the armbands and paid the $50 fee so we didn't have to leave. This place is NOT worth the money. I can't believe how much people spend for this. I highly recommend the Hyatt, it's been our favorite place by far to stay at. Lastly, on a very personal note.. this was supposed to be my last big summer trip before I'm having disk replacement surgery in my neck. I'm 32, this is my first surgery being put to sleep.. I'm scared and in lots of pain. I'm really upset that I didn't get to enjoy it or relax to my fullest, I really needed it. I'd stay yall need to do better, but with the money this resort somehow makes, I don't see them making any changes to benefit people's happiness.
Positive experience: Everything was nice but the parking which you had to walk lots and the parking lady we had was very hateful. Definitely need more elevators and please with A/C or some kind of ventilation that was the worst. 93 degrees and nothing in the elevators was extremely hot and kind of scary lol. Had to spend lot of time waiting for for elevators use.

Positive experience: We had a great time This place has almost everything you need on site from a bar and restaurant to a small convenience store it also has several different pools so not everyone is crowded into one or two. My only complaints are that they need more elevators and the walk from the parking garage is pretty far away but hey you're only a few steps from the beach

Positive experience: Stayed in condo 1106. It is a very long trip from the 3rd floor garage to tower 1. Then you take an elevator to the 11th floor. Then, of course you return cart to the 3rd floor and back down the long hall to the garage to get your license back. Oh, and the AC was out in the corridor, what seemed like a quarter mile. It was 100 degrees outside so the corridor to the garage was about 115. The owner of 1106 obviously has no pride in their in envestment. It looks like all of the furnishings cam straight from Goodwill. It has a red print sofa that makes a racket when you sit on it with a pink flower above it on the wall. A blue chair with a black vinyl audimon. The master bed makes a worse racket when you sit, lay, roll over or anything on it. Take a wet towel and wipe on the floors and you get a black nasty towel. We were very displeased with the whole experience. The elevators are ridiculous. Bring your lunch because you'll have a long wait and there is no kind of air in the elevators and they are sweat boxes. They could install a fan in the ceiling that runs off of the light circuit. I saw as many as 15 or more packed on them. The traffic is a parking lot 90% of the time in Panama City Beach. It's Orange Beach from now on. Oh well. Live and learn.

Negative experience: Expect really long wait times at the elevator, if it’s working! We stayed here several years ago. When we checked in there was only one working elevator. The next day none of the elevator’s were working. The rest of our stay (2-3 days) we had to use the steps. We were on the 20th floor with a very small baby. Don’t stay here. Location & room were just ok.

Positive experience: We loved our stay in Tower 1. Beautiful views it's a great location. The only reason for not having 5 stars is parking. Parking was a hassle for us and getting our tag registered. Also having to park on the 4th and 5th floor was an added wait on elevators. Also it's a very long walk from the parking garage to your room. So be prepared. Check in and out time is very very busy so expect long wait time for elevators. Also they are very very strict with the arm band policy. Make sure you always have yours on or they will make you go get it.

Negative experience: My room through my Airbnb was nice. However, I'm just not a fan of this place. It's 22 stories that don't have enough elevators, so you're waiting....a lot! Also, I like a pool with a great ocean view, and this did not have that. It has like 9 pools, none with a good view. They are all in weird spots. I don't know, not my preference. It was clean. Other than that, it was just ok for me.

Negative experience: The pools in this condo are not good. They are small compared to others and the beach is overcrowded due to too many condos stacked on top of each other in this area. The parking garage takes forever to enter and park because there are many spots that are reserved for owners and not guests. The security staff here is rude and needs training on customer service. I will never step foot in Panama City Beach again. This area feels “dirty” and there are cars and trucks going up and down the street revving engines all throughout the night. It feels like the Bourbon street of Florida

We will speak to the security staff, unfortunately they are here to keep everyone safe and enforce rules, so they are not always the most liked staff members, but they are doing their job. Sorry to hear that you did not like PCB. The 30a/inlet Beach area and Destin may be a better choice for you. :)

Negative experience: Got a text prior to arrival that if condo is ready before 4 we would be notified. We got to condo at 2. My bf checked condo at 3, noone in there and door was locked. Checked at 330, and 345 and 350..nothing. Finally door unlocked at 4. If they were done with room prior to 3 why wasn't door unlocked? Parking garage seems soooo far from tower 1.(we know becuse we had family in tower 2). You have to show your ID to check out a cart to haul ur luggage/groceries to your condo..(which is smart because people don't return luggage carts) but it's such a hassle if you're in tower 1 or you go to the store by yourself with groceries you cannot carry in. And you can't leave your car unattended on the 3rd level while you borrow a cart. Just alot of unnecessary back and forth. IF we stayed here again I'd book in tower 2 on the lowest floor. I much prefer to park in a parking lot not a parking garage. We honestly probably would not stay here again. Very close to walmart and other places and checkout was easy, but the long walks to the car and ocean was very tiring. Not good if uou have young kids/elderly/health issues. And driving around and around in parking garage to find a spot or leave was no fun. And why are the parking spots so little?? Ridiculous! Our condo 2305 had very uncomfortable furniture and the exteriors doors need extra locks. Didn't feel like the doors locked good.
Hi Andolicious, Sorry to hear about your stay, we wish it was better for you. There are several companies that rent here at Majestic so I cannot speak on their polices however the door codes are typically programmed to start working at 4 pm (check in time) unless you notify the company you are here, and they can adjust the time for you. The parking garage is across the street, and you do have to walk to the units, this helps with keeping the front of the buildings clear. If you decide to give Majestic another chance, give us a call at 850-563-1000 and we are happy to assist.
Negative experience: If there was a “zero star” option, I would have chosen it. 1.The elevators take forever. I was stuck for 10 minutes in one and when I called for help no one answered!! 2. TERRIBLE CUSTOMER SERVICE!! You can’t reach anyone if you need anything, except security!! 3. HORRIBLE COMMUNICATION…no one knows what anyone related to the resort is doing or who should be doing what or who can answer questions, and any everything in between, regarding communication with customers as well as staff/owners!! 4. Logistics/layout is not convenient!! You have to walk a mile anywhere you go…beach, pool, parking garage, tower to tower, etc… 5. Emotional support animals were not accepted or honored, which was not communicated (refer to #3) 6. The loading/unloading policy is inconvenient and makes zero sense. You have to leave your driver’s license just to even use a cart. 7. My 15 year old son was accused of throwing a water bottle from our balcony, on the 17th floor, which was an insult. He was not even on the balcony at said time of occurrence and my 78 year old mother was there (the whole time) and she most certainly did not nor would she allow it to be done!! The only proof that it came from our balcony is a picture of a water bottle and the fact that a security guard looked at the building and counted up to where he thought our balcony to be!! We were evicted because of this and given 30 minutes to vacate the property, which is completely unrealistic expectations!!! I could not even reach anyone to discuss the issue (refer to #3) Really???!!! NEVER AGAIN WILL I PUT MYSELF OR MY FAMILY IN SITUATIONS/CONDITIONS SUCH AS THIS WITHOUT CHECKING EACH OF THESE POINTS BEFOREHAND!!!!!

Fantastic experience: This resort is amazing. There are 4 pools, 3 hot tubs, a little bar for drinks and bar food and a great view of the water. Jessica, the bartender, was so lovely. The onsite staff was friendly and helpful. Security staff are always walking the grounds to make sure only guests of the Majestic are using the resort's facilities. The location is great. You can walk to many places within 10 minutes. I will definitely be back.

Fantastic experience: We stayed at Majestic Beach Resort a few weeks ago for our Spring Break in condo 2001. We had four bedrooms, three bathrooms, two balconies, a kitchen, and living room area. It was at a perfect location to the beach, including their own pools and gym. Very hopeful to visit and stay again next year!

Fantastic experience: We stayed here the past week- spring break (week after Easter). We were on the 20th floor- 2 bed/2 bath. Everything was perfect. We had two adults and two children- but there was a pull out couch one of my boys used as well. Kitchen was fully equipped. Huge bathtub with jets, multiple towels- although we used the washer and dryer at least once as well. Loved going home with all clean clothes. There is a parking garage across the street you pay for in advance and an air conditioned breezeway to walk across. 2 indoor pools we used a lot (3 days we were there were double red flags) 2 outdoor pools, three hot tubs and a pool for toddlers, short walk to the beach. Jet skis and other fun things right out front. Location is great ten minutes or less from Pineapple Willys, Harpoon Harry’s, Hooters and Sharkey’s were a few of our favorites. 5 minutes from Walmart and of course all the sea shops around. We did have a leak at around 4am one night- apparently a ton of water came in from our neighbor condo. I text the number at 4am and they asked a few questions and maintenance was there in about 20 minutes. All of my communication was through text for check in, out and any concerns making things super easy- room lock code is just emailed to you- no front desk or anything like that. We really enjoyed our stay and will be back.

Fantastic experience: There are no staff around. The place feels like it's run by robots. There is no personal touch at all. You park in the garage where they want everyone to drop off everything on the 3rd floor for 20 minutes only but they don't tell you how you do that. Prepare to do a lot of walking. You walk to one elevator and then do a lot more walking around the hotel to another elevator to go to your room. One night there was an announcement that everyone needed to evacuate because of an emergency but nobody mentioned why or why happened. There was nothing relaxing about being on vacation at this place! The elevator close to our room was super noisy and it was extremely hard to go to sleep! They charge people $20 for each rubber band that they want you to wear all of the time if you misplaced or lose one..and we all know that they cost about .50 to make..what a joke. They have too many rules at this place inside of the room. You have to make sure that you put every plate, bowl, skillet and silverware is all put back exactly where they have a picture and number. Like I said, this is not like a vacation, it's more frustrating than relaxing.
Negative experience: Absolutely the worst place we have ever stayed at, I wouldn’t recommend this place to my worst enemy, the staff was rude, the parking was terrible, the elevators were terrible, the process to get a cart for luggage was absolutely ridiculous. Absolutely too strict about everything. Made me feel like I was in 2nd grade the way they treated us. Never again.

Fantastic experience: The majestic itself is amazing! We snowbird there for 2 months every winter, this was our 3rd year. We love it there. So they get a 5 star rating! I gotta be honest though, not trying to hurt anyone's chance to rent this out but the condo was awful! We booked through Emerald Coast By Owner. Emerald Coast manages a number of condos on behalf of the owners. Problem is, the owner of this condo didn't want to communicate or take care of any issues! Emerald Coast wasn't that great at communicating either! Hot water heater needed to be replaced, per maintenance guy that came. It squeals all day and night! Were told they'd replace it in a few days. That was early January. We checked out Feb 29th, not a single call from anyone and no call back when I called to check up on it. Pots and pans were so gross we bought some so we could cook. (The coating was chipped off and getting into the food, literally toxic). Can opener was so rusted, it too, was leaving little bits of rusty flakes in the can. Mold in the master shower, kitchen drawers were peeling, some cupboard doors were hung crooked so didn't close. Oven was caked with burnt chunks and residue from oven cleaner where someone attempted to clean by spraying then quickly wiping (I had to buy cleaning supplies and scrub it before I could use it cuz the condo would fill with smoke from the burnt chunks and residue) lol. Smoke alarm will go off when you use the stove/oven (even still after I cleaned it), toaster (never let it do a full cycle cuz it'll burn even on level 1), blow out a candle in the kitchen area. Seriously, you gotta have the patio door open and the front door propped open so the crosswind keeps the alarm from going off anytime you're afraid it's gonna go off. The master mattress has 2 permanent indents from people (tells me it's time for a new mattress) very uncomfortable, sheets were not clean, cleaners swept dirt and fingernail clippings under the furniture. If you're staying for a couple nights, no big deal but this is not the condo to rent for that much money for 2 months! We booked through an owner of a different condo, directly, for next year. My advice, don't rent 705 in tower 2. There are other, much nicer, updated condos you can get by searching majestic owners on Facebook, book direct, save money and have a carefree vacation!

As the official and on-site rental agency for Majestic Beach Towers, Schulstadt Rentals has zero tolerance for slum lords. We want all guests to screen who they rent from as most assume all rentals are associated with the resort. They are NOT. Only the highest standard of units are accepted to the official Majestic Beach rental program. If it doesn’t say Schulstadt, you don’t know what you are getting. No other company, not Vrbo nor Airbnb can assist you while staying at Majestic. Only Schulstadt is on-site. Every day, 365 days a year. We are here for our guests.
Positive experience: We didn't stay here, so I can't rate the rooms or service. We attended a live show in the theatre at the Majestic. Parking and access are easily managed. First, it's not really a theatre; it's a conference hall. However, the set-up for a concert was done well with lighting and sound and chairs for all. I'm glad we weren't too far back so we could easily see the performers. Why 4 stars? The quality of the performance was outstanding! We listened to the 615 Collective. The 615 Collective surprised and delighted us. The Majestic organized a great show.

Negative experience: DO NOT STAY HERE!!!!! Especially if the unit is managed by realjoy. The security here is a joke. They selectively enforce the rules, and have very poor customer service skills. Even though they have a noise ordinance that states “noisy work” isn’t to be done before 10 am. They allowed the elevator repair guys to be there doing scheduled maintenance (which involved an impact wrench) and all sorts of other banging at 6:15 am three days in a row for 2 weeks straight. When I called security they did nothing. I went and spoke to the HOA, they did nothing. But when I came in late one night after work in a loaner car from the dealership where I had to take mine for service, security gave me all kinds of grief and refused me access to the parking deck, because the loaner car wasn’t the one that I had paid for and registered to park there. So, elevator guy gets to break whatever rules he wants while me, your customer, the guy who pays the bills gets treated like crap. Yeah, that’s a great business model. So, totally bow down to the guy you pay, but ignore and inconvenience the guy who pays you. The only reason we stayed here is because we’re looking to buy, so we’re staying at several different complexes along the beach a couple of months at a time to see who runs their property well. You guys fail miserably! We would never live here. And will be advising anyone who will listen not to spend their money at majestic.

Unfortunately, we did have to have the elevators worked on in order to ensure the continued safety of the guests and staff however vendor work hours are 8am-5pm so if they started at 6:15am security should have addressed this. All cars coming and going in the garage do have to be registered as well, again for the safety and security of all guests. We are the onsite rental company here at Majestic, Schulstadt Rentals, and we always walk our guests through the parking garage process or assist with any issues (such as the loaner car that you had) and take care of complaints right away. Fantastic experience: Amazing place to stay! Has covered parking with elevators and a walkover so you can stay dry if it rains! They have pools everywhere for kids too, hot tubs, indoor pool if it rains, beach chairs to rent, a great restaurant with food and drinks out by the pool, you can parasail or jet ski right in front of the resort, everyone is very helpful and polite!! Free fitness gym too!! Best of all…. I feel very safe with my children here. Lots of security and you can’t be on property without a wristband so I felt very safe!! Highly recommend this resort.

Fantastic experience: Amazing resort! On the clock security team and right on the beach. Prices vary depending on who you rent with, ie Airbnb or resort itself. Of course, quality of service and unit also depends on which host you stay with but regardless, the resort is very well ran compared to others. Proximity to restaurants and stores and away from the main visitor traffic is a huge plus for me.

Fantastic experience: Of all of the properties in PCB, I prefer this one. It is very clean and well maintained. There is more of a hotel vibe here because they have a lot of visible security and staff on the premises whereas a lot of other places have no staff on site. They have 24/7 security on site as well. The amenities are great as well.

Positive experience: Rooms depend on which one you stay in. We've had some issues with each room we've stayed in over the years, but we really like it here so we always come back. Lots of sand in all rooms weve stayed in, we think sand is blowing in from the AC vents as we'd wake up with sand everywhere after cleaning. No slider doors have locked in any room we've stayed in, so i wouldn't recommend bringing kids for that reason. Definitely a nice place with multiple pools but can be very crowded during season at times. I always feel safe here, security is always walking around and they are very nice. Right on the beach with beautiful views. The bar is nice to have but bartender girl was rude every time so we stopped going and just made our own drinks in our cups. Food at pool bar is basic and overpriced but convenient. We do overall like staying here but there's room for improvement.

Positive experience: Location, location, location!!! Are there nicer rooms? Sure but no one has the view like this place!! I just wish they would lower the resort fees which is more expensive than other places that are also right on the beach like Wyndham. But we do love the place and would come back.

Positive experience: Loading/unloading is easy. You pull right up the skywalk on the 3rd floor of the parking garage. Carts are right with security it is easy (but can be congested a peck times). There is walking to get to the garage. The three elevators are fast (just remember there are 23 floors). There is a hidden fee to get a key for the gym. The biggest issue is the beach is public and no priority is given to beach service, so you will pay big to have someone's tent block your view.

Negative experience: We stayed at Majestic Beach Resort Tower 1, unit 1203. Upon arrival our condo door was wide open with no door knob. ( we arrived around 4:30 PM), the locksmith that was fixing the door knob had no clue anyone was checking in that day. There were tools everywhere and we have two small children that would have easily got hurt on them. The locksmith was great by the way. He got us a door code vs Vacasa ( who we booked through). Master bedroom had wet sheets but room service was great to come and change them very quickly. The living room tv didn’t work, we contacted vacasa SEVERAL times and was told each time they was putting a ticket in, that went on for four days with no fix. And the biggest issue was the air. We were told the owners had the thermostat locked and set on 72 ( which is way to hot at that time for the beach). We was told to shut the doors and close all windows for it to cool off. We left for 4 hours and done just that and come back to the room with temp of 80. We had two small children that were miserable, not including the adults that were. We had to leave several hours early because it was so hot the last night there ( our 2 year old woke up pouring sweat and vomiting due to heat). The only person that was helpful from vacasa was JoAnn. She was amazing.

Negative experience: We had a terrible experience here. We got no accommodations for our son with disabilities. The electricity went off for a few hours & we had to have the fire department take my son down 20 flights of stairs because the generator didn’t kick on. We had no a/c for at least 4 days. We called the office daily & it didn’t get fixed until the last night. We got no discount & they were honestly very rude about it. Stay there at your own risk.

Fantastic experience: Stay with the best. Fast and plentiful elevators. Immaculately kept property. Covered parking. Security is always alert. Negative experience: Literally view is gorgeous but the security guards are so up tight very flirty and walk around very obviously looking down tops as women are sun bathing. Stayed in tower one were the elevators are down our water was shut off and the indoor pool is closed and the outside pool was shut down early bc of a gas leak. The bar does NOT stay open as long as it shows most night they were closed by 8. Security literally is so weird and creepy one night my father went to just feel the outside hot tub we didn't know the time and he literally just put a toe in and as we were walking to go in a security guard comes out asking who was in the hot tub and informed us they are VERY strict on their opening and closing times. Also their was mold in the washer we were told to just do a load without clothes to hopefully clean it. Also we're denied a discount for all the inconveniences. This place is a joke but good if you like being watching all day and if you love a lot of inconveniences.

Negative experience: No one there to help, dishwasher didn't work, elevators didn't work and even closed on my son's hand for several minutes, got charged almost $300 because they said room had trash and dirty even after I had pictures to prove it was left clean. The only reason I done that because my mind was blown on how much they wanted you to do before you left after you paid a fortune to stay. Our tub had hair in it , the microwave was nasty and there is absolutely no one around except security and everyone is clueless there and can't answer any questions.

Fantastic experience: Great location, seamless check-in and out, very clean and wonderful view. Nice kitchen that was well stocked. Small problem with ice maker and elevator can be a bit cramped and slow. Not even worth complaining about. We loved and enjoyed our stay and hope to come back to the Majestic.

Negative experience: The property, beautiful with an ocean view. Parking was private. The room, first off we were lied to about it. The bed wasn't even the bed featured for the room 1909. We had a BROKEN bed. Uncomfortable mattress that we had to be careful even moving on. mold in the bathroom tub. The floors were disgusting sticky and I had to mop myself by hand. Was not impressed for paying 1200 for 4 nights to be kicked by 9am. Three towels and 2 washcloths and couldn't get anymore then that. We enjoyed NOT being in our room. The person who owns this, truly needs to do improvements and maybe get a new bed. Take care of your property and stop scamming people on money with false advertising.

Negative experience: Beautiful beach and views . Condo was very nice . Not much walking distance . Loading an unloading is ridiculous. Also If are looking to be harassed by security daily this is the place for you . The Fun Police stand and watch guard anything you do little as having a child’s Pail next to the pool . I would look elsewhere if you would like ti enjoy your vacation

Negative experience: These resort used to be nice, clean and enjoyable. This is our third time coming to this resort. Each time we have came here it’s gotten worst. We will no long come here are recommend anyone else to waste their money! Upon arrival here they hassled us for a parking pass that they did not even supply to us until later that night about 11:00 PM and check in was at 4pm. While on the property you are supposed to wear a wrist band. Well they didn’t even leave enough for the whole family and wouldn’t give us, loan us, or even let us pay for two more! The condo is not as nice as the pictures were and also we have mold on the ceiling and the washer machine also. The washing machine has the condo smelling really bad!! All this resort has done is hassled us the whole time we have been here about being two bracelets short. While talking to security about this incident I made a point about what if 100 or even a thousand families came here and had this experience. This place will start getting bad reviews and do nothing but hurt their business. They proceeded to tell me multiple times that this resort does not care about 100-1,000 families a year. It wouldn’t hurt them at all! No more will we ever come here to this resort and I hope y’all go somewhere else to enjoy your vacation.

Negative experience: I stayed in room 301 in the first tower from July 17th-25th. As far as the room, there was one problem after another. Maintenance had to come up to the room TWICE!! FOR TWO SEPARATE INCIDENCES. The roof started leaking the same day we arrived there. They brought in 5 fans to resolve the issue. A few days later we come in from a Day at the beach,just to find one of our bathrooms COMPLETELY FLOODED. The hotels answer for this issue?? They sent up 10 hotel towels...... ridiculous

Negative experience: This resort let 6 people sleep here but only allowed us to park one car. If you wanted to park you would have to pay $50 extra. We had to be checked out by 10 am (at other resorts the normal time to check out is 11am) if your 30 minutes late to checking out they charge you 50. The elevator had some trouble. It broke while we were in it and made us a bit nervous to use the elevator again. They also only served us with one roll of toilet paper in each bathroom. There’s a store downstairs where you could get more but their singular rolls. I would recommend to never come here, I know for sure I’m not coming back

Unfortunately, the parking does cost $50.00 per car, and that is a HOA fee and not one we can waive. ☹️ There are several different mgmt. companies here at Majestic so the policy’s from unit to unit may vary however most companies only provide a “starter pack” to the guests in regards to things like toilet paper, paper towels, soap and so forth. Thankfully, the market in the lobby of Tower 1 does stock those items so they can be purchased on site with little inconvenience. Negative experience: We live in here 3 nights $2700 for July 4th. 6 Adults 2 kids. They don’t have shampoo or body wash lotion and even don’t have hair dryer, and no toilet paper can refill after you used one the room smells so bad and the bathroom light kept flashing at second day. NO recommend!!

Typically rental companies are not set up the same as hotels and will leave the guests just a starter kit of toilet paper, paper towels, soap, sponge and so forth and then the guest purchases anything additional that is required. Positive experience: We’ve been coming to majestic for over ten years now for annual family trip, and each year they change a little bit and not for better. The rooms are great however you book a room for 10 people and only allow one parking space. Security complains if we linger too long when loading and unloading car at hotel entrance. And we can’t go up to third floor to unload there either since we only have one parking pass. Your checkout went from 11 am to 9am like really trying to do the most. Might have to start looking at another place to stay

Positive experience: Cannot enjoy the patio with my family because of the smell of smoke constantly. Hate to pay for beach front when the smoke is constant. My 4 year old is asking "why it smells like a skunk." Security said there is nothing they can do even though it is against their policy.
Hey Dakota, Thank you for your review. Unfortunately, security's hands are often tied when it comes to smoking on the balconies as it can be very hard to prove. You are allowed to smoke on the north facing balconies, but you are not allowed to smoke on the south facing balconies but of course, people do. Sorry to hear that this interfered with your stay. Positive experience: Very nice place to stay for a beach vacation. Our unit had a great balcony and a lovely view. Our unit would not have suffered from a little updating for the price, the master shower can only be turned on from inside the shower (very odd) and they should have built in twice as many elevators but I would not hesitate to own here nor to rent here again. Good selection of beach services on property or right next door, breakfast served at the little store and lunch and dinner at the Bar and Grill plus several bars and restaurants just across the street. Very close to Thomas Drive and walking distance from most of my favorite PCB restaurants like Firefly and Bayou on the Beach. Pretty standard beach tower rules such as no golf carts, no scooters or rental motorcycles and no pets. Most staff very friendly. Breakfast made with no microwave and very delicious, albeit quite pricey. Lunch and bar drinks acceptable but very expensive. Most staff very friendly.

Negative experience: The room was great. But no one me where to park or not to park. Went to my vehicle to find it missing. Security was very unfriendly and not helpful. Gave me a phone number that had been disconnected. Went and paid $220 to get my vehicle and welhe I got back to the parking deck, spoke with a different security guard and he had told me that it has been a problem. He said the other security guards were not telling visitors where to park. I will not be back. Trying to have a great vacation with my family and that happened.
Negative experience: The floors had sand when we got there. The parking garage attendant acted messed up on something. Our door wouldn't lock at first, he said"its OK, I won't let anyone but guests enter tonight" I said "congratulations for doing what u get paid to do.. that doesn't help the fact our room will be open for anyone to walk in" he couldn't understand why it was a concern. The room wasn't very clean. No broom. They said they sent out someone to do floors..but i couldnt tell. They replaced the pieces of paper(trash) receipt paper that was on floor.. tgere was still some evidence of not being cleaned. Food particles, etc. Plus, the pics of wall and fridge was AFTER i had cleaned it off! It was way worse.

Our guests have a direct concierge phone line and we are on-site to assist. However, we can only assist guests who book directly through Majestic by Schulstadt.
Negative experience: I learned a valuable lesson about booking condos to stay in: 1: check what local events are happening during your stay (we were here during a motorcycle week, and they were running up and down the street 24 hours a day); and 2: do a map search of the property to see what's in the area - in this case, the property is right across the street from a bar that played loud music until 4 a.m. every day. I also didn't read the details well enough about this particular listing. The FACILITY has a fantastic gym. The CONDO we rented did not "include" access to the gym. That was an additional fee we learned about after we arrived. We also arrived in the early afternoon but were not allowed access until 4 p.m. So, we waited in the lobby for 3 hours. You can't do anything with all your luggage, and there is nowhere to check it. After we got into the condo, we learned there were LIMITED supplies. One roll of toilet paper per bathroom meant we had to go out to Walmart right away and get "everything" that we were accustomed to having included in previous condos we've stayed in. The people we communicated with via text were great. They went out and bought us a kettle, which was appreciated. And we were RIGHT on the beach. (Just walk out the back door of the building and onto the sand.). However, be aware that you must pay to use the chairs and umbrellas - or bring your own. This was not the same level of "service" and "comfort" we expected or received from other VRBOs.
