Splash Beach Resort & Water Slide Park Condo Rentals

Positive experience: We enjoyed our stay at splash in a private own condo. The resort is nice. I just wish they had more than one hot tub. There are always alot of kids in the one hot tub, so sometimes there is no room.

Fantastic experience: We rented a condo and it was an experience unmatched for both a child under five and below 10. We fled from hurricane Milton and nearly forgot our troubles!

Positive experience: We love this resort, but we did notice a few things. It looked like the cleaning person used a dirty sponge when cleaning. We found hair in the kitchen cabinets, on some of the outlets, and a few other places. In the pool and Waterpark area, employees were not enforcing the rules. There were quite a few people down there with no wristbands on from the resort, and this was during the day when the resort office was open, so no excuse. There were a bunch of small kids in the hot tub with no parents there as required per the sign, and one family was playing music through a speaker. The resort employee walked through a few times and completely ignored the violations. We went into the coffee shop which also has pizzas and hot dogs for lunch. It seemed as if the employee there really didn't want to work. He tried to get us to go somewhere else to get something to eat. The king size bed in the unit we rented was really hard. I know these units are individually owned, so hopefully the owners will consider replacing the mattresses with more comfortable ones in the future. Despite how this review may sound, we do enjoy it here. We love the location, we like the resort, and we will return in the future.

Positive experience: Very nice, kid friendly, convenient to a lot of places. Very disappointed with NOT being told we had to pay $35 for parking per car. ($70 for 2) and this was added to the $1800 amount we paid for the entire weekend. Ridiculous! Definitely, Not sure if we will return to stay here again! Totally unexpected and not explained well!

Fantastic experience: We had 5 people, 4 adults and 1 child. We all had a blast. My husband and I are in our 50's, we had dinner at a restaurant in the Hyatt hotel, which was fancy, but we decided that if we came to Panama Beach again that we would rather stay here even if it is just us. There are so many things to do at this resort. With all the pools, beach and places to eat you really don't have to leave.

Positive experience: The elevators are terrible!! The worst ever out of all the condos we’ve stayed at in PCB. Some of the adults are terrible role models. 2 totally different women in thongs doing extremely sexy photoshoots around a bunch of kids I found very strange at a kid resort. Beach was always left with a bunch of trash. Definitely not an upscale condo resort but the kids enjoyed it. The water park and pool were extremely cold. We asked the security about it and he stated it was heated. Guess it wasn’t working. Two pools closed due to glass bottles dropped inside pool. Not too far from Pier Park on a gulf cart it was easy.

Fantastic experience: The rooms were clean and the amenities are awesome! The lazy river was a frequent favorite. The breathtaking views of the ocean from your room are second to none. My family and I had a wonderful experience here and would definitely go again!

Positive experience: I would've given this place a 5 because we really enjoyed it. Location was great. Plenty of places to eat if you didn't wanna cook. The only minuses for me was that the carpet in the main bedroom needs a deep cleaning, and the shower door in the second bathroom didn't close properly at the bottom and once closed, it was really hard to open. Basically, the door would stick. Other than that, we had a great stay

Negative experience: Well. Over priced. Elevators are ridiculously slow. These are individually owned condos but. Rent a house instead. 1st and last.

Negative experience: This place was old and and needs to be fixed up but the main issue was that the coffee shop that was suppose to be open at 7am every morning was never open until well after 7:40am, myself and many others would make several trips down to try and figure out when they would decide to show up and open. Another issue was that the pools were suppose to be open at 8 am and the employee was still spraying them down and “cleaning” after 9am with the splash pad off because they can’t seem to get employees to do their designated jobs at the correct time? This place definitely needs some new management and updating. I would not recommend this place to anyone.

Negative experience: Clean hotel just has a chair and umbrella rental company on the beach so you have to set your stuff up behind theirs and they set up the whole length of the hotel even if no one is renting

Fantastic experience: The best place we've stayed! The location was perfect, views were beautiful and the pools were fantastic. Such an awesome place to make memories with our kids. Can't wait to come back!

Positive experience: Great Condo, Clean Space, and Great Beach. The distance is a little farther away from all the stuff on the strip, but it was nice to be away from the crowds on the beach.

Fantastic experience: This is our first time here at Splash. Love our condo! It is spacious and a beautiful view! The pools are heated. The beach is great and we walk it every day! The prices are reasonable for what you get. We were disappointed that the outdoor bar is not open until March. We will be back next year.

Positive experience: Love everything about it ,rooms location, only thing I didn't like pools where not enclosed fir winter, cool nights with wind were really cold.

Positive experience: Great place for kids and adults of all ages! Away from the crazies and noise but still close to Pier Park for all shopping needs. Elevators are a nightmare around check ends and checkouts and "rush hour". Doesn't make sense why they try to cram us all in at once, at 4pm, for almost every check in

Fantastic experience: We went there 1st week of November. Not very busy but perfect weather. Everything we needed was available. Hot tub was nice. Splash pad water was cold but go in and out of hot tub made up for it. Beach was pretty neat and clean! Overall great experience.

Fantastic experience: We would stay here again. The only gripes I have are the signs they had up the entire time advertising a coffee shop, lunch, and breakfast. To my knowledge, they do not exist. The bar isn't good. Condo was very nice and exceeded our expectations. They are privately owned, so I think any experience could vary. Very close to the beach, like 8 steps! Pool area seemed clean.

Positive experience: Because the air and tvs were out of service we waited 4 hors b4 able to get into another rental..booo..we were already aooooooo tired from travel.miscomunication with maintenence and reaort ..we should have NEVER been put in a room wirth know issies!

Fantastic experience: 2nd stay here. It's still a great place. We barely left the resort. My grandbaby had plenty to entertain her, and with poolside drinks, we did too. The condo 301E-B was clean and up to date!

Fantastic experience: Fantastic place, we had a great family vacation, the only problem we had was with the fact that there is only 2 elevators for the entire building so we did alot of waiting, but there's not really a fix for that since the building is built, however some fans in the elevator would be great.

Positive experience: Overall the stay was very nice and great for the kids as far as the pools and water slides. The elevators did take FOREVER (Which we did expect due to other the other reviews) However, The rooms were not the best…when we went to bed the first night, 2 of the 3 beds had so much sand in the beds even though the beds looked freshly made & There was only one set of extra sheets. There was a good bit of small problems like broken fan, broken blinds, etc. There also was very little room to move in the living room bc owner had two large swivel chairs that was not needed plus 10+ throw pillows. Take a sound machine of some sort because you’ll be able to hear everything your neighbors do if they’re loud like ours were. Editing to add - Room # was 1802W

Negative experience: Our room was filthy when we checked in on July 21st 2023. We notified Vacasa, and they sent a ticket to the local property manager. The local property manager stated that he had an "expert" check/sign off that our room was cleaned, and refused to compensate us for having to spend our first evening of our vacation cleaning our own room. There was a fee for "cleaning" in our original booking dues for approx $200 that, at minimum, should have been refunded. After he denied our claims, we sent time stamped pictures of the filth that was left for us to find. This filth included, but was not limited to... Cheerios in the kitchen floor, chips on the living room floor, trash laying openly in the master bedroom floor, diety kitchen sink, dirty counter top, diret fridge inside/out, broken dishwasher, guest tub that did not drain sand in our bed (even though linens were supposedly changed), dirty glass doors, dirty tables, dirty stove inside/out, furniture scatter about the room in disarray. We were present in the condo from 7/21/23 until 8/2/23, which was ample time for something do be done. We were continually put off and the local property manager responded to no tickets that were put through and refused to compensate us for ruining our first night of a very expensive vacation, which we spent cleaning what we had already paid for someone else to have cleaned. I am a business owner and would never in a million years allow a dissatisfied customer to go completely unheard or cared about like this. We stayed here last year and had a much different experience, probably because there were no problems to report. Renter be warned!!! If you have issues at this resort, neither the local property manager, nor Vacasa will help you. I'm adding the photos I sent to Vacas and that they shared with the Local Property Manager who has an "expert"! What a joke.

Fantastic experience: Splash Beach Resort is a wonderful place for a family vacation. The facilities are well maintained. The pool is covered to keep you out of the hot sun, but close enough to the beach to go take in some rays when ready. Restaurants on-site are great for a quick snack when hanging out with the children. The only complaint would be having to wait around for the elevator.

Positive experience: It's a "resort" but lacks many things that make a resort. Not enough staff, only 2 elevators for the two towers, seriously?! At times, we waited up to 20 minutes (we were on the 21st floor) it's way overpriced. It needs a lot of updates throughout. The only reason I give it three stars and not one is because of the little splash area, lazy river, and pool area. It's a great way to have fun with the kids. And the beach access is great, I just wished it had a ramp. (Everyone struggles with their wagons down the steps) Overall, we had a good time but will not be coming back to this "resort "

Negative experience: Room was not clean. Coffee maker full of mold. Lady by the desk on her cellphone ignored my wif when sh tried asking a question. Elevators do not work the greatest.

Positive experience: The resort itself is nice, however the individuals you rent from are not all friendly and the resort staff cannot help you with your stay besides giving you a parking pass. The facility is clean and staff friendly.

Fantastic experience: We had fun...... only issues we had was being locked out of our room for 3 hours key pad broke they had to get a locksmith to get us back in our room It's hard finding staff after 10pm to assist with issues

Fantastic experience: Very satisfied with my choice of this rental. Did it through Panhandle Gateways, found pretty affordable price on their website, and the property is actually nice. Pools and beach access, covered parking and front desk helped with questions. The only problem I can think of is the elevators. 2 is not enough for 21 floors. On our checkout day we waited around 20mins for an elevator that could fit cart with out baggage. The rest of our stay we used stairs since we stayed on 4th floor. We rented out apt. E406, and we liked everything, only downside is not enough mirrors and very little effort to actually style the place. But whatever view was great. I do recommend staying here:)

Fantastic experience: I actually went to Alvin’s island connected to the resort but google thinks I went to the resort. It looks nice and clean. The Alvin’s island connected to it is the best one in PCB!

Negative experience: Stay was uneventful until day of checkout. Check out was at 10 am, however there was a 30+ minute wait for an elevator. We received a knock from housekeeping at 8am and they stayed outside our door. Husband left at 930 to get a cart and at 10 they told us to leave the room and we had to stand outside for another half hour with all our things. 7th floor. Please stagger checkout times to avoid this. Very unprofessional. I had a toddler with me.

Fantastic experience: We had an wonderful time- great apt - excellent view of gulf and beach. Many water activities for all ages. The staff were very freindly and very helpful Highly recommend splash!!!

Positive experience: I loved my condo and Splash is a great place to stay. Lots of swimming and play areas for the kiddos. The only problem I had was the security and staff that were supposedly attending the pool areas were unfriendly and one of the ladies was downright rude!

Positive experience: Place needs an adult jacuzzi to relax away from all the toddlers. It was over crowded with the kids as the weather was chillier than usual. The Cafe, poolside restaurant and the fitness center closed waaaay too early especially for it being spring break. Other than that the kids enjoyed themselves and our condo was amazing... beautiful views.

Fantastic experience: We really enjoyed our stay here. The room was great and clean. The pools were great. Very short walk to the beach. The only negative I can think of the wait time for the elevator during busy times.

Positive experience: We love staying at splash! We always stay in the penthouse for an amazing view, and peaceful stay. The covered pool and splash pad are a nice touch so that families can still have a nice stay despite less than desirable weather. The rental chairs are fairly priced. The gym is clean and convenient. The coffee shop on site was delicious. We will continue to stay here when we can, and our family loves this location. My only complaint, the elevators have no AC and that makes for a miserable ride up to the top!

Negative experience: The room was 5 star, but over all hotel is a disaster. The dirtiest beach EVER: sand wasn't clean for ages, cigarettes butts everywhere, glass of all and every, multiple people cut their legs, everyone is smoking weed everywhere. No personnel working all via codes, no housekeeping, no one changes towels, dirty dirty swimming pool, just nasty, drunkards on the beach until 3 AM - no hotel employees to complain or take situation under control. They went to "people less hotel" no reception worker, no anyone...like no one. We went to Splash for years...well this is our last time there. Plus you have to pay for the chairs on the beach....like whaaat? I payed a fortune e for the hotel. 45$ per day. Maaaan....just so disappointed...water in KIDS pool us freezing...no one is swimming there...just horrible....Do not go there!

Positive experience: We stayed in room 706E and it was fantastic. The resort itself needs work. There was mold on the splash pad. They need to hire people to pick up trash on the beach like other resorts do. The beach had almost as many cigarette butts as it had seashells. All kinds of plastic all over. It's gross that they have no problem claiming the beach and only letting people set up their sun shades in certain areas but they can't keep it clean.

Positive experience: The place was fine except my door code changed 3.times causing me to be locked out of my room.plus I had to pay 25-00 for a property wrist band and I didn't even drive.I road with some one else.

Negative experience: We went to splash to celebrate my step daughter's birthday for the weekend. This place was absolutely filthy, overcrowded and not well maintained. The pool area all of the drains were clogged so you were in 2 to 3 inches of standing dirty water, the hot tub was filthy, tons of foam/ oil, thousands of insects floating on top, garbage everywhere. People have the option of paying to use the pool facilities even if not staying at the resort making the lazy river not so lazy, you literally couldn't move. Also, for those visiting in the fall/winter months the pools are not heated, the shaded pool was freezing when we went 2 weeks ago. We ended up foregoing the pool areas and headed to the beach instead. The price for a night here is about the same to stay in the JW Marriott in Orlando and let me say that Splash has some work to do. On top of the pool areas being dirty, when we went to bed the first night there was literally a pile of sand in our bed, we hadn't gone to the beach yet, for a $300 cleaning fee from airbnb you'd think there would be fresh sheets on the bed. If you plan on going to Splash during the summer months I'd suggest getting a place elsewhere, if you want a water park to visit shipwreck is worth it and not too expensive.

Negative experience: If the condo you rent here is managed by Vacasa, good luck. We've had some severe issues and minor issues and the Vacasa employees on site said they aren't responsible. You can call the number associated with your reservation. But that didn't do any good either. Five nights, 8 occupants, horrible. We will not be renting from vacasa. Again.

Positive experience: The resort could use some better maintenance. The kids enjoyed the pool and splash pad. Also, there are too many resort chairs on the beach. If you bring a tent, you are forced to jostle with other visitors during the early hours of each morning to get a spot on the sand. It can only fit 2 or 3 tents in front of the water. Elevators are predictably harrowing.

Fantastic experience: It was a beautiful and awesome place, good size parking garage, Alvin's island store connected to parking garage to buy all your beach & pool needs. My only dislike was the weight time for the elevators and the coffee/donut shop and bar&grill closed to early when I was there and ran out of donuts super quick, like jus make more if they go out quick, but overall great place.

Fantastic experience: Perfect place for families. Beautiful view directly on the beach. Alvin's Island on site. The coffee shop was great. I booked through an Airbnb and my unit was clean and beautiful. My only complaint is the elevator. It takes forever. There are 23 levels, so I expected some delay. But waiting 18 minutes is pretty aggravating. Other than that we loved it. We will definitely book this location again!

Fantastic experience: This is a great place for kids! The ways smell and look very clean. The condo was very nice and clean! Highly recommend!

Positive experience: Our condo was fantastic other than some crumbs on the top of the sofa bed. Pool seemed really cloudy but I guess that’s expected with the resort being right on the beach and people going from the ocean to the pool. Public bathrooms by the pool were nasty and service at the poolside bar seemed slow. I would expect them to have more than 1 or 2 people working during peak season. The resort it’s self could use some TLC as far as public areas. The walls had ripped wallpaper by the elevators probably due to a luggage rack hitting the wall (no biggie) but the elevators were SLOW! They got stuck once during our stay and I waited over 20 minutes for one when we were checking out. Other than the small stuff it’s a great resort for families with kids.

Negative experience: I have never in my life experienced such a ridiculous elevator situation than I have at this place!!! And believe me when I tell you, I have visited a lot of hotels, resorts, etc!! During check in on Saturday, we waited in line for an elevator for forty seven minutes!!! Yes, I said forty seven minutes... No exaggeration. And an average wait time for an elevator is around four to six minutes... That's if it's after ten pm. There has got to be a better way to do this. A resort this big needs more than four main elevators!! We had a good time but we all agree, and we had the same conversation with everyone we ran across here, (it was actually the talk of the resort with everyone we encountered here)we would never stay at this place again until the elevator situation is dealt with. So take your chances booking a room here, you'll see what I mean when it's too late.

Fantastic experience: Overall very family friendly. I do wish some of the other pools and water park was heated because it was too cold to enjoy even for my little three-year-old. It was very hard to get the wagon and all of the beach gear down to the beach because there's not a ramp and only steps. I'm not sure how that's acceptable.....I'm sure there's handicapped people that would need to be able to access the beach. They could use a little bit of an update maybe some air fresheners. Overall it was a nice experience just a few things I wish were different

Negative experience: Great place and great for kids. Poor planning on the way to get around the complex. Not enough elevators. Be ready to have long walks from parking to your rooms. To bad they didn't plan better. Would not stay there from May 25 till the end of September. Come in off season! Waste alot of beach time walking through tunnel to rooms

Fantastic experience: My daughter loves the small water park type place they have down by one of the two pools and small lazy river. Plus it has the perfect beach view off the balconies

Positive experience: Nice family resort that backs up to the beach. Has 3 pools, with a play areas for kids. Near Alvin's Island & Winn Dixie in case you forget some items. Also near Pier Park where you have a choice of restaurants, movie theater & Dave & Busters.

Positive experience: Family oriented. Very kid friendly. Problem with elevator in West tower got stuck in there a couple times. Alot of time waiting on elevators too. Room was awesome view was amazing. Staff and security were great.

Fantastic experience: Overall had a great time. Our condo (501) was very nice and had a nice view of the beach. Each room had its own balcony, though the main balcony had the optimal view. The pools were very nice and well kept. The kids liked the Splash park but loved the pools. The poolside bar & grill staff was very friendly and the drinks were well-made. We went during the off season, things were not too packed but would hate to see how crowded the pools would be during peak season. We'll be back.

Positive experience: This resort was okay. Definitely more geared towards families and if you have kids they are going to love the water slide and bucket dump that's in the pool area. The coffee bar is excellent! I can't rave enough about them. I wasn't able to catch her name, but the lady with the Jamaican accent is an absolute doll! She helped my boyfriend figure out exactly what coffee he would like as he's not much of a coffee drinker. My main complaint was that the condo wasn't as clean as I would have wanted. There was still sand throughout the condo and I had to wear shoes inside. There were dirty sheets left on the pull out couch! I'm definitely glad I brought one from home to use because when I asked the front desk for a new one I was assured it would be delivered to our room and never was! Ended up sleeping on my own sheet for the week because of this. Front desk staff definitely needs some work and training. Very unhelpful.

Positive experience: Nice view although I must have misunderstood what package I bought. Most of the pictures showed the 2 bedroom direct facing ocean view..it's still front facing, but from the side angle..guess now I know. Still decent nevertheless.

Fantastic experience: We had a great time for our family spring break vacation. Our condo was beautiful and clean. Accessing the pools, lazy river, small water play area and beach for very easy. We read a lot of reviews on parking and the elevators. Parking is across the street and you walk across but it was not bad. Finding a parking spot in the evening was most difficult but manageable. We weren't sure how the check in would go but it was smooth and service was friendly. We stopped and got new wrist bracelets daily and they didn't mind. The elevator broke one time but that was due to human error and people leaving the luggage carts in the elevator. I would highly suggest paying for the early check in. We did and got there around 2 and had no problem unloading and unpacking to check in. However, between 4-6pm, the elevators were swamped and people waited awhile. The kids water area was really cold but they had 3 pools, kids water area, a lazy river and splash pad, all this overlooked the beach and the ocean. Our view from our room was spectacular. We truly enjoyed it and our daughter loved it.

Fantastic experience: Enjoyed staying at Splash Beach Resort, conveniently located right on the beach. Close to many activities, didn't have to go far to find something to do. The condo was clean, we had everything we needed including washer and dryer, plus an amazing view of the beach and ocean. We were a family of 10, so at the end of the day the hot tub and pool made for a perfect days ending. I would recommend for anyone.

Positive experience: Condo itself was great! The fact that only one of two elevators were functional was a pretty big issue! There were many instances of a "full elevator" which caused extra long waits. We were on 17th floor so stairs would've been a bit excessive. This issue was in the East tower. Overall we had a great stay. The week we stayed was between Christmas and New Years.. Which in the Pan Handle of Florida is often questionable as far as it being warm is concerned. We had middle to high 70s during the day and 68 at night. We would consider staying at this resort again in the future.

Positive experience: It's good for a winter retreat to the beach. But wouldn't come in summer, long walk to unload car, and getting into parking area is easy, too easy, anyone can drive into parking deck, no gates. And the game room is no longer available. My 9 year old was devastated

Fantastic experience: GREAT place to go!! Wonderful pools and little splash pads for the kids, wonderful and fully furnished rooms! Everything is just great here. Sweet and respectful people! This is my second year coming here and I never have and issues and I've stayed 1 week both times. Great experience. I HIGHLY recommend coming and having a stay!

Fantastic experience: It was a very nice and comfortable stay. Teenagers little disappointed that the arcade was closed.

Fantastic experience: 5 stars because most of the staff here are amazing. This past visit was the most disappointing yet, based solely on how high they jacked up the prices based on fall break. I was here barely two weeks prior, got the same type room, even had a much nicer view last time and paid almost triple what I normally would have spent any other time of year. But, given my short notice trip and having 3 other people with me, the price wasn't much of an option as nearly everywhere around similar in comparison, while prices were a tad cheaper, they were already booked. Don't expect return discounts, they give you what discounts they're allowed to give, but nothing more. I highly recommend this place, but not when they jack up the prices...

Positive experience: First time here. I can not imagine how it would be at peak season with the number of people here on Fallbreak. We were told that we couldn't reserve our chairs that were included in our condo reservation for the week because it was too busy, so you had to go down at 8:30am stand in line for 30 mins until they open at 9am to request a set of chairs. We never were able to get into the hot tub because it was always full of children. I am talking kids under 10 without supervision. The elevators can be tricky, make sure you are on a lower floor! Our condo was great, the beach was awesome, but Splash itself was just okay.

Fantastic experience: This was a wonderful place for anyone with children. Doesn't matter whether it is rain or shine, they have a pool and water park inside. Totally lived it although it rained the entire time. We didn't even notice or care because it was for the kids and it worked out wonderful. Thank you, we had a great time.

Positive experience: The elevators were very slow, up to 30 minute wait times. The new Security guy they hired was very rude!! The pool was great!! My kids had a blast, Other than those 2 issues, I recommend

Fantastic experience: It was very clean and nice place to stay. The kids enjoyed the splash park. Staff was friendly. Would definitely stay again.

Fantastic experience: Very reasonably priced for all the amenities. Very family friendly, security circulating often. Ample fitness area and arcade on campus and close to most shops in town. Very clean and all the workers greeted us with a smile im sure we'll return
