Negative experience: This was our first time booking with Top Villas, we were a bit hesitant but gave it a try as the photos of the house looked amazing. It was all so deceiving. We stayed at a house in Kissimmee Florida. The first thing we noticed was the house was left dirty. The kitchen had dirty dishes, utensils and pots and pans. We had to re wash all of it. Pee on the toilet. Honestly it was hard to feel comfortable in the house, we went and bought disposable paper products and tried our best not to use the house items. We even found food wrappers from the previous stay and crumbs on the furniture. The game room which look like so much fun in the photos was not working. Air hockey was broken, the game console was broken. The only thing that worked was a small fuse ball table. Our biggest issue was that we paid for the pool to be heated. This isn’t a service that comes with the house, you have to add it and pay extra. When we got there the pool was COLD. The hot tub was also. Our stay was in December so it was cold out, the kids couldn’t enjoy swimming because it was so cold. It took us 3 days to finally get someone to fix it, and it’s because we took the initiative to ask a serviceman from the neighbors to look at it. Turns out the house next to us also had an issue. We got to enjoy the pool for just one day. Despite our emails and complaints we were ignored and not offered a refund. I am not sure how Top Villas finds it ethical to charge their customers for a service they did not receive. Every year we take a large family trip and rent a house, this was the first time we chose Top Villas and it’s our last. Horrible customer service and we have never stayed in a house with these issues before. Highly recommend you find somewhere else to reserve your property.

Negative experience: We stayed at the Windsor at Westside 1207. There were many issues with the property. The house was DIRTY. The kitchen pots and pans had food from the previous stay, the theater had crumbs all over the chairs and wrappers from the previous guests. Our biggest complaint was we paid for the pool to be heated. When we arrived the pool and hot tub were cold. We called multiple times and spoke to someone who said they would send someone out that day. Well that never happened, we called and emailed for 3 days. Finally we got it fixed, got one day to enjoy the pool before we left. Despite paying for it, they did not offer a refund. Our stay was during winter, so we really couldn't enjoy the pool without the heater. This company does not care about its guests or maintaining its properties. If you book this house, know you will get the bare minimum. One towel per person in the room for your entire stay. We have stayed at many house rentals over the years and have never experienced a stay as bad as this. I highly recommend you do not book with Top Villas.

Negative experience: WINDSOR AT WESTSIDE 1207 We are very disappointed in our stay. Here are the issues we have had: 1) The dishes were dirty, pots and pans were dirty with left over food, utensils were dirty with food, pans that were washed were left wet in the cupboards 2) The pool was cold. We called and emailed many times. The only reason we were able to have a repairman come was because we saw him at the neighbors. This was after 3 days of trying to contact them. We were ignored every single time we called and spoke to an agent. We paid extra to hav the pool heated, and only got ONE day where the kids got to swim in warm water. The hot tub was also freezing, only got to enjoy it for one day as well. We asked for a refund, no response. 4) The theater seats had crumbs from the previous guests on the seat, we didnt even use it because of this. 5) The small bathroom downstairs had dried pee on the seat the day we arrived. 6) The walls upstairs had sticky gummy candy spread on it. 7) The game room is misleading. The game consoles are not there, the kids couldn't play. The air hockey does not work. All they could play was fuse ball. We have asked for a refund as we paid for heating, they have not bothered to reply. They keep sending me automated customer service emails. I cant upload many photos, but here are a few to show how the kitchen items looked. There were many more. We have rented many homes over the years, this was the first time using this company. I recommend you do not use them and book with someone else.

Negative experience: We are having family fly in from all over the country. We booked our house 1.5 years ago, and 2 weeks before, top villas cancelled with no explanation. So we got a replacement home through the company. Just found out that they cancelled AGAIN. Absolutely ridiculous. Now we are scrambling! Zero customer support. TAKE YOUR BUSINESS ELSEWHERE. Cancelling twice for a group of 17 flying in from all over the country?! We’ve had this trip planned forever! Unacceptable

Positive experience: Top Villas Storey Lake Resort 978, Storey Lake Resort We plan a family vacation every year for our family. I have stayed in houses in the area before, but never rented from Top Villas. The booking process was great and the communication before arrival was fine. The issues stated as soon as we arrived. The door code didn’t work, but was resolved pretty quickly. I was a little surprised comparing the pictures to the actual property. All of the pictures of the game areas are actually taken from one room. One of the main reasons I booked this property was for the theater room (which is actually a loft area). The remotes provided did not work for the TV. I called to report the problem, someone came to fix it during the day while we were at a park. When we returned, the issue had not been resolved-the remotes still did not work. I called again to ask if they could help resolve the problem, but that didn’t happen. We have a movie night planned, but was unable to make that happen. If you intend to rent this property, please note you will receive 1 towel, hand towel and washcloth per person for your entire stay. Be sure to bring extra paper towels, toilet tissue and garbage bags. Lesson learned on my part-I will ask more questions and read more reviews before booking in the future.

Fantastic experience: I booked a home with Magical Vacation homes last year and I went right back to them to book another home for this winter. Dealing with Marcos made the experience ever easier than last year. I had a few questions and had answers in minutes. I cannot recommend anyone better for this area in Florida. Thanks for all your help and can't wait to see this home, the one last year was more than we could have asked for.

Negative experience: TRAVELERS BEWARE!! We booked a birthday trip and was told that there is a FULL REFUND POLICY WITHIN 30 DAYS! We decided to choose a celebration that required less work/stress THE NEXT DAY. Called to cancel and was told the best they could do was travel credits! Less than 24 hours. Then when we tried to get the travel credits we can no longer get ahold of the company. Shady company!!

Negative experience: 2450 lana: This is our 3rd year booking with a top villa resort. 1st year they'v been unresponsive to our needs. We arrived for check in at 4 pm ( check in at 4 pm) and property was not ready. Cleaning crew was still cleaning or lack thereof well into 5 pm. Pool deck was not clean. They attempted to leave, I called them back to wipe and sweep pool deck of debris and dead insects. Inside home had ants. They said they were not responsible for ants. Blind panels X 1 broke in her hand as she closed blinds. She said she would report - no one came to replace panel. After they left and rest of Family arrived - unaware front door not properly closed. Door latch kept sliding and we were unable to lock door. We reported the door problem immediately. No one showed up day 1 or 2. Looks like the previous renters pushed there way in, slammed door too much, screw that holds bolt lock was too small and loose. I had to use a knife to get from door to close before it got dark. This is day 2 and no one has shown or ask how we're doing. We have to be careful with front door. When we finally went to bed (1st night) bed sheets were damped with stains. I was up until 2 am washing linen and comforter. Looks like towels were washed but not dried throughout the house. I had to dry all towels for our family. Ant problem persists on 1st and 2nd floor. End up getting home defense to spray both 1st and 2nd Floor. One bathroom has ants coming out of socket. Very disappointed! 1st trip with our adopted kids. Kids are resilient...but my daughter is allergic to insects. What happened Top Villa?

Negative experience: Poor Customer service and zero empathy for the experience. We booked a home and money was collected to then be told “the owner booked the home and they would have to help find another home. I should have taken the sign then. When we arrived at our home to check in the door code was inactive, we sat outside 45 minutes prior to a response giving a new door code again with ZERO apology. Also gate took 45 minutes to get in because we were “not on the list”. The home when we arrived smelled like food and the home was not properly cleaned. Then they collected $140 for heat for the pool (prior to our arrival), I receive an email day 2 saying we apologize we are not able to offer heat in the pool this late in your stay. I’m so disappointed in the lack of communication, poor customer service and these poor email responses hours later. If you are looking for a relaxing time do not book with Top villas. Not worth the headache.

Negative experience: We are staying in a rental as I type this review. It is not good at all. It’s run down and it feels very cheap and dirty. The floors are sticky throughout the house. There were hairs in the sheets so I don’t think they’re clean. There’s no wash clothes in the whole house. I’m washing my face with hand towels. The downstairs sofa is nasty and the sofa upstairs is broke. We have called several times today and sent several emails about the hot tub and pool water freezing, and yes we paid for pool heat when booking. They keep saying to give it more time - it’s been 24 hours. The hot tub water should be hot by now. This rental cost us $4200 and we are stuck here on our vacation. It’s awful and I will never recommend Top Villas and/or Magic Vacations ever again.

Negative experience: Worst rental experience we’ve ever had. Noticed that the bathrooms was dirty. Found out it had never been cleaned. Paid extra for the pool to be heated. It was broken. There was a propane tank stored with a gas grill and a water heater in one of the bedroom closets. That is illegal!. icemaker in fridge did not work. Could not access three out of the four TVs in the condo. After we checked in, there were towels in the dryer and wet towels in the washer that had never been taken care of. We stayed one night and then got out of that place as quickly as possible. Working on getting our money back. Also, it is rated an F better Business Bureau, STAY AWAY FROM THIS PLACE!!!!!

Negative experience: I'm so frustrated with this place. I paid $5,000 for a week and the bathtub won't heat up and the dishwasher is broken. I called them Saturday night as soon as we got it and they still have not sent anyone out. Top villas is just some middle man with no control over the maintenance personnel so when you call them they blame it on the resort (Reunion Resort). And when you call the resort they say you have to go through Top Villas. It's a joke. Spend your money elsewhere. You'd have better luck with an individual who actually cares about their Airbnb.

Positive experience: Review for Top Villa My family and I stayed with Top Villa during the 1st week of December 2023. The following is a review of our stay: Pros. • The property was 15 minutes for Disney Theme Parks • The Villa overall was clean, rug in living area could have been shampooed. • The pool area was nice. • The rooms were decorated with Disney themes very spacious. • TV in each room • Customer Service for booking the Villa, and concierge services for the Disney Parks and car rental were excellent. • Location near grocery stores, gas stations and restaurants Cons. • Take your own sheets unless you like microfiber. • No washcloths, only hands towels and full body towels. • No privacy for front door, no curtain, or blinds • The dryer did not work, had to use the laundromat. • When asked about feedback concerning our stay. Feedback was provided, we heard nothing else from the survey once completed, maybe because we had a complaint. It was concerning the dryer not working. Negative experience: Please don't book this property #277. I booked and my card was charged $1135 for the reservation. They emailed me the next morning stating my reservation had been canceled because my email didn't match my card. I am still waiting on a refund of $1135. I had to book another reservation with another company in order to go on vacation. The representative are in the U.K. and aren't helpful and can't be trusted. PLEASE DON'T NOT WAISE YOUR TIME OR MONEY!! I'M TOLD MY REFUND COULD TAKE UP TO 14 DAYS. My bank can't see a refund submitted. They may have not submitted one, who knows! I am very upset!! I personally don't feel they have a local office. They have a team in the UK and one local guy that seems to be trying to take all the calls. He claims he allowed his team to be off the Friday before NEW Years. This is a busy weekend, why would you allow you team to be off? STAY AWAY!! I'M POSTING THEM ON FACEBOOK! PLEASE SHARE!! THIS PLACE IS A JOKE, DON'T RUIN YOUR VACATION!! STILL NO REFUND AND MY BANK STATED THE REFUND HAS NOT BEEN PROCESSED!!! $1135

Negative experience: We booked storey lake resorts 16 for a 4 day stay. We also paid for the pool to be heated during our stay. About an hour after paying in full for the stay, we were contacted by top villas saying that the owner of the house wasn't going to honor our purchase for pool heating because the price that was listed online was the wrong price. After several minutes of going back and forth with manager, they wouldn't budge about not honoring the listed price online and that we had to pay another 86 dollars in order to have a heated pool or the pool wouldn't be heated. They were even ok if we wanted to cancel our stay. We talked about it and informed them that we would pay the 86 dollars. Two days later we were contacted again. They told us the owner didn't want to honor our purchase for pool heating again stating we have to stay 5 days to have a heated pool even though we were willing to pay for the pool to be heated for 5 days. We just canceled because they just kept moving the goal post.

Negative experience: I rented from Top Villas at Encore in Florida and the AC unit was broken. See picture below of Thermostat registering 83 degrees. The coils to the AC unit were filthy and needed to be professionally serviced. After complaining for a day and a half, they finally moved us into a different unit. Top Villas should not be renting out units that require maintenance until the issues are repaired. 10/18/2023 Update: Top Villas sent this please contact us email so we can help you resolve. I have been back and forth with them and its not going anywhere, except they are now saying that were stains on the (Walmart quality) towels in the unit and that they are charging damages of $718 for these towels, but as a good faith gesture will cover half of it and I should send them $359. I filed a complaint with the Better Business Bureau relating to the AC issue and will see where it will go. In advance of renting through them search and read through the reviews for Top Villas on Google Reviews, Trust Pilot or the Better Business Bureau. If I had read these reviews before I rented from them I may have avoided this whole headache.

Negative experience: I rented a Villa called Sonoma resort 18 from Top Villas. The pictures they sent me were beautiful but the house did not match what they sold me on. The home was so dirty and run down. The photos had to be from when the property was first built. The sheets on the beds all stained which makes you feel so dirty! Shower curtains all moldy, appliances broken , outdoor furniture barely existent and what was there broken, airconditioning did not cool the upstairs at all! My family slept in over 80 degree temps every night! This was a very expensive rental and It was such a rip off. Dont waste your money using top villas! Ive had way better on air bnb.

Negative experience: STAY AWAY from Bottom Villas!!!!!. I mean Top Villas. Renters BEWARE! Beautiful and spacious vacation rental. Issues were reported immediately; however, the management company denies any reports of the concerns. One of the beds on check in had blood in the sheets. Another alleged clean room had crumbs in the sheets of the made-up beds. We rented two homes that sleep 34 people in each home. There were not enough towels and wash cloths for 34 people in either of the homes. We called upon check in and were promised towels and wash cloths for two days with each of the five calls made. We went out to purchase towels and wash cloths because hygiene is a necessity. Day 2 late in the evening they arrived. One of the villas had a leak from the second floor to the first floor and the bathroom could not be used and the water was shut off. There was a leaking sink in the kitchen that cause water to flow on the kitchen floor. The electricity went out on one wall in the kitchen while we were in the middle of making breakfast. The knobs on the gas stove would spin around like a helicopter. These are only a few of the concerns that were reported. After checking out, Rachel reached out to apologize for the inconvenience. I felt chastised because the staff said we did not report any issues. I have call logs to show the multiple calls made. I would not have had to continue to call, had someone responded and showed some form of accountability. Your houses sleep 34 people, but you can only park 5 cars. Parking is extremely limited which wasn't disclosed until after booking. Nicole did a great job at booking to lure you in all to find you were sold a fantasy. I expected the same type of responsiveness during our stay. I understand things break in homes, however, at a minimum, furnish the basics of clean beds, towels and washcloths. At least have some type of responsiveness. The only time we had a quick response was when the leak from the 2nd floor to the 1st floor was reported as this was a vested interest to the property. There was a lack luster response when there was a need or request from a customer's perspective. Cleanliness is an expectation at minimum. Responsiveness is also expectation. The on-call staff for concerns LIED about issues being reported and Rachel accepted that as final answer. Make Top Villas your last resort to book.

Negative experience: I only gave one star because leaving none was not an option. The home was nice, spacious, and had beautiful furnishings and decor. However, that is the only thing positive that I can say about our stay. I sent this over to customer service. The only thing they did was bring more clean towels, and had someone come in to spray. there were bugs everywhere. Dead bugs, alive bugs, insects, and beetles. They were on the steps, in the kitchen, crawling around in the cabinets, and in the bathrooms. There was even one on the bed. The bathrooms were not thoroughly cleaned . It was hair on the shower walls in one of the bathrooms. The pool lights did not work. We swam in the dark every night. The outlets in the master bathroom did not work. The smoke detector made a constant beeping noise indicating the battery needed changing. After waiting a day for them to replace it (it was located in the master bedroom so it kept me up all night) we went to the store and bought a battery to replace it. The Jets in the hot tub had a malfunction. Whenever you turn the Jets on it drains the water out of the hot tub. Someone came to fix that around day three. The comforter in the girls bunk room was dirty, and had stains on it. The pillows in the master were dirty and had stains on them. There was a dirty towel folded up with the clean towels. There were no face towels. After requesting them, they brought us a bunch hand towels. So we had to go to Walmart so that we could have something to wash our bodies. Tonight a roach almost crawled in my mom’s food. My niece woke up to a roach crawling on her bed. The roaches are still alive and inside of the property even though they came to spray. Customer service responded with apologies and offered a 10% discount off of my future stay. I will never stay here again.

Negative experience: DO NOT BOOK WITH TOP VILLAS YOU WILL BE SORRY!!! Let me begin, my wife booked a condo a month in advance of our trip. One week before we left we get an email from them stating the owner of the condo is having refurbishing done to the unit and we would have to book us another unit. On top of that, we booked for 9 days however when we received our confirmation it was for 7. So we messaged Amanda to let her know our booking was off by two days. We are thinking this is a mistake on Top Villa’s part and would book us to another unit for the same price right? Wrong! One day before our trip, they charge an extra $140. Ok at this point we have no choice we pay the extra fee and jump on our plane. So everything appears ok the condo is nice we are enjoying our time until we hear a bump at the door and someone’s trying to come in. It was housekeeping who was under the impression we were to be out of the condo on the 7th day. We politely informed them that we are paid to be here for 9 days and the guy and lady left. We messaged Amanda again but we did not get a response. Two hours later another member of housekeeping knocks on the door and begins to open the door! We talked to this housekeeper and again politely informed her our stay duration. We called Top Villas again, we finally get someone on the phone to find out unbeknownst to us, on the day of our trip, while in the air, we received another email, claiming we are still short of the total price of the condo for 9 days and we need to pay an additional $190. I don’t feel that this should happen on anyone’s vacation. It just so happened we slept in that day, what would have happened to our things had we gone to a theme park and stayed all day? Would we been able to get back on the property? No one from Top Villas is taking responsibility for our inconvenience. I would totally think twice before booking with them!!

Negative experience: I advise not to book with them. They have horrible customer service. Are more costly than other agencies, and the homes are not what they show online. Our home had issues with the heat, was infested with bugs and hot tub wasn't working. We spent half of our trip chasing them to fix the issues. We were told be patient. When we complained they said we were harassing's them. DO NOT book with them. You will regret it. I wouldn't even give a one star

Negative experience: The villa was pretty okay though there were too many issues. The kitchen was infested with ants, and we literally had to check our food before eating if it doesn’t have aunts. And then the pool filter and the hot tub did not work. I tried calling numerous times though they were basically unreachable. Not impressive. Wouldn’t recommend them.

Negative experience: Wednesday, June 7th, on our way to the Windsor Palms Resort 66, we were contacted by a Ricardo, Top Villa office manager, who told me that the owner of the Resort I orginally booked a month ago needed to use the resort due to an emergency. I was upset because they waited until the last minute, but, I tried to remain positive. I had to pull over to view other resorts to replace the original one because my family and I were already on the road from SC to FL. I chose Windsor Palms Resort 66. Now, I was told I could not check in early and that check in was at 4pm. We got to the resort at 2pm, saw the Casiola “Property Management team” van and assumed they were getting the place ready for us to check in at 4pm. Came back a little after 4pm. Beautiful resort… But when we got there, we couldn’t get in the pool because it was full of bugs, the pool cleaning tool was broken, and we had bugs in our bathroom. I emailed and called Top Villa and they submitted a ticket to Casiola, the property management team. Today is the second day and finally after calling again, but this time to Casiola, I was told someone would be out and they don’t have an ETA for when the team will come to the Resort to clean the pool. Around 10 or 11 am, the pool service guy came out, said it would take 2 hours. The guy left the hose in the pool and apparently left. We thought he was going to take longer, so we went out shopping… only to come back with the hose still in the pool, white powder (chlorine) still on the floor of the pool, and bugs. We couldn’t clean the pool ourselves because yet again, the pool cleaning tool is still broken. I’m beyond frustrated at this point. Dennis from Casiola called and said he would have the pool service guy come back out. This is now the second day we can’t enjoy the pool and everyone is now frustrated. I am not one to complain, but being that I have spent so much money not only on the resort, but just for the vacation alone, I’m upset. It’s not just the pool… it’s the whole situation with having to be told at the last minute that we had to pick another resort. And then to pick another resort only to be even more frustrated because things weren’t taken care of before we got to the resort. Katie, a customer support rep is trying to turn things around, but I have yet to hear back from her. Tomorrow will be Friday, and we bought tickets to go to Aquatica because we can’t enjoy the pool, Saturday we checkout and checkout is at 11am. I’m beyond upset. I have my mother and 4 teenagers with me. 2 graduated this past Saturday and this was their graduation gift. This has been the worst experience I have ever had planning a trip/vacation. It’s now 8pm, the sun is going down and still can’t get in the pool. I just received another email from Casiola and was told the white substance that has not dissolved in the water since this morning (we were told it would take 2 hours) is actually salt, not chlorine. No one informed me that it was a salt pool until now, 8pm going on 9pm, second 2nd day/night at the resort. Thank God no one has any issues with salt. And again, the pool still has bugs and the pool cleaning tool is still broken, so we can’t clean it ourselves.

Negative experience: The house that we booked had minor housekeeping issues: bugs on the bedsheet, tub not properly cleaned, coffee machine not working, unclean pool, and no Wi-Fi upstairs. With all this money they charge, this is unacceptable. I put in a complaint and requested some money back and they turn around and say there were damage to towels. Towels that people are suppose to use and they say they were damaged. Damages totally almost $300. So to call it even they covered the bill...SMH. I will never book with these people AGAIN!

Negative experience: Firstly, I don’t leave negative reviews lightly but after 5 days of the issues we’ve encountered, we have no option considering top villas isn’t responding to emails. After paying 13,000.00 AUD for a villa for our family to stay in for just over 2 weeks, the issues we’ve had have been endless and dangerous. *The dishes left out as display were dirty *There is a broken drawer in the master bedroom’s ensuite *The plates are all worn quite heavily ( full of scratches etc) * there is a large stain in the kitchen on the roof from a few leaks it looks like ( horrible damp smell coming from this and all In the house in general) *walls and skirting absolutely filthy and covered in old Drink stains and dust *there is allot of damaged plaster in the kitchen/small hole in the wall, and throughout the house. *Wires hanging out of the ceiling in the games room * electrical outlet/plug hanging out with wires exposed in what was supposed to be daughters room *damp all over ceiling, in garage and house smelt terrible *damp Causing the walls to literally crumble away (as per pictures) *Broken picture frame and glass and ceiling skirting left outside the entrance door *supposed games room had 2 x pool cues, uneven pool balls and the cues had no actual end on them so unusable * game/tv stand not even plugged in and facing the garage door ( and moved several Times whilst we were out with no knowledge of anyone even attending the house, despite us requesting to be notified so we could have the opportunity to be there/secure our belongings) *No pool Barrier, just a piece of mesh on the floor scrunched up. *Broken glassware with cracks on 3/4 available glasses In addition to the above, outside there are infestation issues, dirty walls ( inside and out) broken outdoor furniture, half empty spa, stained and dirty outside area and everything that is metal has rust on it We’ve used Top Villas numerous times as well as other management agencies, and never had a property in as poor condition as this and we’ve been coming to Florida annually for almost 20 years. The fact that we have been left in an unsanitary and unsafe home despite us sending pictures and emailing daily is beyond disgusting behaviour from the company. Blaming the ‘management company’ for lack Of action, our contract was with top villas and the fact they are ok leaving us in a house with the above issues ( including electrical ) is absolutely abhorrent behaviour in my opinion. I will never use too villas again, not because of the issues, but because of their complete lack Of action in response to the issues we’ve had. I’ll be speaking to my bank and working to obtain a full refund, as well as report the house as being unsafe given children of a younger age could well have had a very serious injury with the electrical/glass and pool fence issues. We have over 15 emails reporting and chasing up the above, attended their office ( was promised a resolve on day 2 - and nothing but ‘we’re waiting to hear back from management, or have the issues not been resolved’ - knowing full well they haven’t or can’t be considering the amount and depth of issues… This issue is Ruining our holiday completely as we are doing all we can to avoid being in the home. I’ll be adding pictures to evidence this issue for the above review. Use anyone but these if you expect to have a management company that actually care if you have a safe house. I’ve contacted and reported the house for a code violation given the electrics are a serious concern and could pose a serious injury whilst we stay there or for anyone else who has the misfortune of staying there. Negative experience: Horrible experience. My family and I came from up north so we could swim and enjoy the outdoor weather. Even paid extra to have the pool heated. Pool pump is broken and not repairable. So no swimming or hot tub! Freezer is not working so we lost several containers of ice cream and other food. Of course the ice we bought melted. Do not book with Storey Lake Resort 288!!!

Negative experience: Anything run by Top Villas is essentially a scam. The homes are not anywhere near what the photos advertise. The agency itself never responds except to charge your credit card more money. I could go on and on about how terrible this rental agency is but I’ll keep it short: DO NOT RECOMMEND! AVOID AT ALL COSTS. Fwiw we’re at Storey Lake Resort 288.

Negative experience: Terrible service! I’m 3 days into my stay out pool heater which we prepaid for still has not been turned on. Our AC unit stoped working twice already. To top it all off the house has not had hot water since we arrived!!! Keep calling and all I get is “yes, we are working on it. We will call you back” Zero call backs!! Overall terrible service not worth renting from these guys, they take your money and run!

Negative experience: We are on day 6 of a rental unit on 660 Lasso Drive and pool still not cleaned. Have called the guest services number and my complaint is falling on deaf ears. For what the owners are paying for property mgmt services and what I’m paying as a renter, very disappointing. I’ll post another update tomorrow Oct. 7 to see if our pool has been cleaned. The only swimming our kids can do is in the bathtub.

Negative experience: We rented 7665 Fairfax known as 630 on their website (10 bed, 11 bath house) on Sept 23-26, 2022. The pictures on Top villa's website are absolute false and deceiving. We chose this house due to the size of pool, and the movie theater room. Upon arrival, there was a sign posted that the movie projector was broken. This was the ONLY reason we rented a $3000 house for 3 days! There was no fooseball table. The pool table had rips all over which made playing very hard. We started cooking for our 26 guests preheating both ovens to turn on and only the bottom unit worked. The maintenance guy who came said he knew this was an issue from past renters and apologized that there was nothing he could do. Do you know how long it took to cook for 26 people? Again, rented this house because of double ovens, two fridges and large table for all of us. The fact that the property owners Jeeves knew that the oven was broke, as well as, the movie projector is very deceiving and not alright! You can't charge premium fees for this property. THEN we get in the pool. It was disgusting! Mold/algae growing on the sides and steps. This pool was NOT cleaned before our arrival nor did it have chemicals. We live in Florida and have a pool. We have never had growth on our pool. If proper chemicals are in the pool and someone cleans the pool it wouldn't do this. The property manager said everyday someone would come clean it and they never did. Next we went to bed and was abruptly awakened by the sound of a house siren. I tried turning it off and called Top Villas again to report and complain. The lady told me she was sorry and that the office didn't open until 9am so nothing she could do. Finally, my husband turned it off. The next morning maintenance came by. He said he knew this was happening because it too happened to previous renters. THIS IS ABSOLUTELY UNEXCEPTABLE! Every morning at 6:15am the alarm sounded waking everyone up! Living room TV did not work either. We were offered $100 refund after spending almost $3000 for a 3 day rental. Beware and do your research before renting through Top Villas!

Negative experience: The service provided by Top Villas is unacceptable. The dryer at the house is broken. Took them 4 days and two visits and no help. They even just left without saying anything to us. We paid for a heated pool and a grill…took them 3 days to resolve. Hockey table is broken, 1 towel per person for 12 people (remember the dryer doesn’t work) and they think $140 is a reasonable solution. Oh! And the door wouldn’t lock so we stayed in the house for 3 days waiting for that to get fixed so our stuff wasn’t stolen. Horrible support from Top Villas. I’m SURE had they called back when they said and tried to make it right this would have been a much different post.

Positive experience: We stayed at 1273 Grand Traverse Pkwy in Reunion resort for 2 weeks in April 2022. The home was large and beautiful. It seemed like the main floor was recently remodeled with a contemporary theme. Though the upper floor still remained older looking. The 2 upstairs bedrooms had uncomfortable mattresses and the contemporary theme was lacking. There was a shortage on bath towels and when I inquired about it to Jeeves, they told me the home owner only had the minimum package of one per quest. That was inconvenient since we had to wash towels everyday. No one likes to have to do laundry everyday while on vacation. We ended up using the pool towels for bathing to stretch out doing laundry. My opinion is 2 bath towels per person for convenience. The pool alarm was a constant nuisance, especially when the battery was dying and the warning alarm was obnoxious. You could tell in the kitchen that the home was frequently rented because the kitchen cabinets looked worn. The annex bedroom was a strange concept because our guest would have to go outside upon bedtime. I feel like Jeeves was more of the problem than The Top Villas. We stay at Reunion resort every time we travel to Florida and book with Top Villas 75% of the time! I like them a lot.

Negative experience: We booked a home at Championsgate in Orlando, FL for a week in March through Top Villas. 2 days before arrival we were called and told that the house we booked over 8 months ago was no longer available and that we had to go with the only other house available. Upon arrival there were multiple items that were paid for that were not done or did not arrive (pool heating, crib sheets). After 2 days of calling they finally sent someone to heat the pool but we never did see the crib sheets after multiple times of being told they would arrive. The house was clean and was overall fine but there were many broken items throughout the home. Nothing that really affected our stay but it reflected poorly on property management. Every time I called Top Villas they told me everything was handled through vendors and they basically couldn’t help with anything. They did nothing to try and make anything right. In the future I would book through a company that can actually take care of issues if they arise.

Negative experience: Our booking and reservation process went smoothly, but we dealt with aggravation during our stay which made our trip unpleasant. We arrived in an Orlando vacation home with no working heat. A serviceman came out the night we arrived and was unable to fix the problem. The house was freezing. Clearly nobody checked the heat prior to our arrival. Nobody slept the night we arrived and there were no extra blankets anywhere to be found. Poor customer service! After multiple calls and emails went unanswered, I had to manage my entire issue myself. The home itself was not nearly as luxurious as it was made out to be. Pretty bare bones. No spare towels, no extra blankets.

Negative experience: On November 27th I made a reservation and paid in full for a 4-bedroom home in Reunion, Fl. This was for a golf trip for family. The trip was scheduled for January 20th. A week prior, I received an email from Top Villas explaining the property was under renovations and would not be ready. Attached to the email were links for 4 other properties which were available . The first three were 3-bedroom condos. The 4th was a 5-bedroom home. Although it had 1 additional bedroom, it did not have other amenities which were important at the time I made my original reservation. Since this was a short notice, I responded I would accept the house. It was them I was told there would be an additional charge of $530 which I was responsible for burdening. While I understand unforeseen issues relative to renovations, I do not understand why the breech in contract becomes my responsibility. Too Villas position was they need to protect the homeowners. What they don’t understand is I did not rent and pay any owner, I paid Top Villas. Please understand there are dozens of options in the area and I would urge anyone looking to rent to use another rental agency as if there is a problem, they seemingly want to accept no responsibility towards the consumer. I requested and still have not received the rental contract which I accepted upon booking and paying.

Negative experience: Buyer beware of this policy: 3.1. Prices quoted on our website and in our brochure are those in effect at the time of viewing only. Prices are updated from time to time and are only guaranteed once the deposit (see clause 8.1 below) has been paid (although we reserve the right to change prices at any time in the case of error). We found a home online and called Top Villas to confirm the price and make reservations as they were cheaper than Reunion online . Once we verified the price and agreed upon the amount with a military discount we paid the deposit over the phone with the sales agent. A few days later I get an email saying they made an “error on the price and if I wish to continue with the rental than I need to pay an extra $1500. I think it is very deceitful and unprofessional to expect the consumer to pay for so called “errors” that the company make’s. What is a error, what is a lie, at what point do you stop making “error’s” 3.1. Prices quoted on our website and in our brochure are those in effect at the time of viewing only. Negative experience: Solterra Resort 659 This Villa is not even worth 1 Star. Please if you want to waste your hard earn money then rent this Solterra Resort 659. It’s worst experience we had. I did call them twice to fix the air conditioning but they said it’s weekend. Someone will call you during business hours. Obviously most of the people rent a resort in weekend. Topvillas.com gave me wrong phone number to in case if you have emergency. PLEASE DO NOT EVEN RENT FROM TOPVILLAS.COM. Because they are advertising like it’s available and after you rent it and say oh we have to give you replace you with another villas. Because the one you have rented it’s not available. I am just saying that if your villas is not ready then why do make available to rent. Air conditioning is not working upstairs so we could use only 4 bedroom downstairs out 14 beds. Sofas are so dirty. Please see Picture attached. Whole carpet is dirty. Please see picture attached. Door handles are broken. Please see picture attached. Cabinet is broken in kitchen. Negative experience: So me and my family are currently in the beginning of a week vacation for the holiday using Top Villas at the Encore, trying another location different from one we have used before and day one there is problems, pool alarm guy is there without mask. Garage door is broken, rug in living room is filthy, carpet is dirty. Then as day goes on, my wife and I go to stock the fridge and gather food for the holiday. Kids call and say they see ants coming down the door trim. We thought it was an isolated problem until we return home and the ants are not only upstairs but they are downstairs on the kitchen pantry door!! We notified the proper people and he brings RAID, sprays and says he will put an order for pest control in morning. We finish our routine of wiping and spraying Lysol and wiping things down and flipping beds. Go to sleep. I wake up to fix coffee, open the silverware drawer and what do I see??? ANTS ALL OVER THE DRAWER AND SPOONS, KNIVES, FORKS!!! Then once again we see them on the trim of pantry door. We contact the management and they didn’t even have the order for pest control. They send someone and he did something outside and left, more ants come inside and we are spotting them in the sinks and counter tops, mind you we plan to have thanksgiving dinner here! So no way in hell we feel comfortable for this, this is 24hours here!! We still here. Top Villa is pointing fingers at the owners and the Owners (Jeeves) are pointing fingers at Top Villa! I have videos and pictures and we just want a relocation and resolution because I just seen a cockroach in master bathroom now, this house has not been managed properly and cleaned. Owners rely on the people they hire but we depende and pay for alot of money for a certain type of vacation!!!

Negative experience: I recently booked a home through Top Villas, the house was in very poor condition, I could not get anyone from Management to come to the home and they repeatedly ignored me and my request to be moved to another home that was safer, cleaner and sanitized. The house was in horrible condition, bed bugs, broken furniture etc. The pictures that they advertise of the home are not up to date. The house looked as if it had not been cleaned or properly managed. I was embarrassed and too scared to stay in the home with my guest. I eventually had to end up finding another vacation resort that was 100% better. BEWARE, do not rent with Top Villas. It was a nightmare! never again.

Negative experience: We booked and payed in August for our Thanksgiving trip to the beach. It was a surprise for our boys. 9 Days before our trip we received an email not even a call that our reservation was canceled due to it “not being available”. It was available when we booked, payed and planned our trip for the last 3 months. Why did it take them until 9 days before we were set to leave to realize their mistake? No saving our trip this close to Thanksgiving, trust me I searched all day. I am going to have 3 very sad little boys due to this companies poor management. They did offer 2 available properties both of which were the bottom of the barrel shacks that no one wanted to rent. Do yourself a favor and book with any other company this one does not have it together. Believe the negative reviews, I sure wish I had.

Negative experience: We searched endlessly through the pages of homes and took a lot of time and consideration in making the premier choice for our family vacation. We had our hearts set on the perfect house for our reunion. My card was charged for our stay and I thought that was the end of it. But then I had to complete a list of verification steps, including sending a picture of my credit card and ID, not something we've had to do before when we've booked with Top Villas. But after some digging on my own, I learned it was because we booked within two weeks of our intended stay, something of which they don't outright notify you. So, I fulfilled all of the minute verification requests within the 48-hour time frame, as dictated by Top Villas, otherwise my reservation would be cancelled. But finally, we were booked and ready to go, complete with confirmation emails. Or so we thought. The next day, and less than a week before we were supposed to check-in, we were told our house was no longer available and someone else had rented it. Turns out our booking was never completed by Top Villas, but they had no problem charging us already for it. As the rep confirmed on the phone, the homeowners aren't notified when interested parties are in the process of reserving their property, even though everything on the interested party's end is done and the payment made. The rep informed me this was "industry standard". There's no communication between homeowners and this third party renting company. The rep told me the house we "booked" was rented out during our 48 hour post-booking period. So a hold doesn't exist in this timeframe like it does with most legitimate vacation rental companies. But more upsetting was the rep's tone when informing me of when it got booked, suggesting it was our fault that Top Villas took our money but didn't actually book it and that's why we lost our reservation. If "last-minute" reservations are as impossible to accommodate as they've made them for inquiring guests, Top Villas should implement what other companies have and state that bookings must be made X days in advance from stay. Sure would have saved everyone time and money. So, now, my family and I are back to square one with the houses we've already viewed and eliminated as our family reunion location. My family is everything to me, and to have to let them down, to have to disappoint them with clear inadequacies on Top Villas end, I urge you not to waste your efforts and emotional strength. Book elsewhere for your vacation. Potential homeowners looking to rent out your stunning property, entrust your property to a company more equipped to manage the luxury vacation renting process.

Negative experience: My wife and I booked a condo that looks as if it has not been cleaned in months, furniture is in poor condition and has many insects. Both Top Villas and Reunion Vacation Homes say it’s the other company’s responsibility to sort it out. We were told cleaners and repairmen would show up the next day and no one came. We have not been able to get in contact with them since. I hope these photos bring a little more attention to reality of these properties. Negative experience: Bill Lindenberg assisted me with booking a property through Top Villa. He offered me a limited amount of options which caused me to go on the website and look, I found an option that wasn't presented to me and was a much better deal. I decided to book with Bill and paid the property in full as I was told to do since it was 60 days before the trip, then a week before the trip I receive an email stating I had a balance of almost $500.00. I contacted Bill Lindenberg a number of times and received no call back, finally called through the main number and got him. I let him know about the balance request I'd received and he was totally unwilling to research or investigate the situation. Bill didn't even consider that he'd made a mistake regardless of my countless efforts I made to remind him of our call and conversation. In return he was extremely rude, basically stating if I did not pay the $500 I would loose the property and the $2000 we had already put down. Thank god I found an email that showed he inputted the reservation wrong, he charged us for an additional night. Had he did the research he would've seen the rate he was charging us was far more that the other properties going rate for that weekend. Also spoke to another staff member that insisted that the rates he quoted was correct..smh. A true nightmare! Thankfully I found the email and got my $500 back and apologies from management that was definitely in order! Needless to say I wouldn't trust him with booking another trip for me!

Negative experience: We rented a home through Top Villas that global resort homes manages. When we arrived the home was not cleaned properly. There were spots of food all over the walls and cupboards. Stuff on the walls of the bathrooms. We had to sweep the floor as the floor was also dirty. The pool was absolutely disgusting. There was globs of hair all over around and in the pool. Garbage and clothing items around the pool. Broken glass. The pool was green and cloudy. I emailed to ask them to clean it the night we checked in. They didn't come until 430 the next evening. She swept the area and agreed it was unacceptable. She said she would contact her supervisor and ask her to get the area cleaned immediately. The next day we left to go to the beach. I emailed again to clarify they would be out to clean they said they would. Came home it was still disgusting. Called the next morning, someone finally came out about 11am to clean the pool and told us we couldn't use it until the following day, which was Wednesday. We checked out Thursday. Contacted them again, they stated they were told 4 hours. And didn't seem to care that the one amenity we rented the home for was not usable 4 out of the 5 days we paid for. I'll never rent a home through top villas or that global manages again. We spent $1700 for 5 days and had to clean up the home and could only use the pool for 1 day, not to mention all the time I spent trying to get someone to remedy the situation. It was a complete disappointment. They still have not responded to my last email sent.

Negative experience: This is a meat grinder. They show pictures of the homes in prime condition, but they all have a lived in feel. I paid for a week, they cancelled it and said someone else already booked it. I paid for early check in. They told me day of they cancelled it and we couldn't get in. Still have not received a refund for this benefit. I paid for food for 6 to be there when we arrived. There was no food. They didn't even know about it. Entry code didn't work, we could not get in. We came in through a broken rear patio door. The agent knew about it, and did nothing to repair. So all week, full entry to the rental house. Basketball game was destroyed, ping pong game had no equipment. We finally got in. Zero towels and all trash cans were topped with garbage. Every single garbage can inside and out. No toilet paper, or paper towels. Finally, it took 2 days to get the wifi password. Never received one single phone call. 2 days between email responses. I really thought this would be an upscale experience, but it was just terribly disappointing. I love the idea, but never again. We will be returning to the Disney properties.

Negative experience: Stay away. This is my first time ever leaving anything less than a 5-star review. Really don't want to do this, but... BEWARE: the reviews on their website for each property are manipulated. After paying for 5 days at one of their high-end properties in Orlando, I wasn't allowed to leave a review on the property. In other words, they just copy + paste the favorable reviews giving an impression that it's the actual feedback from customers, the good and the bad, but it's not. That's borderline fraud. Definitely very intentional deception. So what made me want leave a negative review in the first place, which led me to realize that I couldn't? The hot tub wasn't working. Contacted customer support, they told me they knew it was broken. Asked them for some sort of a refund, because a big part of our trip was to hang out in the evenings in the hot tub, they said they wouldn't refund anything. Not even $100 (spent thousands on this booking). Strange right? Yup. Though so myself. Anyhow, lots of options out there. Won't be using Top Villas anymore. You probably shouldn't either.

Negative experience: I called to booked because my family and I needed another home after our vacation had ended due to my father who is an elderly man in his 80s being put into ICU on oxygen. So we couldn't leave Florida and it was too expensive to keep doing hotels. So we tried to book with top villas because they had one home they would fit us, but the agent was extremely rude and forceful with an attitude. He wasn't trying to help at all. Can't remember his name but he was someone that makes Top Villa look bad and the world should k ow how this mean disrespectful person was to a customer. I believe his name was Bill or something like that but he definitely will reap what he's sown.

They respond to inquiries promptly and offer solutions and/or suggestions for a great vacation experience. It was such a pleasure dealing with my specialist Juliana Keller. I would definitely recommend. Perhaps this is out of your control, but the information I was awaiting with respect to my security deposit and check in information packet had been sitting in my junk mail for days. She was very professional, attentive and looked for the best deal for my family and I. We will be sharing the house with my children, their spouses and my grandchildren. Negative experience: TOP VILLAS AND JEEVES - BEWARE My family rented a beautiful eight bedroom home through Top Villas/Jeeves, June 12 -19 2021. We chose this Orlando home based on the photos of the games, theater room and other amenities. We worked closely with and relied on the recommendation of the Top Villas representative, GABY JOHNSTON-KRUGER. She kept in constant contact with us during the booking and payment process. She assured us that she would be available in the event we encountered any problems during our stay! That was a sales tactic! Upon arrival our family of 16 was immediately disappointed. The hot tub was not working, the theater room was useless, no tv connection, one ice maker was broken, a missing outdoor sun umbrella (we counted on to keep our toddler shaded) 48 hours without common area television, the 2nd floor air was broken, the pop a shot was broken, corn hole board was broken and missing game bags, pac man machine was broken and to top it all off one of our underage guests found a bag containing marijuana in the outdoor couch cushion. Maintenance came several times, but always had to come back, and none of the games were repaired or broken items were never replaced. The kitchen ceiling started leaking (from the broken air conditioner). I emailed Top Villas and Jeeves a total of 11 times and made 9 phone calls. I finally located the homeowner, who lives 2000 miles from the property. He was shocked to learn of the condition of his home and how badly Jeeves and Top Villas handled our complaints. He had visited his home in December and at that time recommended Jeeves make some repairs. As of our stay in June they had had not been done. I hope this homeowner finds a reputable company that will respect his home and his guests. This is the absolute worst company to deal with. Stay clear! Once they get your money that's all that matters.

Negative experience: Do not stay at top villas Sonoma Resort 2 in Kissimmee FL. Barbara Gusman is the worst property manager.The pool did not work our entire stay which really suck because the kids were really looking forward to playing in the pool. It was really nasty.. filled with dead bugs. Blinds were missing from the window, the villa had no washcloths & only 2 towels in the bathroom. The leather furniture was peeling a great deal and looked horrible. Owner doesn’t provide any large pans in a 6 bedroom home… which is just sad. The shower curtain liners were disgusting. The owner claimed she was going to send someone out to fix the pool and other issues…She never did. This was definitely not a pleasant stay and the owner didn’t do a thing to rectify the situation. YOU HAVE BEEN WARNED!!!!

Negative experience: I’m very disappointed. I paid for a villa that was so beautiful to find out that after paying the full deposit that the villa was booked already with someone else. After taking my money no one contacted me for 2 weeks to tell me anything. I’ve called and texted day and night and got nothing. Finally 2 weeks later I was able to get in touch with someone and they showed me another property. It was a 3 star for that property because the villa has a lot of bunk beds. What adult couple do you know is sleeping in a twin size bunk bed? What a disgrace. I asked for a refund and received it in 7 days. It’s been issue after issue after this. I will never book with them again. I’m better off with VRBO or Airbnb. Never again! Thank God the person within our party was able to find a more beautiful villa with a better price. The owner of the new property is very attentive and everything is great so far. Come to find out Top Villas has been doing this for years. Everyone have experienced the same exact problem. Too many people for my liking.

Negative experience: BEWARE We had the absolute worst experience with Top Villas. My family booked a 7 day vacation in Reunion Resorts through Top Villas. The day before check-in we received an email saying the property we booked wasn’t available due to maintenance issues. They offered a property that was supposed to be comparable and in the sense of urgency we accepted it to keep from disappointing our kids. The new house was nice but very small for the size of our group and less extravagant. We had to purchase air mattresses and a box fan to try and accommodate our kids. In the mist of the chaos, we found out that Top Villas doubled booked our original rental ( no maintenance issues) and charged them $1500 less than the $12,500 we paid. My family was uncomfortable for 7 days on what was to be a nice relaxing vacation. Top Villas put us in a property that was not in their database and did so in a very unprofessional manner. We called several times the rectify issues but they were not willing to assist. I assume sending us flowers, donuts, cupcakes, and cheap wine was supposed to smooth over the fact that they screwed up our entire vacation. To make matters worse, they didn’t pay our resort fees and we were turned away from the community pool as well as the community water park. The people working the front desk informed us that we were not the first people to experience this after booking through Top Villas. I will NEVER book through this company again.

Negative experience: HORRIBLE! LIARS! The absolute WORST vacation experience ever. My children were disappointed which makes me more upset than anything else. Where do I start? My family and I booked a rental property at Reunion Resorts through Top Villas in March 2021 for June 2021 for a 7 night stay. The home we booked was exactly what we needed for our summer vacation following a LONG 15 month quarantine. Everyone was so excited. The afternoon before our departure, Top Villas management contacted us to. inform us that due to maintenance issues the rental property we booked was not available. The agent did not know what the maintenance issue was. Red Flag #1. We were given the option to stay in another rental which they claimed to be comparable to the one we initially rented or accept a full refund. If not for our children, we definitely would've accepted a full refund. We decided to stay at the other property which was new and appeared to be nice on the pics sent via email. I decided to reach out to management again in route to the property. I wanted to know if there was any chance that once the maintenance issue was resolved, our family could move into the original property. I was informed that. maintenance would take at least 3 days and it was unlikely that the accommodation could be made for us. Top Villas still claimed that they were not given the specifics of the maintenence issue by the property manager. I knew they were being dishonest busy had no proof or any properties available in Orlando that would accompany our family at such short notice. On arrival to the property, the property manager on site stated, "We don't have that Property in our system; this property is actually still on the market; what company did you rent from?" I responded "Top Villas". The gentleman's facial. expression spoke volumes. He allowed us to sit in their lobby for 1 hour while we drive ţo the Top Villa office to retrive a key code to enter the property that they claimed they emailed. Red Flags all over the place. We enter the home which was so new that there was tape on the walls downstairs awaiting accent wall treatments or wall paper perhaps. There weren't enough beds in the kid's bunk tons to accommodate us. The air conditioning was not working prototype the entire week. The home looked as if it were quickly staged just to get us thrift the week. We called and complained daily. Each time we called, we spoke with someone differently and they always had us booked in the initial home we rented. Another Red Flag. We decided to make the best out of a bad situation. We bought air mattresses for 4 of our kids. They were so disappointed. My 8 year old stated "Our house at home is better than this; I. don't have a bed to sleep in and it's so hot in this house". We decided to take a drive around the beautiful grounds on day 2 of our stay. We saw the home we rented initially. There was 1 car in the driveway. We decided to stop by to meet the maintenance guy only to find out that it was another renter and his family if 4 that also booked the property 3 months prior with the exact same dates as my family. I showed him our receipt and explained what we'd been told by Top Villas. The gentleman stated, "That's so F***** Up!; I'm sorry you guys were treated this way". He even told us he laid $1500 less than we paid for a home double the size of the one we were assigned to last minute. At this point, we're furious. Top Villa's management lied to us. If they double booked, tell us that in enough time that we can find an alternative property that truly fits our needs. Now We're feeling discriminated against and manipulated. To top everything off, the amenities that came with the original rental that we paid for were not available to us. When we tried to utilize the Reunion Resort pools, we were turned away. The manager stated "the property you're staying in isn't even in our system. Top Villa's lies to their renters all of the time. Don't allow them to get away with this." They're Trash! NEVER USE TOP VILLAS!

Fantastic experience: Responds to emails in a timely manner. Staff is very kind and flexible with different situations. I'm trying this website again. The first time I tried, a week before arriving, I was notified that the A/C had gone out and I had to choose a different home. I was so disappointed that i cancelled my reservation. I'm trying them again this year and hopefully the reservation will run smoothly with no disappointments.

Fantastic experience: Will is the best ever! He was so very helpful. You see 9ur original reservation to a certain property was canceled due to maintenance issues less than 24 hours before our arrival. My family and I just panicked because we were really looking forward tot his vacation and put alot into planning for it. Even though we had to pay a little more for new reservations at a different property, Will help navigate me through it all. He had already found two available properties before he emailed me. Also he worked after hours making sure my needs were met. I am so happy with his services today and I just continue to pray that this property will be everything and more than my expectations.

Negative experience: This place is joke. We had the refrigerator in our property stop working after we came back from dinner on our first night. We had to wait until the next morning to get a mini-fridge and mini-freezer. We had then lost much of our perishable groceries. We still haven’t had someone come to visit and fix the actual fridge.(4pm Friday) Then we wanted to go to then Water Park and had to make phone calls to request the code. Figuring like most normal properties and most hotels it would be provided. Instead we had to request it. Finally got in by talking to actual Reunion Resort folks who scoffed at the mention of the management company. Finally, after our visit to the Water Park, my wife wanted to visit the pool to read a book, which is 25 ft from the condo (which is very nice and would be perfect if the fridge worked) and we couldn’t get in to the pool. Needed a key that wasn’t provided. I called this company and they told me I had to come to their office, off property, to get the key along with a $50 security deposit. I’ve stayed in a lot of places and this has never happened. After my conversations with this company, the customer service person pretty much blamed me for not coming in to get a key and not taking another condo that was offered. I tried to ask them to just deliver a pool key and they just said no.

Negative experience: THERE ARE MANY NICE REVIEWS BUT IF EVERYTHING IS SEAMLESS, THINGS ARE ALWAYS PERFECT AND GOOD REVIEWS ARE LEFT. I IMPLORE YOU TO READ THIS IN ITS ENTIRETY IN ORDER TO PROTECT UNSUSPECTING FAMILIES FROM NIGHTMARES LIKE WE EXPERIENCED WITH TOP VILLAS. We booked a 6 day stay at Reunion Resort 1013 for $650/night for what we expected to be a dream vacation relaxing at the magnificent pool and hot tub with our family. The night we arrived, the pool heat stopped working (the pool is not in the sun and is useless without the heat). Top Villas said they are not responsible and we should contact the owner. We spoke with the owner Ana German and her son Luis German, who said that someone would come immediately. Lets just say that for the next 6 days we were just blatantly ignored or we would receive a text saying "I am making phone calls" or "I am coming to the house" without any follow up (see images of text messages below). On the third night of our stay, we told Top Villas that we wanted to move to a different home. We were told that it was unnecessary because the pool heat was fixed and would activate at 9 AM. We sucked it up not having pool heat for another night and looked forward to the next morning. I told Top Villas that I wanted a refund for the first three nights and they said they would get back to me. The pool heat did not turn on at 9 AM and they never got back to me about the refund. After a dozen unanswered emails to Top Villas on Sunday, I received a response Sunday night apologizing that they are very busy on Sundays making reservations. Still no pool heat. On Monday morning (day 5), TopVillas emailed me saying that a technician was called on Saturday night but was not able to come "right away". It was now Monday(!!!) and they said that they would have a technician out that day. When a "technician" arrived late afternoon, he informed us that he was called that morning (Monday) and that he was not a technician but that he came to "assess the situation". After much back and forth, Top Villas emailed me early Tuesday morning, the day of our departure, saying that the pool heat was fixed. Unsurprisingly, it had not been fixed and we packed up our bags with the pool still freezing cold. After a disastrous "vacation" we asked Top villas for a refund and we were told that we would be refunded $100 for pool heat. Although we had no use of the pool, they said that we could not be refunded. After contacting several other clients of TopVillas, many told me that they have had issues with the pool heat and they carefully craft their agreements in a way that no refund will be given Since Top Villas claimed complete innocence for this and blamed it on Ana and Luis German, I asked how they could work with a property owner that shows complete neglect and indifference for the people staying in their home. Ana German made zero effort to assist us or fix the issues for the entirety of our stay. According to TopVillas, she also lied to them several times saying that the pool heat was working or already fixed. Not only did I not receive an answer from Top villas as to how they could work with such a homeowner, but shockingly, the listing remains on their site. I demanded that they take it down so no one should have to suffer what we went through and I did not receive a response. I also found signs at the home from a previous management company who told me that they discontinued working with this home for undisclosed reasons. Top villas clearly does not care about the wellbeing of their clients and servicing them upon arrival. Even if as they claim, this was a "mishap", the fact that they continue to rent out this home shows that they care only about lining their pockets and not about the security of the vacationers once they arrive. I remain shocked to see this home listed on their site. Below is some of my text correspondence with the home owner that Top Villas endorses and continues to work with.

Fantastic experience: I was pulling my hair out trying to get a trip organized for my families first Florida vacay together. When I did reserve a home and thought everything was in order, the house became unavailable. But William Mellin was so nice and helpful in finding other options accommodate us. He has really communicated with us, even when our number of people decreased and we wanted to downsize. He was right on top of it. I give him 2 thumbs up, a Coke and a smile!!! Now that is done, now I can sit back and wait on this much needed vacation. I thank you to the moon and back Will and all of the Top Villas employees.

Negative experience: Unfortunately, my family had a very negative experience with trying to book a rental why TopVillas. We had reserved a home 4 months out for a family reunion and child birthday celebration. 3 weeks before our rental date we were contacted by TopVillas and stated that the homeowner wanted to use the house for the 5 nights we had already reserved and paid for. As a consumer, not a great business practice to allow such a practice after paying nearly $6,000 for this service. Whole TopVillas informed us we could change to any of their available properties that were the same price, give the 3 week out time frame, not much was available. As far as customer service, I would have preferred more accommodation on the part of TopVillas to correct this inconvenience they are causing. I'm disappointed that this high end rental agency allows it's home owners to displace customers in this fashion, especially after people have spent a lot of time and money in booking a rental, flights, and other travel plans. Our family was looking forward to enjoying one of their amazing rentals and are disappointed in the overall handling of our unfortunate experience. While I'm sure our experience does not happen too often, I would not recommend using this agency for rentals based on their lack of customer service and laissez faire attitude regarding displacing our family.

Negative experience: If I could give no stars, I would. This company took my deposit to secure my reservation. Within 24 hours, cancelled my reservation. Called me and told me to just come pay in person. Then when I got there, which was a 5 hour drive, they said there was nothing they could no longer do to assist me. POOR SERVICE!

Fantastic experience: Thanks to Lydia, my family and I are excited about taking our long needed vacation. When I booked my initial reservation, I did not realize that the home that I chose was limited to resort aminities. Once communicating my dilema to Lydia, she quickly responded to my emails and arranged it to where my family and I was able to book another beautiful home with unlimited resort aminities ! She was Professionsl, Energetic, Knowlegable and Dedicated to me as a customer. I would love to have her services whenever I book with TopVillas! Thank-you Lydia!

Negative experience: Julianne is a joke to deal with. They take your money instantly and then somehow a week later you don’t have the place anymore. It’s overbooked. No one will answer your phone call. Dan tried to be helpful along with another girl. It was my first time using this company and my last as I paid for 2 houses for the same weekend due to the fact of one home not being available, the owner chose someone over me who was staying there longer. The second place paid in full at an overpriced rate but yet still After my confirmation and one week Julianne decided to call me and say it was a flop and she will try to get me something else. Mind you it’s been 3 weeks and still waiting to hear from her. I contacted her through email, phone and text. No reply!!!! So disappointed and discouraged.

Negative experience: Wish we could leave negative stars. Paid for our vacation in full 5 weeks before arrival. 4 days before our trip they call and CANCEL OUR RENTAL. Said the property was no longer available. To add insult to injury they told us it would take 10 days to get a refund. Absolutely no help from them. Canned our trip, we couldn't find another place for 10 people with 4 days notice that we could afford. Top villa offered absolutley no finanical compensation for our losses on airfare and rental car. Wish we never found this website. Readi g the reviews on trio advisor, we are not alone. Beware.

Fantastic experience: Dan was very quick to respond to any concerns that I had when I was booking this trip. I would definitely book with top villa in the future. The Villa was a beautiful Villa that looked exactly like the picture shown on the website... plenty of suppplies in the kitchen.... very beautiful decor. Our only concern was the screen that encased the pool on the side of the house was cut deep enough that someone could slide through it. Also the living area rug needed to be cleaned/shampooed. Other than those two issues everything was great!

Fantastic experience: Julianne helped me book a villa in Cape Coral, she was so nice and personable and answered and helped me along with all my questions especially with covid questions. She’s followed up via email to check in about my booking and made sure everything was in place and in order for our stay. 10/10 would recommend!

Negative experience: The stairs in the home I stayed in needed to be repaired. One of my guest fell because the nose of the step was not attached at all. Called it in and no one came to repair it. Flights arrived early and we requested to enter the home 3hrs early and that was denied! I requested to view the property to see what additional items we may have needed and that was denied. It was not an $8000.00 weekend experience at all. Once the deposit was paid so did the service.

Negative experience: Horrible experience with top villas. Our original home booked got cancelled a couple days before checking in and we had to get a different home. Well the new home sucked. And when I called to let them know about my issues they said someone will come and check it out. All 6 days there nobody came. Nobody called either. The rep that booked us Leeza didn’t call or email me back since they already got our money they showed they didn’t care. The home smelled, the pool table was wobbly and no cushion on the sticks. There was no starter kit for laundry or dishes like they said I would have. The grill showed up a day too late when they said they will be there within the hour. This company lies and doesn’t care about their customers. Never again with topvillas
