Fantastic experience: We took our children and grandchildren there for a family Christmas. The house was very nice and had enough space and bedrooms that no one felt crowded but cozy enough to feel together, it has all the amenities one would need for a hassle free vacation. The view of the gulf and proximity to the house was wonderful. We feel blessed by the good Lord to have had this opportunity.

Fantastic experience: 12 Pine Lily Circle was an amazing stay. We enjoyed all the amenities including the pool, golf cart, well equipped kitchen as well as amazing beds! Definitely would return!!!

Fantastic experience: We had a Thanksgiving family reunion at this home and all of us had a wonderful time. There were a few items that were very positive like the pool and the forth floor outdoor deck and the indoor gathering spaces. The kitchen was very well equipped but the refrigerator space was limited as we cooked a lot of the meals including Thanksgiving Day. The pool heating system was hard to control, and some of the chairs around the main dining room table were wobbly and should be replaced. The home was very lovely and clean. We would recommend it to our friends!

Fantastic experience: This stay was simply AMAZING. 9/10 because the Pool Heat was broken. However, it did not take away from how BEAUTIFUL this place is and the FUN our family had. I highly recommend this property for your events. It will not disappoint. The property comes with an elevator. You have to follow specific instructions but it works well. Just a wonderful property.

Fantastic experience: Great modern condo with plenty of room. Kitchen is very well stocked with everything you need. Great little store across the street for ice cream and candy. Resturants within walking distance. Great trip, will for sure come back!

Fantastic experience: Lovely home- Looney Dunes- plush yet comfortable, great location with amazing views. We are returning to this home next year. 360 Blue staff are exceptional! Favorite was the view from the master bedroom deck- perfect spot to watch the sunset with a glass of wine. Easy beach access via public stairs on one side of the house, or just walk 2 minutes to the other side and take the wheelchair accessible ramp. Seagrove Beach is our favorite area on 30A.

Negative experience: Terrrible and the most ridicoulous unethical buisness move I have seen in a long time. We booked an annual Thanksgiving family vaction about 8 months prior to arrival for property Azzurro Way 26B. 23 hours before check in, 360 Blue emails me and cancels our reservation...no phone call, no text. Lucky I checked my email when I did. 360 Blue said the property was unsafe to stay in. The owners and 360 Blue wait until 23 hours before arrival to let me know? The property is about 3 years old! I think a property that was unsafe to stay in, they would know prior to 23 hours. All this was is the owners decided they wanted to be in the 30A area for Thanksgiving and cancelled their renters. Disgusting on both the owners and 360 Blue. Stay away from 360 Blue and especially this property.

Positive experience: The house was in a great location. You can walk to restaurants and stores. We did have a few issues like the hot water heaters not working, the pool needed to be cleaned and the ice maker started leaking which made the roof on the bottom floor start to flake off to the floor. With that said the staff was amazing and was very, very responsive. They fixed each issue immediately and were really fast about it. We were on a corporate retreat and had to go to our rooms every time we needed a bathroom break. There is no shared bathroom in the house. They are only located in the bedrooms. There is an elevator so that helped those staying on the 4th floor. The house does have an odd layout. The game room and the theater room are on the 4th floor making it hard to use if people are sleeping in the bedrooms on the floor. Also, there is no door going out to the pool or backyard. You have to walk around the house to get there. The location and staff made up for all of it.

Fantastic experience: We had a wonderful time at the Blue Door Cottage. It is beautifully decorated and sports 3 king sized beds, which was great for our group. The house is a very short walk to the beach and the B walkover, very convenient. We appreciated the well stocked kitchen with cooking for a large group! The bath tub in the bunk room is handy for kiddos and we loved the giant soaker tub for adults in the east bedroom. The house was very clean and well stocked with towels, too. We will be back soon!! Fantastic experience: Absolutely Perfect Stay! Our recent stay at WaterColor's "Quinnessential Cottage" 22 in 30A, Florida, was nothing short of exceptional. From start to finish, it was the ideal vacation spot. First off, the golf cart provided was a game-changer – truly the best thing ever! It made getting around fun and easy, especially with the short drive to both the beach club and the lazy river. The house itself was spotless, incredibly functional, and exactly what we needed for a relaxing stay. It felt like our home away from home, with everything we could possibly need. The location to the beach was convenient, and we couldn’t have asked for better weather during our time on the sand. The beach was absolutely stunning, and we enjoyed every moment spent there. Overall, I can’t recommend enough! We’re already looking forward to our next stay. If you’re considering a trip to 30A, this is the perfect spot.

Positive experience: 138 Beach Dr W is a beautiful home & the location is amazing. The support we received from Stephen & the Alaya team was amazing & much appreciated. We stayed 4 nights & hosted our daughter’s wedding here. The only drawback was not having a supply of necessities for the 4 days. For the price we paid to use it for an event (over $2000 more in addition to regular nightly rate), it would have been nice to have enough dish soap, garbage bags, paper towels, etc. provided). Having laundry facilities on each floor was a plus to make sure everyone had clean towels every day.

Negative experience: We stayed in a watercolor rental this September and had a terrible experience. The house seemed like it was vacuumed and quickly wiped, not actually cleaned. There was dust on most surfaces, cobwebs all over the place, crumbs on counter, hair on sheets/towels, etc. For a "luxury" vacation rental, I would expect much more attention to detail from the housekeeping crew. We paid over $1,000/night for a 2 week stay here, so safe to say we will not be using 360blue again.

Fantastic experience: Great management company. "Endless View" in Seagrove Beach was beautiful! Great location and great management. The neighborhood was quaint and adorable. We even saw a couple deer on the back deck! Our 3 families felt like we had our own private living space, while still being all together. We did have a problem with the hot water heater on the main floor which was a little inconvenient (carriage house and lower level still had hot water). However, management was quick to return our calls and get service out to us. After their maintenance man diagnosed the issue, another service tech was sent, and then we had a to wait on a part before the water heater was finally fixed on our 3rd day. BUT, understandably, these things happen, and the important part is that management was very responsive and great about the whole issue! Overall, it was the perfect beach house for vacation!

Fantastic experience: We had a lovely time at Serenity by the Sea! The house was really big, giving the 4 of us plenty of room to spread out when we wanted. The kids loved the air hockey/ping pong table and the tvs in every room AND the HUGE pool! It was heated to a lovely temp and we spent hours in it every day. We also enjoyed the views from the crow's nest, and the awesome and close private beach access. All in all, it was a great stay!

Fantastic experience: Magnolia Dream was an amazingly perfect home in every little way for our family. 360 Blue was wonderful with the rental process. The whole family agreed the beds & pillows were super comfy. We loved the convience of the well maintained golf cart & bikes. The proximity of the beach to the home is eazy peezy(even for a 3 & 9 year old).The front porch swing was nice cozy spot for naps and quiet moments. The swimming pool was a hit & heating it was a nice game changing option. The yummy 360 Yolo coffee was a fun treat for our coffee loving family. We all enjoyed the entire home surround sound with our daily worship song play list. We liked the safeguard of the alarm @ the back doors to the pool. It was nice to be able to grill @ home. The furnishings were comfy in all 3 seating areas as well as the bedrooms & porches. The pool towels were a nice little extra. It was nice that there were beach items available for use like chairs, umbrellas,boogie boards & sand toys. Fun feature, the bathrooms have motion sensor lights under cabinets. The washer and dryer were large and quick to wash & dry. Lastly 360's extra touches were grealty appreciated. Like 2 rolls of toilet paper in each bathroom, generous welcome boxes in the bathrooms & kitchen with thoughtful extras especially the suncreen/aftersun/lip balm spf in a fun pouch! It was our first 360 Blue experience and it was fantastic! We are grateful for the thoughtful Magnolia Dream homeowners & 360 Blue! :)

Fantastic experience: My friends and I rented 34 Pine Needle Way for 3 nights. The house was absolutely beautiful and spotless! The beds were comfy and the towels and amenities were abundant. The golf cart and bikes were in great condition and they made our stay much more enjoyable! When we had an issue with an alarm going off or requesting an early and late checkout, we always received a quick response. Highly recommend this property!

Fantastic experience: We had a wonderful time in Port St Joe at this home with 360 Blue. It is really conveniently located. There is a Dollar General right across the street which was great for last minute things we’d forgotten. It is also just a few minutes from Port St Joe which has some great local shopping and restaurants. For those who may be interested - there is a coffee pot and a Keurig. There’s also a TINY salt / pepper shaker which is fine unless you plan to cook much - there are no other spices so plan accordingly. There’s also a sample size bottle of oil which was nice to have. There are plenty pots / pans / utensils there and there were a few extra towels in the laundry room which was nice. There’s also a set of corn hole boards down by the hot tub. This home was definitely large enough for our group of 12. It is right on the beach and access was super easy. We had a camp fire on the beach most every night which is legal there. Great place and we would love to visit again!!

Fantastic experience: We had such an amazing time at “The Place to Be”! We have stayed in Watercolor several times and this may have been our best house yet. Location was amazing- so close to Publix and so close to camp watercolor. The house was stunning and the golf cart and bedroom setups were perfect for our group of 4 adults and 6 kids. Negative experience: No clue what service they have or if its good.. I do know this.. Quoted rate is 489 per night, total to pay is 3590 for 3 nights..... Seems to be a better way to do this than misleading the consumer with a nightly rate that is 1/3 of the cost of the stay

Negative experience: Avoid renting from 360 Blue due to poor customer service and lack of attention to details. Upon arrival, we expected wristbands for our family to access the amenities and beach, yet we were made to wait more than 24 hours to obtain them. Andrea from guest services promised compensation via email at the conclusion of our stay, which was not fulfilled.

Fantastic experience: What a great trip! We went for 40th and 50th birthday’s to Miramar Beach “Emerald Retreat”. The house was spacious and included everything we needed. The pool area was great. A short trail to the beach was even better. The pictures and descriptions were exactly as the house looked. If we ever need a house that big again near Destin, we will definitely be back.

Fantastic experience: We spent our days on the beach and sandbars during the days in the sun and crabbing and building beach fires at night. Also, rented a pontoon boat at the nearby state park and spent the day at the point of the cape full of dolphins, sharks, blue crabs and sandpipers. There were so many food options nearby we had oysters everyday and never went to the same spot twice.

Fantastic experience: Spindrift was the perfect place for our family vacation to Watercolor. Only a 7 minute golf cart ride to the beach club and even less to Publix where we provisioned for our 5 night stay. The accommodations were exactly as described and represented by photos on the web site. Super comfy bedding; clean bathrooms; lush linens; well stocked kitchen; plenty of space for the grands (even a secret under-stairway nook in which the kids played numerus games - a real hit! Definitely recommend Spindrift!

Fantastic experience: Our condo was wonderful for many reasons- location was ideal, kitchen was newly renovated and beautiful, with all the provided appliances in tip-top shape. The primary bedroom on the first floor was incredibly spacious and the furniture appeared newish. The beds were extremely comfortable. On the downside, the unit needs a bit more refreshing; the tile in the kitchen and living room, while clean, needs a good regrouting or grout cleaning, and during the kitchen remodel it appears someone "cheaped out" and did not match the tile in a few areas. It is VERY noticeable. The couches in the living room are well past their use-by date, as evidenced by the discoloration and general appearance. More than anything: the living room is dark- lamps do not cut it. Retrofitting some LED recessed lighting in the ceiling would not be expensive (the wiring is already there for the ceiling fan) and would greatly improve the overall appearance of the entire area. In the primary bedroom on the first floor there is what appears to be a bleached area of carpet near the closet that is also noticeable, but I don't know how you'd easily remedy this. There are several switches that do not appear to power anything, and there didn't seem to be a way to change the fan speed. Again: replacing the on/off fan switches with $20 dimmer switches would be a worthwhile upgrade. Finally: with the fans off and the doors closed, the unit has a distinct musty smell that is less "Florida damp" and more "someone brought their wet dogs in, even though they weren't supposed to". If you can recreate the smell that is in the Seaside Style shop (very beachy/cotton), then this wouldn't be an issue at all. We're nitpicking a bit- we really enjoyed the whole experience, and think the added touches of the boxes with toiletries and kitchen supplies, as well as the coffee, are wonderful. Fantastic experience: We enjoyed our time very much at the Crabb shack. Plenty of space for us. There’s only one king size bed which is the master bedroom on the 2nd floor. A lot of the issues on the other reviews has been corrected. Kitchen is stocked. Bring your own seasoning if you’re planning to cook. Pool is about 5 ft. There’s a box of pool and beach toys. That I wished knew. Goggles, swim trainers. Bring your own electric air pump if you want to quickly inflate or deflate the floats. Beach is like a 5 min walk. There’s no parking for golf carts. What we did everyone get dropped off at the beach then one person drives the golf cart back to the house and take the bike back out to the beach. Overall, we love this house. And hope to be back again.

Fantastic experience: We loved our stay at 85 Elysee Court. The house was extremely clean, well stocked with kitchen items, bath towels, toiletries, etc. This house had all the bells and whistles and was everything we wanted in a vacation rental. The location of the house was great and the management team was easy to get ahold of / communicate with. Everything with check in and check out was easy and accessible.

Negative experience: Worst ‘luxury’ vacation rental company I’ve experienced. Had workers coming in and out of our house every day of our stay, barging in without knocking and even entering the bed rooms. When we complained, Elle and the director were both combative, successfully demonstrating complete and total animosity for their paying guests. If I could give negative stars I would, but one star is fair since they messed up our vacation last year (fool me twice). Not sure why we didn’t go with AvantStay like we did in prior years since we’ve never had an issue with their service and their homes are nicer. 360 Blue is low class service at upscale pricing. The amenities and service are worth than at the budget airbnbs I stayed at before I made money - thankfully it’s SO bad, it’s funny UPDATE: they responded that they resolved the issue but they did not resolve anything

Negative experience: Do Not Book this company!!! They have the absolute worst customer service I have ever had! We had a family trip booked with 10 of us 4 of them were kids 9 and under. A hurricane hit near the area where rented a house and we literally could not fly to get to our house. I spoke with Elle Burlas our representative and explained in detail our situation, how we could not fly out to get to our destination and said we would pay a fee just to change the dates of our stay. She was not accommodating of our situation. It was not in our control of the weather or that we could not get to our destination. She refused to help us after I begged with her to help us out! Worst company ever!!!

We are very transparent in our contract and communication that we have rentals where extreme weather is a possibility, and there are cancelation cut-off dates, so all of our guests are fully prepared. We also provide the option to add travel insurance through third-party insurance. Unfortunately, this is not a change that we can approve for our guests. Just as you have a binding contract with us, we also have a binding contract with the owners of each home that does not allow us to make changes beyond that 60-day mark. Our team will always go above and beyond where we are permitted, but the existing contracts tie our hands for cancellations and changes. We are sincerely sorry for any inconvenience.

Fantastic experience: Our family had a delightful experience during our stay at 71 Dolphin, which was facilitated by 360 Blue. The property was exceptional, and the pool was magnificent. Fantastic experience: I am mainly leaving a review for a particular employee at 360blue named Tim. Tim is the type of employee that sets this company apart from other rental companies! There are a ton of places to choose from to rent a house but I would come back to this one time and time again. We had a lovely week-long stay at a house in Cape San Blas, FL last week for our 1 year olds first beach trip and my father's birthday. Everything was perfect, the house was lovely and clean, we had no complaints! We did however encounter an issue, but it wasn't the companies fault. We had to have a pretty pricey package delivered to us while we were there and were told to have it delivered to the office. Unfortunately, there was some kind of delay and the package did not make it before we left. We had quite a hard time trying to track the package down, but thanks to Tim going above and beyond his normal duties, it was able to be located and shipped to us back home. He was extremely pleasant to deal with a d very empathetic to the situation. The other people I dealt with never even called me back. Tim deserves a raise and a recognition for give 110% and helping out a stranger!! Thank you Tim, from the bottom of my heart, it gives me faith in humanity and we will always use this company for rentals!

Fantastic experience: My families stay was awesome. One of the best family vacations we've had. The home we stayed was absolutely beautiful and perfect for the number family members we had on the trip. The 360blue staff was accommodating and very responsive all of our requests while staying the vacation home. Beach was in walking distance. We spent most of our evenings at the pool on the property, bike riding in the community, fishing in the lake behind the property. We will definitely be back again. It was really an amazing time.

Fantastic experience: We were so happy with our stay at Just Dune It! The views are absolutely beautiful with amazing sunsets everyday! The kitchen was amazing stocked with plenty of pans and dishes for cooking and even a crockpot. The extra ice maker was also a huge plus! The elevator was perfect for my 95 year grandma to get around. The little things like the bathroom and kitchen welcome kits were so thoughtful and helpful! There was also a stool we found in a closet that was perfect for my little kids to use to brush their teeth! My kids also absolutely loved the sun shelf in the pool! It was perfect for them! The gas grill was out of propane but was fixed/replaced with a quick phone call! Communication was super easy with 360! Everyone was very helpful!

Negative experience: One star is generous. My family and I rented a home from 360 Blue for our summer vacation. On the first day we discovered a number of issues. They beach chairs we had included in our rental hadn't been communicated to the rental company by 360 Blue so we didn't have any beach chairs on the first day. The code for the golf cart included in the rental of the home wasn't provided to us so we could not use it. Most frustrating of all is that we had no way to communicate with 360 Blue about the issues we had encountered. Our calls went unanswered. We tried to use the chat on their website get a response but were unable to even post a message because no one was available for the chat. We finally drove to their office just so we could figure out what was going on and have the amenities we had paid for in the rental. It was a terrible way to start our vacation all due to their lack of attention to detail and complete non-responsiveness. Disappointing doesn't begin to describe our horrible experience with this company.

Positive experience: Very nice home with beautiful views and great beachfront access with lots of room for guests. The elevator and pool were both great extras. There were a couple things that could use some improvement. There is not enough room for storing food that you bring since pantry is locked. The living room couch could use a good cleaning but all other areas were pretty clean. 360 left a lovely bag of coffee for the coffemaker, but there was no carafe. Fantastic experience: We really enjoyed our stay and was very pleased with the wonderful accomodations available to us during our first visit to Cape San Blas. Despite the numerous steps to reach all the floors, this modern home had beautiful views from both the main and top balcony. Negative experience: Updated my review to include the information requested at the bottom. 20+ years vacationing in area, Rosemary Alys, others. Never a problem. First time with 360 Blue. $18k for a week rental in WaterColor, everything should be perfect. The house had hvac problems at check including mildew. They let us check in with temp window ac units installed not warning us about the problem. I called many times, including finally driving to their office miles away. It took several days pushing them to correct particularly the mildew clean up and airing out which had permeated the area. In follow up the lead "decision maker" agent again avoided calls. Meanwhile we doubled up in rooms where hvac was working. 360 Blue had multiple opportunities to deal with us and simply get things right during the week. Instead we were finally told they owed us compensation for the "inconvenience", but would not discuss details until check out. Of course at check out their story changed and again with multiple hand offs and the lead agent again avoided our calls. Each time I called speaking to the phone service agents, I had to repeat everything over and their story to deal with this changed and was promised a return phone call in a short time. After chasing them the whole day after checkout, they finally made two modest uncoordinated offers at best. Afterwords in follow up to several more phone calls to them, they made a final reimbursement offer days later after check out that was forced down our throat as final. It was not adequate for what happened nor appropriate in whole how things were handled. Incompetent, not honest and clearly don't care. Business must be good and they don't seem to care about customers. Never, never, never rent thru 360 Blue. Reservation 2342920, shared, booked under Edmonds, 325 Western Lake Dr, 8/10-8/17. Given multiple calls I had with your office, should have been able to find this. More of the same.

Fantastic experience: Our family’s recent stay at 23 Azzurro Way in Santa Rosa Beach was phenomenal! The property is absolutely amazing and the 360 Blue experience was the cherry on top. From the 5 star accommodations, to the provision of the golf cart, and the available concierge services, we couldn’t have asked for more! The PRIVATE beach, along with the beach chair setup was awesome!!! There was an attendant who monitored the area throughout the day, which gave us added peace of mind. Negative experience: Our AC has been out in Watercolor for 15 hrs and I’m yet to hear back from 360 Blue. I’ve called several times, left my number several times and we’e no closer to having air. The heat index is approaching 100 today. We have a 3 and 5 year old with no where to go to find air under 85 degrees, and no resolution has been reached. My sister is a property owner, who’s property is managed by 360 Blue - knowing the insane fees they charge, and the amount of interest the new ownership has in servicing customers, I’m not sure if I would want my property managed by this company. I’m a small business owner myself and I absolutely hate when customers leave 1 star reviews, but when I call them to resolve their issue, I thank them for letting us know their concerns so that our company can get better. This is nuts though. Come on 360 Blue.

Fantastic experience: We stayed at this beautiful beach home for our annual summer family vacation! It was a total of 20 of us & we all loved the house, love the amenities & the house was spacious enough for us all! We stayed 7 days, we enjoyed the beach everyday! Its Amazing to be able to walk out the back door & either swim in the pool or walk down to the beach! The kids loved the game room & all the games! The bunk beds were great for the kids as well! We loved having our own washer and dryer in the master bedroom! All rooms were spacious and comfortable! The owners were even gracious enough to allow us to stay a few hours late on our check out day since they didn't have anyone coming in that day to stay there and our flight didn't leave till 6pm that night! Positive experience: This house accommodated our large group of 33 people well. The home was in good condition (as pictured) and well stocked with dishes, towels, etc., but the main living room furniture could use replacing, as well as the cushions on the loungers by the pool. The pool with the outdoor TV was great for the kids. The access to the public beach was about a 5 min walk. The 4 free beach chair setup was nice. This house was advertised as "private beach access" which is one reason we booked it, but it does not have private beach access. Only public beach as FYI.

Fantastic experience: The house was very clean, we had plenty of towels and the bathrooms and kitchen had cute boxes with soap, sponge, shampoo, dish soap, laundry pods, dishwasher pods, etc. We also had a cute bag with some beach lotion and lip gloss. There was plenty of toilet paper and even had a roll of paper towels. Such a cute way to provide a few items that are needed on vacation. Would definitely recommend to stay at one of your rental properties!

Fantastic experience: Ocean Pearl was such a beautiful and comfortable home. Great layout was perfect for our family. We especially enjoyed the short distance to the beach and the awesome ocean views! 360 Blue is quite possibly the best property management company I have had the pleasure of working with. Fantastic experience: We have stayed at many different places. 360blue was by far the best company we have ever used. The home was outstanding. The quality of service was like none other. We felt like royalty. No stress all week. Our home was fully stocked with everything we needed and more. I am a professional baker and caterer. Being here with all the extras in the kitchen was wonderful. We cooked every meal. Never ate out. I didn't want to and didn't have to. Fantastic experience: This House is absolutely incredible. There were 21 people in our group and it was such a big and spacious house that I am certain we could have fit even more people. The kitchen is absolutely amazing. The pool is perfect. The bedrooms were big, the beds were comfortable, and the showers were all amazing!! The whole downstairs was a lot of fun with the pool table, the outdoor kitchen, pool and hot tub. The bunkbeds downstairs with the individual TVs was really a cool thing. The golf cart and adult bikes were also a big hit with everyone! We would want 100% recommend this home and would love to stay there again.

Negative experience: Recently stayed at a property that we had previously stayed at a year ago. We were disappointed to discover that the property appeared to have declined & looked somewhat neglected from our previous stay. Lights on exterior around pool were non-functioning, interior cobwebs on transom above bathroom door, significant dirt on louvered doors to laundry & HVAC closets, ceiling fans dirty, ants coming from outlet in kitchen, home smelled musty, skillets found under kitchen sink were covered with dried scrambled eggs… yes, I’m serious. And, the one that pushed me over the edge was when the 3rd floor shower leaked through the 2nd floor bathroom light fixture & exhaust fan. This property is in a gated community with private beach access & costs $12k/wk! Doubt we will be utilizing this mgmt co in the future. Very disappointed, as the amenities very much meet our needs.

Negative experience: When we arrived we noticed what looked like half inch long flying ants in the unit. One of the down stairs bedrooms had 30+ in the bed, under the sheets and on the pillows when we went to pull the sheets off for the night. There was also more throughout the bathroom. There were more in the kitchen and a few scattered throughout the rest of the unit. We notified 360Blue the next morning and during the extent of our stay they were not able to get any pest control service to our unit. Throughout the stay more of these large flying ants were everywhere throughout the unit(mostly on the first floor of bedrooms and the kitchen and living room area. We would find them all over our food and countertops in the mornings and at night they would fly and land on the tv screens since it the brightest light source in the rooms at the times. We killed probably 100 or so during our stay. The only thing that 360Blue was able to do was drop off a can of raid on our 2nd day however we couldn't spray raid into beds or in the kitchen where our food was for obvious reasons and we also had 5 children under 6 years old in the unit and spraying raid just wasn’t an option. By the end of our stay when packing up there were piles of these large flying ants in multiple corners of the 2nd floor and the bedrooms and bathrooms. We were told we would get a reimbursement for the issues and the loss of the infested bedroom, however the reimbursement was a total of $548 dollars. With the total 7 bedroom unit costing $9068 each bedroom would equal $1295. We asked for a total reimbursement of $1295 since we lost an entire room for the duration of our stay however we have not heard back and I doubt we will. Other than the bugs everywhere and the loss of infested room, the rest of the stay was nice and seemingly no issues. We hope 360Blue understands our concerns and will reach back out to make it right.

Fantastic experience: Our vacation home in Miramar Florida was amazing. The house was beautifully furnished and very spacious. The neighborhood has a private beach access so it was easy to walk to the beach without any hassle of walking on public sidewalks or crossing roads. The premises had breath taking views of a pond in the yard and landscaped very well. It's in a gated community, making it safe for kids to ride the bikes that came with the house, free of additional charge. We had access to the garage making it awesome to have a place for all of our sandy beach items with enough parking for both of our cars. Overall, a 10/10. 360 Blue was very easy to contact with all questions we had. They made sure our stay was comfortable and returned our messages fast. I would definitely recommend this vacation home and booking through 360 Blue. We will be booking this vacation home again next year. It was that awesome!

Positive experience: We had an issue with the fridge not cooling as it was still 67 degrees six hours after we loaded the first day with alot of food (including meat and fish - some of which had to be thrown out as it was warm by the time this issue was discovered). Apparently (according to the maintenance team) this is a common issue as the cleaning staff apparently leaves the fridges open to air out for several hours which warms it up and then they take 12-24 hours to cool down. There needs to be better communication with guests that this issue may occur as we would have certainly not loaded perishables into the fridge and not checked on for six hours had we been made aware of this. Having said this, when the issue was brought to the attention of 360 (after three voicemails) a new temporary fridge was quickly delivered, but that shouldn't be necessary.

Negative experience: Really poor management and work ethic. Multiple requests and only one response. The time it takes to hear back is unacceptable for the price you spend per day. We had hair, sand, and blood on our “clean” sheets. After requesting someone to come pick up the old nasty dirty ones and remake our bed, then they just dropped two bed sheet sets off and left. Ice maker was turned off in the fridge, so we had nothing when we got here and it took 10 hours to have ice, so we had to go buy ice. They left 2 propane tanks with the grill completely empty and every store nearby is out, so we can’t even cook. Driveway is covered in gravel and sand because of the poorly maintained road so you slip and roll your ankle with every step. Trash all over the yard and patio. Chairs, umbrellas and cushions near the pool were scattered and not in place. Messes everywhere. Outdoor furniture has bolts and screws missing so it is in pieces or falls apart when you touch it. Pool has debris in the bottom and no one has shown up to check chemical levels after 3 days. Had to go buy a broom to sweep up dirt and debris in the house because it was not done prior to our arrival. Numerous interior doors don’t even latch because of house settlement issues. 3 tubs will not drain properly likely because of hair built up in drain, so we have to stand in water while we shower. 2 bathrooms had no soap in the dispensers so we can’t wash our hands. Kitchen had no soap so we had to buy some. Gate to the backyard and pool won’t latch. Multiple remotes in the house had dead batteries so we had to go buy some. Overall poorly maintained property and we will likely never use a 360Blue managed property ever again. Already spent hours cleaning and running to the store, and spending $50 just to be able to operate stuff. Awful experience.

Fantastic experience: Fabulous house! We were a group of 5 families with 10 children ranging from 1 to 14 years old. We had more than enough room to accommodate us. The house was beautiful and immaculately clean. The kitchen had 2 of everything. It was huge. There was enough frig space for a large group. Very impressive! The pool area was great. Definitely an asset for when we had had enough beach time. Everything worked except some of the bunk tvs which might have been human error. The location of the house was wonderful. We could see the gulf. We were close to restaurants. The extra perks were the game room, the bicycles, and the beach chair set up. The kids loved it. It was just a wonderful experience for our family.

Negative experience: It was embarassing to my family and my guests. Their was mildew/mold in the bathroom upstairs and the hallway upstairs. The caulking/grout in the bathroom downstairs was cracking and dirty/moldy. Compeletely unacceptable and disgusting. Our hot water ran out one night and we had to call the emergency hotline. How can the hot water run out when we are paying so much money for this vacation home? How is that possible? Completely unacceptable and embarassing. The hardwood flooring was black dirty. It was not cleaned properly. Does 360A mop the floors? The dirt and grime on the floors make it clear to me that there is no attention to detail when we received the home last week. We were very disappointed. Not coming back.

Negative experience: The internet was out on our 2nd day of trip. We called and they said they would bring out a wifi box the next morning. Nobody ever came. We called back and they said that a repairman would be out to service the internet. No one came and we called back the next day, they said the repairman would be out between 1-5pm, no one showed up. We ended up leaving a day early because of this and when we left the internet was still out. We wouldn't have booked a place without internet as both my wife and I need to work remotely during the trip. Without internet the TVs didn't work, so our kids weren't able to watch any movies after being at the beach. We shouldn't have had to call that many times without any resolution. Not great service

Positive experience: I feel a 3 star is fair we stayed at 8696 e county Hwy 30 A Beautiful views overall nice home. The bad is they put a lock on the AC unit so you could not adjust past a certain temp. This was horrible and the upstairs during the day was 74 degrees when I reached out they were like it will cool off at night. I would expect some of my money back because they are advertising it as it has ac but it doesn’t work properly. Either the system it too small or too old and needs updating. We wanted to swim at night and the pool light inside the pool did not work so they said there were solar lights but these did not work.

Positive experience: The Thermodor oven stopped working during dinner preparation. What a disaster! House full of hungry people and your on call representative could only open a ticket for someone to check the oven the next day. When the representative came the next day at 11am he couldn't fix it and didn't have a clue why the oven would have an internet connection that wasn't working. For a 6 day stay we had to call several times for assistance. (Water feature on the roof top never worked and the hot tub wouldn't get hot). I didn't expect to have these maintenance issues in a home that cost this much to rent for the week.

Negative experience: Will never rent from 360Blue again. After driving eleven hours my family arrived at our rental in Cape San Blas, FL at the check in time dictated by 360Blue only to find that the door code provided in the check in instructions did not work. We called, texted and emailed the company but could not get a response. Our party of nine, including my 78 year old mother, sat outside the property in 90 degree heat for two and a half hours before a maintenance man was sent to give us another code. The company has not been apologetic and has given us a refund that is a tiny fraction of the large amount we paid to rent the property. Moreover, the dishwasher was not emptied prior to our arrival, we found trash in one of the beds, one bathroom sink and one bathtub did not drain properly.

Negative experience: Rented a lovely home in Seagrove but terrible management co. Many things were broken - like 3rd floor AC, ice maker, scalding water in (beautiful) primary bath shower & I could go on (threadbare towels for example). Despite call after call, nothing was ever fixed but got plenty of “ we are sorry for the inconvenience.” When you spend top dollar for a beach rental for your family, it should be pristine & all issues should be promptly handled. And it’s a shame because the house is great - steps from beach & pool, but the terrible (lack of) service really made for a poor experience.The owner of this lovely home should definitely change management companies.

Positive experience: Our unit was fine, except for the fact that previous renters had apparently broken the washing machine soap tray (which doesn’t need to be used). Repair man came 3 times during our stay, including at 5pm on Friday night the last night of our stay, after telling them we did not need it fixed. UPDATE: reschedule the Friday evening service call thank goodness.

Negative experience: As of right now, I would never book with this company again. We had a/c issues that were fixed, but we have had roach issues for over 32 hours and have gotten no help. They will not answer the phone and will not return a call back after numerous messages are left. We notified them of the extensive roach issue. We have pulled the fridge out and sprayed ourselves. When told the first time, they gave us a can of raid and then left. That was 32 hours ago, and still have not had an exterminator out to do anything. Update, after 48 hours of being ignored we found out what pest control company they use and called and scheduled them ourselves. The pest control came out the following morning and after 3 min of inspection he said no one should be staying in this house. He called 360 and we had another house to move into that afternoon. This company by far has the worst customer service I have ever dealt with.

Negative experience: First time using this company for our family vacation. Will never use again. Received call 1hr before check-in that the golf cart was unusable. They offered $100/day discount. You can’t rent one for less than $160/day. There are also HOA restrictions for parking, passes, type of cart etc. They have an exclusive provider - filled out form to rent from there. It was declined because the property is listed as having a cart. Multiple calls to customer service- they don’t answer. Takes 90+ min to get a return call. Ask to speak to management, they tell me they don’t work on the weekends. Crazy that they’re in the hospitality business and it’s a popular destination during the busiest time of the year. Didn’t think it could get worse. Checked in, it is a beautiful property. 1 bathroom was not functional. The other smelled like a family of 10 all decided to go #2 right at check out time. Absolutely disgusting. Trash cans not emptied. Used band-aids in trash. They did send maintenance and cleaning back after I left additional message and waited 90 minutes. Beautiful area/home but this company is a complete joke. Still waiting for return calls but losing hope.

Negative experience: Do not use 360blue. We have been using them for the last 4 years when staying at Watercolor. They charged us $100 for a parking fee they said our golf cart got. I sent them a screen shot from the app showing we paid the parking fee at the Beach Club and they said they would not refund us the money. We have spent $1000's with this company over the last 4 years and when we showed proof we paid the parking fee they wouldn't refund us the money they took from our account. They also lied about who charge my card trying to put it on the Watercolor HOA which I had to send a screen shot showing they did. It's not about the money it's about the fact that a customer has used your company and spent a lot of money with you and when you are showed proof of payment your company said we don't care we won't help you.

Fantastic experience: Just got home from a stay on the Emerald Coast, and we are already planning our next trip. We were so happy with the level of care provided by 360 Blue. We felt very pampered upon our arrival with all of the welcome gifts. Each bathroom had starter toiletry sets, the kitchen and laundry room as well. They were adorably wrapped in boxes and the items smelled so good and were used by all! We also were given a fantastic backpack beach cooler which we put to good use each and every day at the beach. We also used it on our sad ride back home to reality, as a car cooler. When had a couple of questions on how things worked or where things were located, we were replied to immediately through text message. I almost forgot to mention the app 360 Blue uses. It was really well thought out and had all sorts of information about our house, the area, how to get to the beach, how to use important amenities, pre order beach chairs or plan activities etc. We were very impressed with it. I cannot tell you thr number of times we used it as a reference. We will definitely be recommending 360 Blue to anyone looking to rent a beach house in the future and can't wait to use them again ourselves!

Negative experience: I was hoping to be able to rent a property for a small wedding. Since this is a wedding, I have questions I need answered before booking. I've called at least 10 times and told the property manager would directly call me back and has yet to do so. You would think they would be more diligent in responding to people looking to spend 12K for a rental.

Negative experience: I cannot stress enough to NOT book with this company. Not only was our vacation ruined because of an AC issue, but now they will not contact us back via phone or email after numerous attempts. Please steer very clear of this company. They took what was supposed to be a relaxing carefree vacation and turned it into a nightmare. Also, the last AC technician told us that they had problems with this house prior to us booking. If you do book, take notes of everything! This is my review left for Calista Vacations powered by 360 Blue: DO NOT BOOK!! We are currently renting house through this company and every night that we have been here our AC has not worked on our sleeping floors. They have sent out an AC company three times and they have NOT fixed it! We have slept in the heat every night we have been here and NO ONE will contact us back. This has been such a NIGHTMARE! Also, the home was not properly cleaned upon arrival either. This has literally been the BIGGEST headache I’ve ever had to experience on what was supposed to be a relaxing time that we have spent a lot of money on. DO NOT USE THEM! Although a review I posted received a response suggesting we were offered to move, this offer came after four days of enduring the problem. With a party of 16 people, relocating was not a feasible option. Moreover, my husband was later informed that no alternative accommodation was actually available, as the initial offer was made by a new employee who was unaware of the actual situation. Consequently, our only "solution" was the continuous visits from technicians and the provision of two box fans, which were obviously inadequate in the Florida heat.

Negative experience: Avoid 360 Blue: A Disappointing Experience with Watersound Rental We recently rented a large home in Watersound through 360 Blue, and our experience was incredibly disappointing. The pictures on their website made the home look amazing, but they were misleading and outdated. The reality was far from what was depicted. We're filing a complaint with the Florida Department of Business and Professional Regulation (DBPR) for false advertising. If you experience similar issues shared below with 360 Blue, I suggest you do the same. It's easy to file a complaint online; just Google DBPR complaint. Major Issues: • Trash Everywhere: Upon arrival, we found trash strewn across the property, including beer cans, dental floss picks, food covered with ants, and even pieces of home siding. This was a terrible way to start our family vacation. • Dirty, Cheap Furniture: The outdoor furniture was dirty and of poor quality. It was not what was shown in the photos. The BBQ pit was also filthy (well beyond what you’d normally expect at a vacation rental). • Rotting Decking: The outside decking was rotting and chipping in multiple places. • Extreme Mildew: There was extreme mildew all over the doors and porch areas. • Nearby Construction: There was construction on a new home just 15 yards away. We were woken up before 7 AM due to the noise on multiple mornings. • Interior Issues: Inside the home was okay, with a primary outlet missing an outlet cover and the house needing touch-ups and a more thorough cleaning. There were also dead ants in several windowsills. Unresponsive and Unhelpful Management: • Outdated/Misleading Pictures: They told me they’re not obligated to update the photos and we should have expected “normal wear and tear.” The pictures on their website are so old that the entire exterior of the home has been painted a different color since they were taken. The outside of the home is well beyond normal wear and tear. The state of the outside living area compared to the depiction of the area in the website pictures is our main issue. It's total deception. • Refusal to Relocate: Despite an equally priced home being available a block away, 360 Blue refused to move us. • Inadequate Cleaning Response: They sent a single person to clean the extensive mess, who had to come back twice, and we still ended up picking up a grocery bag of trash ourselves. • Lack of Disclosure: They claimed they are not required to disclose nearby construction, so they don't. • No Local Support: Despite claiming to have local staff (their parent company is in Virginia), they refused to send a property manager to inspect the issues with me. • DIY Cleaning: Ultimately, I had to clean the doors, walls, decking, furniture, and patio myself after getting a broom and hose nozzle from them. • Manipulated Reviews: Almost all the property reviews on their website are 5-star or near 5-star, which is highly suspicious. A quick look at their Better Business Bureau profile shows over 15 negative reviews and an F rating. Be wary of everything they advertise.

Negative experience: Our family has rented vacation homes in the Seaside/Seagrove area for many years, and we will never use this company again. This year we rented a 7 bedroom home (sleeps 20) that was four stories. It was advertised to have an elevator. This company’s customer service is terrible. The properties are beautiful, but the company was not responsive to two major repair and safety issues regarding a gas leak and a broken elevator. Begging the company to respond to us was time consuming and worrying about the safety conditions of the home ruined our vacation. We expressed that two of our guests needed the elevator because of heart problems. We asked to move to another home but they were not responsive. We asked for a partial refund because we could not use the stove and had to eat almost all of our meals out of the house (with 20 people) for the majority of the 7 day trip. They offered us such a small refund that it would not cover the cost of one day of meals for our family. When third party repair people finally came to address the issues, both the gas appliance repair person and the elevator company noted major safety/code violations with the stove and elevator. There were lots of small issues but it seemed futile to mention because they were so non responsive regarding major safety issues. We are still waiting to hear from the company regarding a fair refund…

Negative experience: BAIT & SWITCH My Father has four forms of cancer. Being a former local and having stayed in Watersound many times, I knew my parents would need a golf cart to get down the long boardwalks to the beach. Photos clearly represented there to be a golf cart. So, we booked the house for far more than we have ever spent on a rental to have a possible last family vacation. To add a golf cart for a week can cost $1000, and who knows if we can even find one available at the last minute in prime season. One of the showers isn’t functioning, but they only said shower number 4 (as if they had labels), and the customer service representative refused to transfer me to a manager. I understand a mistake or two, but the customer service representative made it so much worse. Shame on this company and a complete failure in customer service. This was only within the first hour of arriving. Who knows what is next.
