Fantastic experience: I actually live on the property , purchased a home this past April so my review is about the general park . I love it here , most of the residents are nice , the club house has activities that I partake in and as far as the bar , I like going there on Friday nights and socializing with the regulars , and I feel it's a safe place because there is very rarely any trouble because the staff are on top things

Fantastic experience: The owner is very nice! Very quick to try and fix any problems that you go to him with. Some people don’t speak to management and just leave a bad review after the fact it seems; that is unfortunate. I personally love the place!

Negative experience: $375 for 3 nights. Wasted. Bar with more people looking like the freebirds wrestlers and less teeth I've ever seen. The lake was too low to be able to get a line out without a boat and the boats there were almost drydocked. New deck but sap seeping out badly you couldn't lean on the rail or walk in a few spots. Never going back.
Well Jason, based on our current circumstances, we've made the difficult decision to terminate our association with you. From this review we can see you're basing your rating, of our cabin, upon things I don't have any control over. 1st point: The tavern where the locals go to hang out and their lack of adequate teeth for your liking (the “Bar” said they welcome you back and would like to discuss this matter in person with you). 2nd point: The level of the water in the lake and your inability to fish from the shore, we have a record amount of rain in Florida this year, the lake is not low (also, there's a dock over at the Kiwanis about a mile away, you can see it from the shore and it's public). 3. The new deck: it's new, new boards CAN seep sap when they start to dry out in our heat. Had you brought your dissatisfaction about this to my onsite manager's attention while you were staying there, our 7 days a week maintenance would have taken care of it (scraped and sanded would have taken less than an hour). Even a brand new deck didn’t make you happy, therefor I’ve concluded there’s nothing anyone could ever do to ever make you happy. Your 1 star review wasn’t a fair rating, it was spiteful and inaccurate and shouldn’t be relied upon by anyone. The deck situation might have turned out differently if you brought the issue to my onsite manager’s attention while you were staying there.

Fantastic experience: We love this place! The water was warm and refreshing too. This place is amazing, relaxing and an anti stress reliever. Fishing was good too with some exceptions of turtles coming to eat our bait after a while. Overall I love it.
Fantastic experience: Love it. It's been a minute since I had been to Mill Dam. It seemed to be cleaner and the water was clearer. Great place to spend the whole day. The bathroom facilities were accessible and clean. We enjoyed every minute we were there.

We are the mobile home park and Cabin/RV site rental place on the south side of Mill Dam Lake. We do have a nice RV bath house with a dog wash though and it's cleaned regularly too. I love it when I'm there, it's definitely a little slice of heaven. Thank you again for your review.
Negative experience: This place has gone down hill since it was taken over by private company 18.00 for two people and beach was mostly grass will not be going there any more

Negative experience: Here for 15 days so far cable has home shopping station and one news station that keeps pixelated.has wi Fi , but can’t screw cap on septic so smells . Sunsets are still pretty and free.People are really nice and the place kinda grows on you

Positive experience: Website is very old, at least 4 years. Please call the office with questions. Sharon was very pleasant and was very informative. Restaurant across the road is Kern’s Family Kitchen, open Tuesday to Sunday, 7a-2p. Closed Monday. Laundromat is on property. We didn’t use it, but appears most machines were out-of-order. We rented a cabin for a week. Some lighting didn’t work, however it didn’t interfere with our stay. Cabin was mostly clean and comfortable. Noise from the highway is noticeable at all times.

Negative experience: This place is disgusting...pictures are outdated and do not depict the current condition of cabins. We rented a cabin and it smelled of sewer or something that we could barely stay 1 night. Mold, mildew, electrical outlets non working, horrible bed, black hair on towels and paint peeling off the walls....and the list goes on.

Fantastic experience: Only been there for a a day, it’s small, and there’s a lot of traffic noise if that bothers you, but everybody has been really nice and clean. There’s no crazy parties at night or anything that would make anybody nervous. Just people with their dogs being happy. Oh, and I have to mention the view over the lake, it’s beautiful!

Negative experience: The website is very misleading. There is no swimming on property, no way to put your boat in the water at property. I have lived in Florida since I was 2 and everyone knows how hot it is in July, so they have no coverage over there picnic table on the porch you go outside to sit on. ThisON-SITE BOAT RAMP AVAILABLE is on your web sight. Just because my name was not under the register does not mean I didn't stay because I did. You cannot swim in Kiwanis area it is locked off.
I searched our reservation system for your name, neither first nor last name for you comes up so I doubt that you have stayed with us and your review is something that shouldn't be trusted therefor. You should state your cabin number and date of stay to increase your credibility when leaving a review. I'll treat your review as if it were valid but I believe it to not be. This is a BEAUTIFUL lake front cabin / cottage rental business and swimming at the property in the lake is at your own risk due to the presence of alligators in every freshwater body of water in Florida. I'm wondering what is misleading about that part? You walk out of your cabin/cottage, walk down to the waters edge less then 50' away, and go swimming if you want. Seems pretty straight forward to me. As for the boat ramp, we never say we have a boat ramp on property because we never have had a boat ramp. Some people have loaded their boats from the shore but it's not recommended (because you can get stuck even with 4x4). We tell everyone that THE WAY YOU SHOULD PUT YOUR BOAT IN THE WATER is to go only a half mile to a mile down the road where the entrance to the state park / Kawana's is. There you'll find they have a boat ramp and a swimming area with a beach (if they don't like ours, but I'm guessing you just didn't ask). You are correct, it's REALLY hot here in July and some of our picnic tables for some cabins / cottages receive no shade from the large oak trees on the property, some people love that because they come from out of state and want to get a good tan before they go back home. I've personally seen people suntanning on the decks, sorry we couldn't make you happy with that. Did you ask to switch units to one in the shade? Some times we have units open that have shaded decks. WE'RE ONLY AS GOOD AS YOU'LL LET US BE, so to post a bad review and NOT bring any of your dissatisfaction (or confusion) to our attention DURING your stay, is quite honestly, unfair of you. Please take this into consideration before you write your next review.

Fantastic experience: Do not pay attention to any of the bad reviews !!! We stayed there the week of 6/3 - 6/11/22. The place was immaculately clean, fully furnished, and very comfortable. I booked with Jenna and after booking seen a bad review which made me nervous and skeptical about this stay. I packed more than I needed (just in case) and was prepared to go elsewhere if it was a dump. WOW....The minute we walked in .....I knew the reviews from the ex employees were bogus!! This place and our stay was wonderful, and can't wait to go there again! Thank you Jenna and crew!! We will definitely be back for more rest, quiet and relaxation that your resort provides.

Negative experience: Rented 3 cabins for family coming in for our 50th wedding anniversary party. I inspected them before guests arrived. All 3 had dirty microwaves, some had dirty stove, refrigerator, floors etc…cabins sleep 4 but only had dishes for 3. Manager was nice when I booked them but had flippant attitude about complaints. Said she would have housekeeper go back in and that they only put dishes for 3 in cabins now. On arrival family found nothing had been done and three year old granddaughter cut toe on staple sticking up out of bedroom floor. I worked there years ago under Jackie Milligan and for a short time under Ron, it was nice then. I called the owner David who then spoke to manager and told me she was taking care of it. He told me they only have one housekeeper and that if I ever wanted to come back to work just call him, that was nice to hear. Well she nailed down staple and left extra dishes in that cabin but nothing else was done. I don’t think I could work under current manager when she obviously doesn’t care about customer satisfaction. It’s a shame to see a place that was once a great place to stay fall into such a state. Poor management is the cause I believe. Definitely not worth the $320 per cabin.
Fantastic experience: Love this park, the people here are so friendly. Alice's dam place is walking distance, if you happen to like to play cards, bingo or watch (sing) karaoke. Always something fun to do. Even just relax and have a beer or wine and enjoy the band!
Negative experience: Discriminates against services canines that are professionally trained to perform their duty. Do not stay here.
Your review is simply not true. If you have a licensed service canine that has an ID (for the canine) and you can tell me the service the canine performs for you (the one question I'm allowed to ask) then we can NOT refuse a stay to you. However, if you have an ESA and especially if the ESA is over 30 lbs, the park rules (prospectus) prohibits me from renting a cabin / cottage to you. This is for the protection of all the other dog owners that have dogs less than 30 lbs. The little dogs get hurt by the bigger dogs every time there's a confrontation. So I'm just going to guess that your canine is over 30 lbs and you were refused a stay. For that I'm sorry and my hands are tied on that one. Please consider removing you inaccurate review or include more details to help other readers. Thank you.

Carrie, please consider removing your review. 3 stars for a review for a place you didn't stay in is not fair. We book solid at least 6-8 months before season gets here. The monthly fee you find pricey is $1150/month for a 1 bedroom and $1350/ month for a 2 bedroom with everything included: power, water, sewer, internet, cable TV with ShowTime. How much does it cost to stay in a hotel for that long (I think it's 3 times that much). We've been in business for over 12 years and it's a beautiful resort on an almost private lake that's not deserving of your 3 star review. Please be fair and remove your review. Thank you.
Negative experience: A friend rented a place for $1380 for the month of January. At first he loved it. In the first week there he helped an older neighbor lady by going and getting her a new battery for her car. He installed it for her and then watched her little dog the next day while she visited her daughter (I think). She came to sit on the porch and the rotten furniture broke under her (luckily she was not injured). He loves animals and began feeding the cranes. He went to great lengths to try and help one of the cranes that has a broken leg. Called 4-5 different animal rescue places. Had one lady come but she said it couldn’t be helped. He called Sea World and they said they would help but it would be a while or he would have to catch it (which he planned to do). Other people there also fed the cranes, but he was told to stop. He also observed feral cats and wanted to try to catch, have them spaded and released back, but they told him to stop feeding those also. He has such a love for animals and couldn’t ignore them when they came each night for food. Many people staying there have dogs, and cats. He got two little baby bunnies and bought a cage for them but was told he couldn’t have them there (they are considered farm animals). And/or it costs $100 extra per animal. He bought fishing bait for one of the other neighbors who enjoyed fishing. He trimmed a couple palm trees that had been neglected and offered to power wash some of the places that had been let go…It goes on and on how he tried to be kind but the management started to harass him in a very unprofessional manner. He learned that many many people who stay there dislike her but no one says anything. She asked him to leave and if he didn’t she would call the cops. Side note…he sees intoxicated people coming out of “Alice’s Dam Place” all the time. He doesn’t drink. He is quiet and his biggest offense is he loves nature and animals. Due to her horrible treatment, he asked her to prorate the place up to the time he was there and he would vacate. She told him no refunds. Meanwhile the furnace stopped working, Maintenance couldn’t fix it and it seems they may have cut off his hot water or it was breaking also. He was concerned about her calling the cops so he called them first. He explained the situation and they told him Mill Dam “Resort” could not evict him and keep his money. They had to refund him. So he had 8 days left. And at 7pm on a rainy night she called the Sheriff to have him evicted!! I have known him almost 24 years and he is a good man with a giant heart. He has helped more homeless people than anyone I have ever known. He has saved more animals than the average person ever will. He is 63 with no where to live at the moment. He is a journeyman electrician with the IBEW. I can’t believe how heartless these people have been. It’s horrible. Do not give this place your business.
Glen, some of what you said was true but not the way you were spinning it. We appreciate your friend (Jerry Lightner) when he was helping his fellow human. I didn’t know he helped someone get a battery for their car or was pet sitting so that was nice to hear. He WAS also feeding the wildlife which was against the rules. The specific sandhill crane that he was feeding had an injured leg. He tried to get several agencies to help him but when “one lady come but she said it couldn’t be helped” this was because HE WAS FEEDING THE BIRD!! Their rule is: if they can see an animal is being fed, it’s classified as a pet and is the owner’s responsibility. Because he was feeding the sandhill crane, the crane couldn’t get the help it needed. Feeding wildlife teaches them not to fend for themselves and makes them weaker. The rule is for everyone’s protection, the humans and the wildlife. No one else feeds the cranes as it’s ILLEGAL to do so. A quick search on “Is it illegal to feed sandhill cranes in Florida” produces this result: “In 2002, the Florida Fish and Wildlife Conservation Commission made it illegal to intentionally feed sandhill cranes (Florida Administrative Code 68A-4.001(6)). When cranes are fed and learn to associate people with food, they can lose their fear of humans. In 2002, Florida lawmakers made it a second-degree misdemeanor to feed sandhill cranes, raccoons, bears and foxes, punishable by a $500 fine and 60 days in jail.” Please give us your friend’s current address so we may advise the authorities of his practices. As the owner, I asked him NOT to leave food out for cats, that it would attract racoons or bears that occasionally roam through the park (because we’re in the middle of the Ocala National Forrest, we’re in their habitat). He promised me he would not but continued to do so even after a 3rd & 4th warning by management. This was also after he promised to get rid of the bunnies which he didn’t do. He hid them when we inspected the unit. He was never given permission to have the bunnies, we would have said no and saved him the trouble. He also didn’t have a proper enclosure for them when they were inside, just cardboard boxes so feces & urine were allowed to just go on the floors. This is something that I’m sure you would want your guests to do in your home you’re renting to them, right? So, he was breaking my rules, repeatedly feeding the wildlife, leaving food out that attracts bears and hiding pets he wasn’t supposed to have, it was time for him to go. But he didn’t just leave when he was asked to, nope, he had to contact the police himself as if we were going to do something wrong. So he remained until we were forced to call the police. Yes, we did refund the unused portion of his stay. We’re familiar with this rule. We don’t like evicting guests, it’s a last resort. In the 12 years since we’ve had the motel license, we’ve only had to call the police 1 other time for an RV guest that also wasn’t following the rules. Even after repeated requests from management and other RV guests around them. The rules aren’t hard to follow and if we ask you to leave and you don’t, we’re going to have you forcefully removed from the rental or the RV space you’re staying in. I’m glad that Jerry likes helping people (homeless or not) and I’m glad he likes animals, tell him not to ever change that. Do tell him to change his attitude on following rules. As a friend of his, he may listen to you, so he doesn’t have to learn any more lessons the hard way. We’re easy to get along with and my managers are excellent!! The people that don’t like my managers are the ones that don’t like following the rules, so management must enforce the rules upon them to give others piece of mind around them. That’s their job, and they do it well.
Negative experience: Never stay at this place the road is so loud it almost vibrates you out of your bed and the cabins are so run down very dirty place and they prices change by the month Don't stay here if you want piece of mind they are dumps
I hope no one takes your review seriously. We treat everyone like family and you were no exception. My manager remembers that you came into the office almost daily just to talk to her. So you stayed at our cabins since August 9th 2021 until December 5th (4 months) and because we could not give you more time (place was already booked solid for season) you felt the need to give us a completely unfair google review. You were in 2 different units and both were confirmed to be cleaned before you moved in, so the run down and dirty was just not true. The price DID change because you moved from a lakefront unit to one that was newer and bigger so the price was a few dollars more for the bigger unit. You never once brought the road noise to our attention so we could put you in a quieter spot or move you to the other park 3 miles down the road where it is off the main highway. You're so quick to leave us a bad review but never once brought any of this to our attention. Some units are quieter than others. We had the ability to put you in a different unit but you said nothing. Please don't ever contact us again, we don't need customers like you, there are so many other happy ones that come here year after year.
Fantastic experience: Love this place!
Negative experience: Beautiful location but terrible maintenance and office employees. I rented for a bit here and it loved my first cabin then they moved me to another saying it was temporary but it had a lot of problems and it wasnt up to the same standard as the first. I was paying the same amount at both. Then when I came back from my vacation it was filled with mold which I had to clean and was asked to leave because I called every time there was an issue with the cabin but I did not own it so it wasn't my responsibly to fix things or clean up the mold. I was very diaspointed that it went from an amazing experience to feeling very unwelcome in only months. Especially when I was only home for a few days ten traveling for weeks at a time. You should always be able to call and report an issue with a home and expect it to be fixed, not asked to leave because there are too many issues with the home.
I'm sorry we couldn't keep you in the first unit (Cabin 208). That one had just been completely renovated to accommodate disabled guests and to try and be as ADA compliant as possible. We had other guests that had specifically booked that unit so our hands were tied there. As for the other unit (Cabin 227), when you left and came back and there was mold, we had determined that you did cause that issue by turning off the AC's completely. No one ever does that in Florida because we have close to 100% humidity in the summers (when you were staying with us). So the AC is essential to not allowing mold to grow. We never ask guests to leave unless it's determined that they are the source of the problems. Due to the excessive amount of repair calls (more than any other guest ever) it was determined that our best course of action was to discontinue our business relationship. Funny thing: the following guest (still there now) hasn't called for any repair issues, weird huh?

Positive experience: This is a cool little trailer park that is right in the middle of the ocala national forest. Silver springs and ocala state park are both very close and our mobile home was located right on the lake. It is not fancy whatsoever but it is a great glamping base to explore the area

Fantastic experience: Very quaint. Inviting and welcoming atmosphere. Quiet little personal trailers. Great place to stay for the night or the month. Milldam lake is an awesome calm lake to canoe or kayak. Outdoor grills at each trailer. Beautiful place to watch the sun rise or set. Alice's Dam Place Bar and Grill located at the entrance. Perfect place to eat and have a drink before walking back to your bed for the night. I recommend anyone going through the Ocala forest to stop for the night and appreciate the little slice of heaven they've created.

Negative experience: Mobile home park with very few RV sites. Bathrooms are falling apart, one has no running water in sink. Staff is wonderful and very helpful.
Thank you Cindy for letting everyone know we have wonderful and very helpful staff. I think the same thing but I'm a little biassed (as the owner). As for the bathrooms, we had started some repairs on that after your stay last year. I think the one sink that didn't have running water was the dual sink in the women's bathroom. I believe the supply lines were shut off until repairs could be made to it. I was told the other sink was working at the time though. We wouldn't have left a bathroom with no working sink, I always like to wash my hands when I'm done using the bathroom myself so I wouldn't want us leaving a guest without the ability to do the same.
Negative experience: Whole "RESORT" is old, dirty and poorly cared for. Many mobile home are run down. The smoke is so thick in the bar we couldnt stay. The resort boasts a restaurant on site but there was no restaurant. You can get a frozen burger or pot pie and warm it in the microwave. The site on the lake is great and the cabin was clean.

Thank you for letting people know that we were clean. I appreciate that. You stayed with us 10/19/2020 till 10/23/2020, I'm sorry no one directed you to where the restaurant was in that time. Across the highway (directly across from the office building) is Kern's Family Kitchen. They've been open since September 2019, (GREAT FOOD!!) they're listed on Google Maps and the manager could have happily directed you there. As for the the local tavern (Alice's Dam Place), yes I agree it's smokey in there but isn't that what people are expecting when they go into a local tavern? I do anyway. Hopefully you will reconsider your review and not let the smokey bar affect your review of our cabin business. Thank you.

Positive experience: Love bug season and the only people there all morning made our first visit uncomfortable. The restrooms are maintained and it is plenty shady and the grills are cleaned regularly. May go back again because it is nice and close to home.

You are leaving a review for the Mill Dam Lake Resort which rents cabins and RV spaces and is also a 55+ Mobile home park. I respectfully ask you to please leave your review for the Mill Dam Group Campground or the Camp Kiwanis Organizational Campground that are also on this lake and not for the Cabins, RV and Mobile Home Park known as Mill Dam MHP or Mill Dam Lake Resort. Positive experience: An older campground, undergoing some great upgrades - power stations are new and properly wired etc., beautiful scenery, it's not a kids playground locale but hiking is close and wonderful.
Negative experience: No dogs over 30lbs! I was all set to make some reservations when the lady tells me they have a 30lb weight limit on dogs which is not stated on the website! Highly disappointed to say the least. Needless to say my pup was in tears!
I'm sorry we couldn't help you with booking a stay Mr Castella. There are a lot of residents and other guests that have much smaller dogs (10-15 lbs). We've seen how larger dogs can hurt smaller dogs. We don't want this for any of our guests or their pets / furry family members. Also, I've personally seen some little dogs get the Napoleon complex where they think they need to attack or annoy the bigger dogs. It's just not something the current residents or guests should have to deal with. I'll make sure the website is updated to include this rule. Thank you for pointing out the clerical error on the site. I appreciate that. I would appreciate it if you would consider removing your review as it doesn't help anyone looking to stay with us about how our facility is. Thank you.
Negative experience: Went to look at property for sale that we were interested in. Unfortunately the place wasn't what we expected sight on seen. They showed us 4 additional places which one we liked but the price was too high for what we wanted or looking for to spend without having to go the financing route.
Mr Brown, I don't think your 2 star review is very fair. I'm sorry that the place you went to look for wasn't what you were expecting. We don't like to sell to anyone site un-seen. You really have to see a place before you purchase it we believe. Please consider removing your review as it is not a valid review to help people in deciding if they want to book a cabin stay. I believe you were looking at our handyman special double wide mobile home we have for sale. We haven't fixed that unit up completely to see if someone else wanted to choose their own flooring or pick their own paint colors. This is a great park with great people certainly well above 2 stars. If you spent any length of time with the residents, you would see this to be true for yourself.

Negative experience: This place has great reviews but you should know this... The place isn’t much like the photos, there is a bar when you first pull in and it reads “bikers welcomed” $2beer! Walking in to the bar looking for the office it was a experience. A group of people who didn’t seem too friendly, after finding the office they said your lot space is down the road. No map, no handout, they didn’t tell me the WiFi password until I came back later in the day. This place seems some what dangerous, RV parking is facing the highway. the cable tv got 3 channels and the WiFi works 50% of the time at best. If you have children or are looking to stay more than a night or two I would recommend going somewhere else down the road. Don’t be lured by the passport America $20 per night.
Ryan, my park has a lot of great reviews because they are well deserved. I'm sorry your stay wasn't what you expected Ryan and I'm sorry you didn't see the signs directing you to the office. I was there when you pulled in (I was making sure the camera system was working properly). I'm pretty sure my weekend manager Brian was there and gave you a personal escort down to your space at Lot 220 and helped you pull in. I guess with service like that we assumed you wouldn't need a map. The cable service requires a cable box and we had a few get hit by lightning and we are waiting on replacements. Most cable systems require a box from the cable provider. We may have had a spare one but you just had to ask. The WiFi password is posted on line a few places but I will instruct the managers to make sure they are giving it out upon arrival. Your comment "this place seems some what dangerous" isn't fair. It on a 2 lane road, Highway 40, and the posted speed limit is much less then so many RV parks that we pass on I-75 where they go so much faster. This wasn't a secret and it's easy to see where we're located right on Google Maps. As far as your comment about the place not being like the photos, we've never touched up any of the photos posted online so I don't know how that's possible. I've taken many photos personally and it's always a beautiful park. Now as for the bar: a local resident owns the business and it's mostly residents of the adjacent 55+ mobile home park that frequent the place. Everyone is really nice from what I've been told and witnessed myself. We go out of our way to make sure our guests have a good time and a good stay but we were never told about any of this, just your unfair 2 star review. Maybe you should have brought your concerns to management. I could have arranged a stay at our sister park 3 miles down the road. It's also on a lake and a beautiful park. For a 2 day stay I could have bent the rules about having to be 55 or older for you, if you had brought any of this to our attention.

Fantastic experience: This place is so amazing! When we stayed it was pretty empty, no one was in the cabins next to us. The lake is so beautiful and watching the sunset was amazing. We went down to silver springs and did the glass bottom boat tour, again just stunning. I absolutely recommend this place to stay and explore! We went to the road where the swimming spot is and explored it, it goes on and on in all directions. We saw 2 black bear, 2 diamond back rattle snakes, and a yound buck. I can not say enough good things about this place. We took our kayaks and put them in the lake. We saw a few gaters but they dont bother you. Such a wonderful experience! Thank you!

Thank you for the review Rachel but I think you are reviewing the Kiwanis park that's across the lake from us. We don't charge for parking because rent cabins and RV lots to the public. We don't charge for parking if you are renting a space or cabin. We do have picnic tables and grills but the beach, boat ramp and changing rooms belong to the Kiwanis park. We have bathrooms that are reserved for the RVers. We rent cabins and RV spaces on Mill Dam Lake. Again thank you for your review. In the effort of fairness I flagged your review as a conflict of interest to see if Google would remove it. If you get an email about that, that's why. I would love a review from you on the park but you'll have to visit us first please. Thank you again.
Fantastic experience: I have been a full time RV'er living here since December 2018 and absolutely love it. The neighbors and staff are all great, friendly and super helpful of each other. Whether you come for a weekend visit, to stay the season or even longer, you won't regret it!!!

I don't think you are leaving a review in the correct place. If you were trying to rate the Mill Dam boat ramp and swimming area, this was not the place. We do not let people in just to swim in the lake. We also do not do day trips. We rent cabins for a weekend, 3 days, weekly or monthly. Not sure your review is valid.
