Fantastic experience: For 30 years we have stayed at the Edgewater, Tower One. We have absolutely loved it. But for the past 2 years we have stayed at the Edgewater Leeward building We love it even more than being at the towers !!! . The Walk to the beach from the elevator takes literally ONE minute !!! The beach is less crowded by 80%! You practically have it to yourself. Carts are always available because it's a smaller building. As we've aged the Leeward building has been a huge blessing to us. And next door they also have the Edgewater Windward building. And they have a pool in between. You still have complete access to everything at the Edgewater, and eating breakfast and lunch and dinner whenever we want at Ocean's Restaurant is our favorite thing to do because here in Ohio we don't get to eat and listen to the ocean waves! WE LOVE THE EDGEWATER !!

Negative experience: Booked based on the website. BUYER BEWARE!!! The property is massive with aging (think 1970s) amenities and the few hot tubs are glorified tubs. Resort amenities are NOT covered by resort fees and will run $60+ for an hour of pickleball, tennis, or using the gym. We arrived, scoped out the property, learned we had been stuck in the Villas which are half a mile walk or more from the beach, and politely asked to cancel. After being threatened with a $200 cleaning fee for a place that doesn't need to be cleaned again, we just had to make the best of it. We learned our lesson and won't be back.

Fantastic experience: My family and I have stayed at Edgewater twice and loved both trips! Love the amount of pools and spas, restaurant/bar, live music poolside, all of it!

Fantastic experience: Beautiful pool. The room was very nice for a studio. This condo had a nice big bathroom.

Negative experience: There was a lot wrong with this unit. Beds in the second bedroom had all supports broken, box springs broken, and the wrong size mattresses (full on queen frames) although the maintenance team was responsive, it still took three days to get fixed and the mattress issue was not resolved. Roku TVs would cut out making them useless (all of them). Luckily I brought my own fire stick to make at least one work (proving it was not the internet connection. Every door in the unit is hung wrong and sticks. Second bedroom door was literally falling off. Vanity doors in bathroom falling off. Bi-fold doors falling off and knobs mounted wrong. Furniture is all wobbly, I was scared to sit on the dining chairs. Dishwasher is rusty inside. Can’t fully open the refrigerator door due to dumb layout. Air doesn’t blow into second bedroom. Shall I go on? Nobody is maintaining the obvious problems and just waiting for guests to complain. Oh yeah, and they charged me $80 for a second car parking when the contract and website clearly said $30. Otherwise, pool and beach amenities were fine, security and staff were friendly and helpful. I saw other units with friends staying that were much nicer.

Fantastic experience: Great condo resort for families. Sad that the huge lagoon pool wasn't heated (biggest pool at the resort). Gated security was nice although two of my girls had a Nigerian man in white van try to get them closer to the van when they weren't agreeing that he could come"join them"in the pool. You get into the community you need to have a pass stating which tower and room you are in before you can get through. I'm assuming it's the same across the street where the condos\golf course\tennis\shuffleboard other pools are. I didn't think I'd have to have constant parental supervision with older teens in a gated resort. Rooms were nice, view was gorgeous. Great restaurant on resort, Starbucks in gift shop. I'd definitely stay again!

Fantastic experience: So being that it was across the street from the Fire Conference and I got a deal I could not refuse. The owner of the condo was very sweet and very friendly. The space was laid out really well and plenty of room. Beautiful view of the ocean from the bedroom and the living room. The bed was very comfortable and the linens were clean. The location is close to very cool and great restaurants. Can’t wait to come back when it’s a little warmer.

Negative experience: I was there this weekend for the ghormley wedding and just let me say edgewater really dropped the ball. My niece didn't even get her video that was paid for because of the internet an they don't want to refund. The bar tender was terrible. At least the view was nice. Our room was dirty even though we couldn't even get in the door until 5 because the code didn't work. Very disappointing!

Fantastic experience: Great location. Well kept beach area. Great little tiki bar at the pool for sandwiches and libations!

Negative experience: Was disappointed. We were expecting a condo on the beach. We actually got a villa Across the street. When we finally found our villa there was no elevator. Third level with 3 seniors in our family with bad knees. We spoke to the rental company with no resolution. Should have been a great week but it was a pain in our knees. We will be more careful next time....if there is a next time

Positive experience: This resort is beautiful!! The pools and ground are great and the beach is wonderful. Last year we stayed in a condo on the beach side which was perfect but this year we stayed in a villa across the street that was very outdated and had issues like the door was falling apart on the bathroom which made it hard to close and open the door. Maintenance tried to fix it but it was not fixable. It had nails sticking out of it which was not ideal. It needed an updated in the restrooms and kitchen. If I had a separate category to rate the villa I would give it a 3 star. And the grounds, pool and beach a 5 star.

Positive experience: Stayed at the hotel part for Mother's Day weekend to spend time with friends coming into town. We had to change rooms 2 times finally got move to a whole another building due to creatures in the bed sheets staff was not very nice luckily shift change occurred you cannot get cash back once you pay and they always say that there's nobody to talk tland 99% of the staff is not American! The third room we got was a lot better facing the water on the bottom floor the staff earlier kept saying we can't put you on the first floor it just depends on how you talk to and deal with! I did not see any free breakfast we had to pay for everything!

Fantastic experience: My family and I stayed in Tower 1 #404 July 2021 . We had a wonderful experience. The room was super clean . . We could not have asked for a better all inclusive experience. Everything we needed was there . We will definitely be staying here again.

Negative experience: Firstly STOP! Move on to the next condo unit. The room your assigned (@8pm instead of 4pm) doesn’t even closely resemble the room you view online. In our brief (thank you Jesus) stay we had 2 unannounced visits from maintenance. Don’t bother knocking or calling hell just come on in and help yourselves boys. It’s a nightmare and diseased breeding ground. Stay away!

Positive experience: Facility was nice... Condo could have used a good cleaning. Under all beds was a thick layer of sand and other peoples' empty food bags, used Q tips, etc. No hand soap, paper towels, or tissues, very dirty furnace filter, (There were extra clean ones but had not been changed for a long time.) Had a Swifter but no pads, no extra trash bags. In otherwords, plan on bringing supplies from home or do shopping there.

Negative experience: Wasn't exactly what I expected... Our accommodations were located on the beautifully manicured grounds surrounding the gorgeous executive golf course so driving in you expect the room to be fairly nice. Unfortunately that wasn't the case for us. Upon entering our unit, we noticed it was very dated. The bathrooms didn't appear to have been updated since the 70's maybe with old broken faucet fixtures but that wasn't the basis for my disappointment. When surveying the master bath, I pull back the shower curtain to reveal a huge gaping hole in the ceiling revealing mold and mildew on the framing and ceiling tiles above. Apparently the unit above had a leak they tried to repair from our unit but never replaced the ceiling when (or if they) finished. We immediately called the front desk to report our concerns of missing ceiling tiles, mold & mildew. They didn't offer to move us to another unit but instead offered to send someone to check it out. No one ever came during our entire stay... I can overlook dated furnishings and fixtures when staying at a condo/villa as long as the unit is clean and in good working condition however a hole in the ceiling did me in. On the positive side, it was a spacious unit with 2 queen beds in each of the two bedrooms and there was a second bathroom that we actually decided to use instead of the one with an open-ceiling concept... If staying here, be sure to bring your own dish and laundry soap and paper towels as there wasn't even a starter amount provided.

Negative experience: Not even 1 star. Trash. No parking. Garage everywhere. Awful. Old and Out of date. Not even worth the price.

Negative experience: The only way this resort is rated 4/5 starts is if that rating is out of 10 stars. Starting with with severely outdated public areas. Those same areas are not kept well. Cig butts, trash, all over grounds and beach. Sour smell near main entrance at bldg 2. The mattress in our condo Bldg 2/504 was a back killer. Such a shame with such a nice beach and view at hand, you’d think you would invest more into this place. And if you have a rule of “towels do not hold lounge chairs by the pool before 9am” How about actually enforcing that. My true rating.... Boooooooooo!

Positive experience: It was good value, and just across from the beach. The part I found annoying was the maintenance guys were pressure washing and painting. They made tons of noise early morning to night. A garbage truck woke me every morning for two weeks. A nice enough place...

Fantastic experience: Edgewater is a great place to stay at with family or just with your spouse. It has many amenities that other condo's do not have to offer. Edgewater has a very nice large lagoon pool and many other pools across the property that you can lounge at. In addition to the pools and beach access the property also has a golf course, tennis and basketball courts.

Positive experience: We really enjoyed our stay at Edgewater last year. Our air-conditioned condo unit was very nice, with a kitchen and bathroom. But the outside of the property is what we liked most. The lagoon style pools were so neat, and the convenient beach access was awesome. We're going back this summer and would recommend anyone who is staying in Panama City Beach to try Edgewater Resort. You won't be disappointed.
