Fantastic experience: We rented the Villa with long time friends and family to attend our son’s wedding. Our arrival was delayed by 2 days due to weather issues in Dallas TX. Our concierge Angel worked with us and rescheduled our arrival limo pickup from the airport several times, which removed some of the stress from our travel. Upon arrival we were greeted with complimentary margaritas, chips and salsa with guacamole, which was a very nice way to welcome our stay. The Villa was beautiful and fully stocked with everything needed to prepare meals and barbecue outside by the patio. The sunrises and sunsets from the patio were spectacular. Cocktail hour around the pool and hot tub after being out all day was so relaxing. A special call out to Carla who kept the place spotless and provided fresh towels every other day. The gated community and 24 hour security made us feel very safe. We would definitely rent this Villa again.

Negative experience: WE CAN NOT RECOMMEND CABO VILLAS OR VILLA BESAME. While Villa Besame has beautiful views, and the layout of the home is good, there is very loud road noise and dogs barking from nearby homes at all hours. The furniture is dated (Mexican blankets covered the tattered sofa cushions)and the sound system and appliances didn't work well or at all. For a luxury property, we were expecting a much nicer home. The Sonos sound system was supposed to be throughout the home but was disconnected to all the upper-level bedrooms including the master. It also did not work in the pool area and was glitchy. The listing showed 5 televisions throughout the home but there was none in the master. We were supposed to get welcome margaritas and chips and salsa and there were no drinks. While the on-site concierge person was very nice and tried to be helpful, he was obviously not trained because he did not show us anything about the home. We had no idea how to use the sunroof in the master shower until a day before leaving when we found a remote or how to use the outdoor fireplace. We had meals catered most days several times a day and we were expected to use a refrigerator that was on its last leg. There was a sign not to open the door for very long or it would shut down the fridge. Even being cautious the entire time the fridge never got cool enough and kept blinking over temperature alert. Luckily none of us got sick from this! The chef made sure to use her cooler, but we could not trust the fridge to keep our food the correct temp the entire time. We specifically asked if the unit had hair dryers and what was there was the cheapest dirtiest old hair dryers I have ever seen. We were also not left anything to clean the counters in the kitchen or outdoor table area. There were so many vendors in and out of the home every day it was ridiculous. The on-site concierge person had no clue what days anyone was coming so people would just show up and walk in at all hours. Cleaners came daily early in the morning (including the day we were trying to check out and make breakfast which made no sense since they had to clean after us), landscapers, pool people came twice in 4 days (5 guys at a time), handymen twice and several pest guys twice. We had money stolen from the home. $200 was stolen from the master and $200 was stolen from a bag that was rummaged through in one of our guest’s room. We also had a terrible ant problem in the kitchen, master bedroom and bathroom the entire time. The minute we got to the home there were ants all over the kitchen counters and stove and the on-site concierge person said they would handle it. Handling it meant spraying some bug spray and telling us to spray when we saw them. The spray didn’t help so they sent pest people that sprayed outside but this didn’t help either. We had ants in our clothes, suitcases and all over our things and the chef was appalled and deep cleaned every time she came and cooked for us. We realize we are near the beach, but this was in excess. We had to spend 2 hours the morning of leaving to wipe down our suitcases and shake everything out that went back in to avoid taking ants home. Then when we returned home, we had to spend hours again making sure to wash and clean everything to avoid getting ants in our home. Pics attached of trails of ants since I can't post video. The caterer - Chef Mako and Rudy who were fabulous and the highlight of our trip as well as the massages.

Fantastic experience: From the initial phone call with Alex who helped us find the perfect place for our getaway to being greeted by our concierge Pablo upon arrival at the condo, everything was seamless. Our condo was perfection, the sunrises and sunsets were magical. Walking to restaurants, the marina, shopping was fun and not far at all. The pool was warm all day and the hot tub was such a treat after a day of exploring and wandering the town. Still reminiscing the view!!!

Fantastic experience: Costs Azul, on the beach. Our family spent the first week of February at this paradise. Spacious kitchen and common area all glassed in. Beautiful spacious bedrooms. A hot tub and pool. We watched the surfers and whales. Our concierge was the best, always there for our requests. I highly revcommend this property❤️❤️

Negative experience: The house we rented is as described. Just a lot of things not working like they should. The tub doesn't work right, the steam shower doesn't work. I even paid $75/day to heat the pool which has been out of gas for over 24 hours. Our concierge said the propane companies are closed Sunday. Why didn't someone check the propane levels when we arrived on Friday? If they had, this would be a non-issue. I also setup a rental car through CaboVillas from Avis and received a different vehicle than I was supposed to, which arrived an hour late. No response from Kyla that we booked with. They are trying to be high end, but this is not a well oiled operation, unfortunately! There is potential but we definitely paid top dollar to not get top notch service.

Fantastic experience: The villa (Casa Jazmin)was great we would stay again. The jacuzzi was a surprise since didn't see it in the online picture. The housekeeping was good too although coming a little later than 9 am would be good for those that want to sleep in. Our kids loved the couple dinners (expecially Chef Marino) that were arranged and we would do that again.

Amber at Cabo Villa went above and beyond and was always available via phone or email. Celebrating my 40th birthday, there was everything and more ❤️ Our concierge Mariana was always attentive and checking up on us. The catering services from Chile and Lime were beyond exceptional. The chefs and staff were soooo attentive, and the food was great with plenty of leftovers. They also packed and put away the food for us. Decorations were book by Paloma at creative destination events thru cabovillas. Everything was excellent!

Fantastic experience: I used CaboVillas for booking a villa (Villa Aurora - incredible!). They were great to work with. They communicated a lot before the trip to ensure everything was ready to go when we arrived. They were always available during the trip (WhatsApp) to help coordinate taxis, changes to the plan, etc, and always facilitative and friendly. For 8 friends on a golf trip tt was seamless, and never a hassle. If/when I go back to Cabo, I would 100% look to use CaboVillas before anywhere else.

Fantastic experience: I stayed at Villa Descanso with 16 other women. There was plenty of space and and the villa was gorgeous. We each had a shared suite with its own bathroom. When you have so many women having your own bathroom is a MUST! We only had a few problems with the air conditioning but the house manager addressed it quickly. We utilized the private chef and the team was AMAZING! will forever hire chefs to prepare my food. definitely was way better than was sleepy people can make after late nights. We also utilized the in house spa services. everything was great and worked smoothly when we arrived. Mariana was wonderful. She was our concierge and was very responsive and helped us get up and down the hill. Evan had recommendations when one of our excursions was cancelled due to the weather. The villas location makes it very difficult to walk up and down. we had to take taxis which did add up a little but was not very much to get to the nearby Marina/downtown area. I would definitely recommend cabovillas and villa descanso to large groups.

Positive experience: The Villa was amazing, but a lot of things were undisclosed or miscommunicated such as the tour credit once we arrived they said it had to be booked prior to arrival, our villa was booked under a everyday housekeeping agenda and once we arrived they said it was once for our stay, things like this happened frequently. Our concierge Pedro was great and very helpful. I would just make sure everything is in wiring and completely transparent because for us it definitely was not.

From the moment I first reached out to the company to get more information off of the VRBO posting before we even booked the trip, Beth was incredibly helpful, warm, and informative. She answered all questions in a timely fashion and was able to work with us to create a beautiful vacation. Not only was the house clean and orderly, but it was perfectly functional. All sinks, toilets, showers and kitchen appliances had no issues, and the AC systems were amazing. You simply cannot beat the location of the house, seated one house back from a private beach, tucked in a nook between two luxury resorts. We felt completely safe and the whole experience felt very private. Our amazing concierge Luis was available 24/7 for any needs we had with the house or questions we had about the surrounding area. Beth and the team at Cabo Villas assisted us in booking a chef service to come to the house for dinner one of the nights of our stay. Sergio and his team were absolutely magnificent. They were punctual, friendly, made AMAZING mojitos and food, and cleaned everything up afterwards. I would absolutely recommend adding this service through Cabo Villas to anyone’s stay. Another area where the Cabo Villas team exceeded our wildest expectations was with the booking of a catamaran for an excursion on one of our days in Cabo. Beth was an amazing help in this in price matching and booking for us, as well as helping us to coordinate round-trip transportation to and from the marina. We rented La Deva from La Isla Tours and it was an absolute blast, definitely a highlight of our trip. Without Beth’s help and knowledge of the boating companies in the area, we would never have had this amazing day! I would absolutely recommend Cabo Villas as a company, and Casa Jazmin as a rental specifically, to anyone who I know is planning a trip to Cabo. I can confidently speak for every member of our group when I say we definitely plan on coming back!

Negative experience: Villa Tranquilidad This is our first experience with Cabo Villas and some things went wrong. When we arrived in los cabos we had transport booked that never showed up, the person in charge of our reservation never picked up the phone we had to call the offices directly for some support, The House is great but with lots of issues, AC not working in two rooms, showers not working, Speakers not working. The cleaning and cooking staff were very disrespectful and rude they kept locking doors for the rooms that were not in daily use, and if you asked anything they will make faces and reject you or just ignore you. If you asked for the jacuzzi to be turned on they will tell you that they are on the way but never came. Really the only good part of this trip was the villa itself but it's in decline a lot of things are malfunctioning. I would advise that you spend your money somewhere else.

Positive experience: We stayed at Villa Hacienda Edith and it was so great. I loved that each room had a bit of distance from one another, but we still had a main living room/kitchen to hang out in. Views are phenomenal, Angel our concierge was quick and responsive. The only thing I noticed is that the water would sometimes go out through the day for a couple of minutes...but nothing too drastic or hindering to our stay. I would love to come back here in the future!

Fantastic experience: I hosted my bachelor party through Cabo Villas' La Finca property, and I have nothing but incredible things to say about the company and the property we stayed at. Nearly all of my inquiries before the trip were answered promptly, and when I arrived in Cabo, communications were simple and very responsive. The house manager, chefs, and cleaning professionals were all amazing and genuinely kind-hearted people. The property was crystal clean, the shower water was warm, A/C worked well, and we felt safe. Five stars all around, and we cannot wait to go back!

Negative experience: Prior to our arrival to our Cabo Villas stay, we had a great experiece. The company was very helpful and the concierge services were lovely; however, this company/the home owner failed to share with us that there would be construction happening around the entirety of the home - 2 homes were being built directly behind us and in front of us. Every morning at except for one morning at 7AM, we were woken up by hammering and construction. A total of 8 cement trucks pulled up outside for the house being built directly across the street during day 1 of our stay. Additionally, the stove and the ice maker did not work upon our arrival. They did have this fixed the next day, but this was still frustrating. This was NOT the relaxing vacation we were hoping for. Not only that, we asked if they would refund us back for a portion of the home for this inconvience and for not telling us about the construction and instead they only offered us a tiny discount on a future stay. So this is just fair warning if you're planning on booking a stay at Villa Bella Vida in San Jose del Cabo or any new home in the area they might be offering.

Fantastic experience: We went with our family for a 50th birthday party upon arrival we were greeted with drinks and all smiles from the staff. The house is BIG the rooms are spacious and very clean, they have everything to make you feel comfortable, fireplace, fire pit, a beautiful infinity view pool, hot tub, jacuzzi, gym and I might be forgetting something because it’s so many things on the house alone that you could spend your days just there. It is located on place with a beautiful view of the city with sunrise and sunsets picture worth it and no filter needed it. Now let me talk about the staff, all of us on that trip were grateful for the amazing staff, Betsa and her crew were helpful with every detail, from getting toothbrushes from someone in our party that she forgot to helping me getting Mexican candies for my kids. I absolutely LOVED practicing my Spanish and chatting away with them . Now the food! OMG the food was absolutely the best. All meals we felt like we were at one of the fanciest restaurants. Presentation was great and the meals were full of flavor without being overwhelming. It is definitely worth the money and I wish this was a yearly family gathering. Can say enough about this place.

Positive experience: Casa Nolia is a very beautiful property. We enjoyed our stay. The only complaint i have is that the bed was hard, not comfortable for sleeping. Everyone was so nice and helpful. Pablo made me feel very safe. I will definitely book with Cabo Villas in the future.

Fantastic experience: We stayed at Casa Jazmin and loved it. The house is one home back from the beach (i.e., the house in front of this one is the beach front home). That said, due to the hill, you have a perfect view of the sea. We watched whales from the pool deck while drinking margaritas and BBQing! The beach in front of the homes is quiet and beautiful (aka - very few vendors trying to sell things). There are hotels nearby if you want to walk out for a drink or food. On a separate note, the owner of casa Jazmin made my daughter's visit exceptional. My 8 year old found a poncho with a horse on it in the home and was wearing it during our stay. We searched all over the place for something similar, but couldn't find it. We contacted the owner (via the concierge) and she said my daughter could keep it :). Thank you Casa Jazmin owner :).

From the booking, arrival, and departure words can't express how attentive and detailed the entire Cabo staff was. My Cabo Specialist Alex was very responsive to the "many" questions I had and if she didn't know the answer she connected me with staff that could help. Her customer service was superb. Our conceirge Mariana was always on demand she welcomed us on arrival and continued to connect with us during our stay no matter what time of the day or night. There was mixup with our grocery package and Mariana was apologetic and immediately rectified the issue along with a special courtesy for the inconvenience. She was a pleasure and I am thankful for all her assistance during our stay. Our driver 'Felix' made us feel safe and gave suggestions on things to do in town. Chile and Lime Catering did an awesome job, the food was plentiful and delicious. The home itself was spectacular, with beautiful water views! The rooftop sunsets are to die for, while enjoying time in the jacuzzi. You felt right @ home with all the amenities the home offered. To say the least, I will be using Cabovillas again and I have already been referring them.

Fantastic experience: Myself and 8 friends stayed at Villa Alegria for my bachelor party and were thrilled with our trip, both due to the Villa itself and the quality of service provided by Cabo Villas. The house was in great condition and had awesome amenities like the pool, hot tub, and pool table. The beds were comfortable and plenty of linens and towels were provided. It was nice that the King beds were in their own suites which gave everyone space to themselves for better sleep a place to unwind away from others. The house is high up in Pedregal which gave a great view, but did require transport to and from the house, thankfully our concierge was always available to arrange transport when we needed it. The view from the pool deck was very nice, we even saw whales out in the water and the boats nearby that were watching. Everyone from the person we planned the trip with to the concierge, the maid service, and the drivers was beyond helpful and made sure we had everything we needed to make our stay perfect. I would highly recommend Cabo Villas for your stay in Cabo, I will definitely use them if I return to Cabo again.

Negative experience: WARNING: THEFT. DISHONESTY. LACK OF COMMUNICATION. Came here for a bachelorette weekend with a group of girls and stayed at Casa de la Luz. Ivan, the "concierge" swung by upon arrival and assured our comfort and safety, claimed the area was "the Beverly Hills of Cabo" and told us if there was ANYTHING we needed, to always reach out as his phone is on him 24/7. Now, the issues: -Incorrect food order where we were overcharged and not provided full list of what we ordered (this was remedied and the team came back with the items once requested) -Vomit smell coming from upstairs bathroom, clearly from previous guests, that was never addressed -Cockroaches in kitchen on last day -Back door did not lock fully, but we were assured all okay because safe area -Broken hot tub (lied and said they could fix it but never came back to do so) -Broken safe (convenient, since there was only one and it didn’t work) The worst of all?? We were ROBBED of various technology items, cash, credit cards while we were out one night. Things taken from every single room downstairs and upstairs. The area is a private community so we know this was an inside job, and that someone was monitoring our movements, which is terrifying to know as a group of young females. We didn't see Ivan since and he became unresponsive to our communications once we alerted him of the situation. We hope this business will make things right by refunding or reimbursing for their staff's theft. I would NOT recommend booking anything through this shady business, especially as a family or group of females. A review 6 days prior to ours indicated the SAME exact situation. TRULY MESSED UP!!!!!!

Negative experience: Updating to respond to owners response. Read the other disgruntled reviews. They lie about everything in their response. Do not book with this service, I can promise you you’ll regret it. WARNING: DO NOT BOOK WITH CABO VILLAS. We had a terrible experience with this travel company. We stayed at Hacienda Edith and our concierge / staff was incredibly rude. We got robbed the second night (laptop, wallet, phone all stolen). The concierge told us there was nothing they could do as there are no guards able to stand watch in Pedregal and the security camera facing our villa was conveniently broken. The front gate near the kitchen also doesn’t lock so we ended up having to hide all of our valuables when we left the house following that. We complained afterwards and they are accusing us of STAGING THE INCIDENT. We are back in the US and still liaising with our banks to recover the $$ we lost.

Fantastic experience: My family of three had a great stay at Casa Nolia, and are still missing the daily sunset views from this villa. Not to mention the 24/7 spectacular view of Pedregal beach and the ocean.The villa has a comfortable layout for hanging in a few different places. Cabo Villas and the concierge, Roberto, are responsive and helpful for getting everything you might need to enjoy your stay.

Fantastic experience: We thoroughly enjoyed our stay at Villa Mar Azul in the private Pedregal neighbourhood. The view overlooking Cabo and Medano Beach is sensational and the pool/hot tub are fantastic. The layout of the house is very functional with the living, dining, kitchen, powder room and expansive deck on the main level, and 3 bedrooms, 3 baths on the lower level overlooking the pool deck. Cabo Villas was excellent to deal with - very professional and organized. They were there to assist with everything we needed and provided excellent recommendations for dining, beach clubs and excursions. We will definitely book with them again!

Negative experience: Update: responding to the “owners” response. Cabo villas, management, the manager of the house, no one NEVER ever offered me another villa given the problems I had. They are 100% lying! Also, the pool was freezing- this took place end of Nov not august where the temp are hot. Even with the sun beating on the pool all day, not one person in my party including children that don’t care about the temps ( and mind you my children swim all year round- so they swim in the rain) cold doesn’t bother them, did not get in. This owner and this company is a joke! Use a different company. 100% lying. Neve asked me if I wanted to switch villas I would’ve taken that offer, but was never given that. Disgrace. I really wanted to love this experience as it was my 40th, but sadly did not. It was planned 9mths before and I rented a luxury Villa that housed 17 of my family members. 7,0000 feet of space, infinity pool, hot tub etc. Upon the first family arriving- the pool or hot tub was not heated. Anyone knows that takes hours. The house manager took a grocery list and it took him 7hrs even though he said he be back in 2. My family was starving and the plan was always a Mexican dinner cooked for us that evening. Nothing prepared. The pool and hot tub never got heated. Ended up having a broken wire, than “fixed”. Still wasn’t, than a new heater came in, than some one on the staff blew the whole fuse box. It’s a long story but bottom line is the pool or hot tub was never used by us on the entire trip because we couldn’t. It was ice cold. The shower produced cold water. The master door was broken. The casita toilet didn’t flush. The driving service was insanely costly and not reliable. There was zero toiletries. Need hand soap? None. I was disappointed to say the least considering the money I spent. I do not have these problems at a luxury resort! I was in contact with CV the entire time and bottom line is they only comped me 30% for not having a pool or hot tub use at all. Which this is 3 weeks later and I still don’t see the credit ok my card… shocker The girl and I agreed 50% was reasonable. Yet, it only got approved for 30%. We were there for 5 days. Not having a pool or hot tub to enjoy for 5 days is pretty bad. Never ever stepped foot in the pool or hot tub. I don’t know bout you but I find 30% not acceptable. In addition to the fact that the home was clearly not checked by the staff to ensure it’s ready for 17 people. If they took care of us and handled the troubles we had better I would consider trying them again. Since the resolution was not satisfactory I do not encourage anyone use to use cabo villas. We stayed at Villa de los Faros- but I was told by a guard- they change the names of home so when people give bad reviews it never stays. Wow.

Negative experience: We stayed at one of their villas from December 27th to January 1st 2023. Uber for adults and four kids. I must say the villa was very nice, but the service from the so-called concierge and the management office was absolutely terrible. We had arranged ahead of time for a chef to come and cook for us. They literally harassed this poor guy every single time he came to the gate. And we had to constantly be on the phone to try to resolve the situation. They gave us the runaround constantly. A crib and high chair that we had reserved was not available for 2 days. This made for a very difficult situation while we're trying to have a relaxing time on our vacation time. They also do not allow Uber to come and pick you up. We were told by some neighbors that the complex tries to push out Uber, Lyft, and many vendors in order to promote their own staff and vendors.

Fantastic experience: We have stayed in our fair share of luxurious villas around the world and Villa Jade de Law is one of our favorites for sure. Best view in all of Cabo. Staff was amazing. Ivan scheduled all of our transportation throughout the entire trip and also took care of any miscellaneous request we had (groceries, re-stocking, etc.). The cleaning staff was in and out fairly quick and didn't bother us at all while we were enjoying our stay. I highly recommend staying here. Worth every penny.

Negative experience: The Villa itself was great, however, this is just a property management/travel agency so I am reviewing the agency itself. Our travel agent was subpar and was pretty slow to respond. Additionally there were some bumps on our trip: I was forced to pay for our airport rides up front in full; I didn't even know they charged my card until I saw the statement. TWO rides did not show up; I had to argue my way for a refund. I asked for a very casual dinner one night and we ended up at a fairly nice resort restaurant (they clearly partner with extremely overpriced tourist restaurants and did not take my request seriously). They also failed to tell me about a preset dinner menu for another restaurant which ended up being about $200/per person!! Finally, they charged be a $350 extra cleaning fee... because there was a tortilla in the pool.......... 90% of the trash was in/around the trashcan and the house holds 17 people (we had 12), they should expect to clean up after 12 people, however, I had cleaned the entire kitchen prior to leaving. The team in Cabo is great and the Villa was great. The team in California is just out to get as much money out of you as possible.

Positive experience: The villa had amazing views from every room. Very clean, spacious. Heated pool and hot tub. Pedregal was a great location for us. For 8 ladies, we felt very safe, and the villa had all the comforts and amenities we could have asked for. Just a note that the bottom bedrooms that are connected, also share a bathroom that is in one of the rooms. Good for families but not ideal for 2 adults expecting their own private rooms/bathrooms.Pablo was a great onsite concierge and was quick to respond to all our questions and requests. We didn't have hot water in some of the bathrooms when we arrived but when we raised it to Pablo, he addressed it right away.

Fantastic experience: We rented out Villa Clara Vista from CaboVillas for my wedding and it surpassed all my expectations. Alex was extremely helpful to work with and helped me book all our activities, food, transportation and drinks. Everything we booked was amazing. The drivers showed up on time with water to take us where we needed to go, the food from the chefs and the prechosen meals was some of the best food we ever had, the boat we booked was so much fun and in perfect shape, even the maid was so kind and respectful and did an amazing job. The venue was stunning and it was the most beautiful wedding ever. Beyond that, even the beds and sheets were the most comfortable we have all ever stayed in. A true dream come true. We all can't wait to come back. Thank you so much to the entire cabo villas team for the best day and trip of our lives

Fantastic experience: Booked a trip for my Australian family for our first real holiday together since 2020. After choosing a villa online they contacted me by phone and went through all the details, contracts etc. Kimberly from cabovillas was friendly and super helpful (much better than trying to organise anything through AirBnB.), while nothing seemed to faze the staff in Cabo once we were there. The place was clean and as amazing as the pictures made it out to be. Such a great trip and lots of memories!

We got stuck an extra day due to a hurricane, and they were very accommodating, flexible, and helpful throughout the whole process. We will definitely be back!!

Fantastic experience: We stayed at Villa Penasco for a corporate retreat (marlin fishing + golf) for 3 nights and everyone was blown away at the views and the villa itself. Alex and the team at CaboVillas arranged afternoon bartender, nightly private chef and a tequila tasing for us and the food was one of the highlights of the trip. They also arranged all of our transport to/from golf+fishing and the airport. Between the team at CaboVillas and the staff onsite at the villa we were completely taken care of. We are all now looking for excuses / reasons to get back!

Fantastic experience: Our group of 12 women in our 30s had a fabulous stay at Villa Maria through Cabo Villas. From the booking process with Kimberly to planning meals and stocking the house with the food, it put us at ease knowing we'd arrive to everything we needed. Upon arrival Luis the concierge was helpful with everything from delivering more water to booking us taxis. The house itself is beautiful and has more than enough room for 12 people. Each room has an ensuite bathroom and there was a cleaning service every day that made it feel like a hotel - even all of our breakfast dishes! The beds were really comfortable. Two of the rooms are detached from the house with a separate entrance which is good if you have people who go to sleep earlier / sleep in later. The pool deck gets plenty of sun and we were able to get the hot tub hot. The only downside was we couldn't get either of the gas fireplaces outside to work but we spent most of our time in the pool or around the table chatting so it was OK. The beach is about a 15 minute walk from the house and town is about 20-25. Totally doable though the house is at the top of a hill so you will want a taxi back! We will 100% be coming back to this villa exactly. It was a dream trip.
